About this property
3B/2.5b Steps to 40th Pole Beach! Fenced Yard, Large Deck. Dogs OK!
We love our house and live & work here off-season so we've made sure it has all the creature comforts one would expect, including 2 new King Size luxury mattresses, High Speed Internet (1 to 2 GBs), a Playstation 5, 55" TV, Large Deck, High End MHP Gas Grill, a level 2 Chargepoint electric car charger, air conditioning (mini-splits) and more. We also have a large fenced back yard (should you have dogs) which the back deck overlooks.
We're two houses away from the Linda Loring Nature Preserve which has a private path through rolling fields to 40th Pole Beach. Our neighborhood is surrounded by tall pine trees so at night, you hear the gentle breeze whooshing through the branches along with the sound of ocean waves. It is serenity at its finest, especially when sitting out on the back deck, staring up at the pitch black starry sky. You'll also likely see many deer and bunnies that make the nature preserve their home.
The house is on a quarter acre fenced lot should you have dogs (or kids) you'd like to let play outside. It's on a 2 acre grove - sort of like a cul-de-sac with woods at the center - so you'll see kids riding bikes in the street or people walking their golden retrievers. It is a very safe, very family friendly quiet neighborhood.
The house has 3 bedrooms, 2.5 baths, 1740 square feet, with an open concept floor plan, including living room/dining room with vaulted ceiling, washer/dryer area, half bath.
The living room has 2 large couches, a 55" OLED TV with High Speed Wi-Fi/internet (1 -2 GBs), all the big streaming apps, and a Playstation 5 with plenty of games. It also has a large dining table that seats at least 6.
The kitchen is fully stocked with Le Creuset pots/pans, dishwasher, microwave and refrigerator with ice maker. The outdoor deck includes two gravity chairs, dining for six, a high end grill and an outdoor shower.
The first floor master bedroom has an organic latex King Size mattress and en suite bathroom with shower. The second floor bedrooms share a bathroom with bathtub and includes a new King Size Beautyrest Harmony Lux mattress in one room, and a bunk bed and queen in the other.
This property comes with rights to use the Fishers Landing Association tennis courts and basketball half-court.
Nearby Madaket Harbor and Eel Point are perfect for boating, sailing, or fishing. And be sure to visit Scallop Beach (scallops and seagulls abound). The sunsets at Madaket Beach are spectacular and in the summer, the Madaket Beach parking lot fills quickly, but it's a 15 minute walk through back roads so you can enjoy the sunsets and avoid the traffic.
Close proximity to 40th Pole Beach, Madaket Beach, Scallop Beach (Madaket Bay), and The Head of the Plains beaches, the bike path, the shuttle stop (FREE bus rides to town and around the island), Millie's restaurant, Smith's Point, and famous west end sunsets! With town Historic District and the modern Stop & Shop about 4 miles away, you'll be close to shopping or dining out in world-class restaurants. (Plus if it's open and you have a Jeep, you MUST drive out to Esther Island, a rare opportunity and even cooler than Great Point!)
As Gallie C, a guest from this past season wrote in a review on another site: "This is a fabulous house and location! My family and I have rented and stayed here before in the main house. Perfect location and amenities! Our family's most memorable stay while on ACK! The children loved biking in the safe neighborhood, we explored all the paths to the beach and the house was lovely. Private and away from the hustle and bustle of town yet perfect location to scoot right in for shopping and dining. We would definitely rent again and recommend!"
NOTE: The property includes a 2 bed/2 bath cottage (HA 4746520) separated by privet hedge and which is available late June and early September only. The back deck has its own gate to the fenced yard, which is shared with the cottage where there may be some friendly labrador retreivers from time to time.

Perfect spot for a lovely week away! We had a great vacation and Mike was a great host!! We would definitely stay again. Location was perfect for us. Quiet but not too far from the beach and the walking path was a fun adventure. Highly recommend!
This house and location was amazing. We had two dogs and our daughter with us and it was so comfortable and welcoming. The owners rock and so do their dogs!!! Can’t wait to go back :)
Our family really enjoyed our week in Eel Point. Mike was super helpful and responsive. Easy access to the beach was amazing, walking the beach path was beautiful and the beach itself was great too, especially for sunsets! Being close to the Madaket bike path and Millies was great, and we and our dogs loved the fenced in back yard!

We hope to see you again next year, thanks for the great review!
We enjoyed staying at this property. It was the perfect bike/running distance to Madaket beach. The beach path offers spectacular views of natural island life - highly recommend walking it at sunset. The house is clean and the beds are comfortable. It offers everything you’d need for a comfortable stay on Nantucket. We had a great vacation!
Mike was a fantastic host. The house was equipped with everything that one could need. So close to 47th and 40th pole drive on beaches and the best sunset on island.
Michael and Dave were the most incredible hosts - and we also fell in love with their dogs :) My family and I traveled to Nantucket for a week and had the best time. The house had everything we could need, including a beautiful backyard! The location was perfect as we could walk to the beach, and the neighborhood was so quiet and relaxing. Michael was so helpful before and during the stay. I cannot thank you enough - we will be back for years to come!!!!
This was a fantastic find and we have already booked our return trip to Squid Row! The house is really spacious, fully stocked, great amenities with updated kitchen and bathrooms and Mike was extremely responsive and accommodating. We have been coming to Nantucket for a decade for summer vacation and the Fisher’s landing neighborhood is ideal for young families - perfect for bike riding, driving on to 40th Pole beach, and quiet starry nights. Would highly recommend staying here.
My family spent a week at Mike's rental, and quickly adjusted to the space and neighborhood. The beds are comfortable, the main room great for relaxing, and we loved taking our dog on the trail to 40th pole every morning. It's very close to the Madaket bike path as well. Would definitely stay again!
Loved the the house and it’s location. Beautiful walk to the beach on private path through the sand dunes . We didn’t have a car just rented bikes for the family. Bus stop is very close to house that takes you into town. The owner was so helpful with anything that we needed and gave us some Island tips. We will be back !! As my 6 year old says “ best vacation ever” and we travel a lot as a family .

We are so glad to hear this and enjoyed having you!
This place was fantastic! Impeccably clean and had every game and amenities needed for a perfect vacation. The neighborhood is quiet and filled with friendly locals, and the path to The beach is literally in the backyard. Amazing place to bring family and dog friendly... perfect location to watch the Perseid meteor showers👍
Each year we change locations on the island to stay. This area is definitely one of our favorites. Close to the beaches we like, bike paths and easy access to Town when you need/want.
The house was clean, had everything we would need and was a perfect fit for our family.
The owner was incredibly easy to work with and very responsive with any questions.

What a delight!
We enjoyed every minute in this lovely home. This house features open, airy living spaces, comfortable beds (with air conditioning!), renovated bathrooms and a beautifully appointed kitchen — all in a great location close to the beach and town. We’d stay again in a heartbeat, and are missing our time in Nantucket already. Thank you, Mike! You were a responsive and gracious host, and our week could not have been better.

Twenty-five years ago, I first traveled to Nantucket, aka the Grey Lady. I fell in love with her and was able to make a dream come true this year by buying a very special home on the island. I hope you'll be my guest and fall in love too!
Why they chose this property
Just out of graduate school, I worked on Nantucket and rented a small cottage in Fishers Landing. I loved that it was quiet and off the beaten path, and I loved even more that Fishers Landing bordered the Linda Loring Nature Preserve with a private path from my cottage to 40th Pole Beach, my favorite beach on Nantucket.
Every day I would take a stroll through the moors and then spend time on the ocean, seeing few people during my walk. It was relaxing, beautiful and how Nantucket was meant to be appreciated.
My partner and I are blessed to finally have the opportunity to own our own home, and we have designed it to be the retreat we always dreamed of. Having stayed in many summer rentals through the years (and suffered in some of them), we've made our home(s) into the properties we wished we could have found ourselves - clean, fresh, open, relaxing with comfort and convenience in mind.
We look forward to sharing our home with you so you may enjoy the benefits (and secrets) of Fishers Landing, Linda Loring Nature Preserve and 40th Pole Beach, and of course a nice walk or very short drive to enjoy the Madaket sunsets.
What makes this property unique
Our home is 2 houses down from the entry to the private beach path through the moors of Linda Loring Nature Preserve. It is a 10 minute walk to the beach. If you prefer to drive, you can reach the beach with a 4-wheel-drive car by driving along a sandy, hilly road.
Fishers Landing is surrounded by tall pine trees so at night, you hear the gentle breeze whooshing through the branches along with the sound of ocean waves. It is serenity at its finest. You'll also likely see many deer and bunnies that make the nature preserve their home.
We are also close to Madaket Beach if you'd like to view the best sunsets on the island.
The bike path connect to Fisher's Landing, and there is a shuttle stop too.
The house includes access to two tennis courts, a basketball half-court and other amenities.
