Newly remodeled 5 bdrm/3 bth house in Cazenovia, sleeps 10, close to village!

Consider this house your home away from home while you visit Cazenovia. This delightful five-bedroom retreat offers plenty of space for guests, featuring a king bed, a twin bed, three queen beds, and a full bed. With three bathrooms, each equipped with a shower and hair dryer, getting ready is a breeze. The quaint living areas invite you to relax and unwind after a day of exploring. Whether you’re gathering for meals or enjoying quiet moments, this spacious house provides a comfortable and welcoming setting. Relax with the whole family at this peaceful place to stay. Located just over 3 miles from the historic Village of Cazenovia, our second home has been fully renovated over the last three years. The secluded property on top of Ridge Road has over 10 acres of land providing incredible views, privacy, ample parking and a walking trail. The five bedroom/ three bath home will host up to 10 people comfortably. Experience Central New York and Cazenovia on the Ridge!

In 2025, the Town of Cazenovia enacted a new local law regulating short term rentals (less than 30 days). Prior to this, short term rentals were not permitted but with the passage of the law, we are excited to be new hosts and to be the very first licensed VRBO in town! We purchased this home, which was built in 1969, and unbelievably, we are the second owners having bought it from the original owners in October 2022! Every room in the house was very dated (circa early 1970's) and over the last 3+ years, we have poured heart and soul into renovating every aspect of the home, almost entirely by ourselves. Highlights include converting two small bedrooms into a master suite with a new private, southern exposure deck; all new windows to enjoy the views from every room; completely remodeled kitchen; all new bathrooms; new central air conditioning and integration with existing baseboard heat; a new, larger back deck; and new exterior doors, siding and paint. The solar panels provide all our electricity and while we are connected to the grid, we haven't paid a cent for electricity in 3 years! The original wood burning fireplace in the living room works fantastic and adds a nice ambiance to a cool evening. We hope to have additional guest space in the basement available for you in the future as well. Landscaping is still a work in progress but there is a walking trail around the property (it can get a bit soggy in places after rain).

Sitting a the top of Ridge Road, we have incredible views from every room and of the windmills to the East, which means it can get very windy on the property. Please be careful if the wind picks up and we ask you to please close the windows in the event of rain. There is a lovely sheep farm across the road and you can hear them bleating in the early evening, especially with a light southerly wind. We have never experienced any odor from the farm and you may see them across the road grazing in the farm's north field. There is also abundant wildlife with deer, birds and other critters about the property. At our location on Ridge Road, the state speed limit is 55mph, please be mindful of this. Most vehicles pass the house under the limit but there is the occasional speeder whizzing by. Additionally, lots of residents walk and jog along Ridge Road, so please be courteous when you are driving as well. And finally, even though it is very rural, when the wind is calm, noise does carry quite a distance on the ridge, and we ask that you please respect the neighbors and adhere to the quiet hours required by local regulation. Events/parties are strictly prohibited and will jeopardize our licensed permit, thank you in advance for complying!

Quiet hours are strictly enforced from 9:30pm to 7:30am. There are external Ring security cameras on the property, no cameras located inside.
No weapons or hunting on the property. Basement is currently unavailable to guests. Please keep any fire in outdoor firepit to under 3 feet tall.
To comply with strict local law requirements, in order to book, we require the name of every adult 18+ years old who will be staying at the property.

We have lived in Cazenovia for over 24 years and raised our kids here who attended our outstanding school district and we plan to retire here with the purchase of our second home and VRBO rental.
