Welcome to Birch Haven on Lake Winnipesaukee. This meticulously maintained, waterfront, 4 bedroom 2 bath home offers every amenity. Just steps from the crystal clear waters of Lake Winnipesaukee, it sleeps 12 comfortably with central air conditioning for the hottest summer days and nights. Located in Moulton Cove on Paugus Bay in Laconia, enjoy privacy while remaining close to Weirs Beach.

PERFECT for multigenerational vacations with two bedrooms and a bathroom with laundry on the first floor for those with limited mobility.
The second floor has two additional bedrooms, a separate sleeping nook and another bathroom. The lakeside sunroom offers additional sleeping with a full-size futon and twin trundle bed.

Outside the 4-way tie deep water dock can accomodate a 28' long boat with power at the dock. The waterfront is complete with sandy swimming area accessed by granite steps, swim raft, firepit with firewood provided, and outdoor seating for every guest. Meal prep is made easy by the large gas grill and 36" griddle.

Inside is the well appointed kitchen with granite counters, 5 burner gas range, dishwasher, microwave, refrigerator with ice/water, crockpot, 4-slice toaster, and Duo Kuerig coffee maker. The diningroom seats 8 and the kitchen island seats 4 more.

The driveway offers off-street parking for up to 6 vehicles, or 4 vehicles and a boat trailer.

Two stand-up pladdleboards, cornhole boards, ladderball, spike ball, and plenty of board games available during your stay.

Guests will enjoy having first option on their same week for the following summer, along with a repeat guest discount on publish rates.

Our Family vacation was everything any one could want. We are Parents/Grandparents. We had our Grown children and teenage granddaughters with us one with a friend and there was more than enough room for everyone. The Lake house was beautiful and roomy. We cooked almost every meal right there. The well stocked kitchen was so nice all we needed was our own Groceries. The sunrise over the lake was beautiful from the sunporch. And every night we all sat around the fire pit with a nice fire. Our Host Julie was right on. Easy check in. She checked in with us that everything was ok. Check out was also easy. Each summer we share our little slice of heaven with a handful of families who rent from us. We reinvest that money into keeping the property in tip-top shape. Repeat guests receive a discounted rate and first dibs on their same week for the following year.

Why they chose this property

Birch Haven is a gated community with just 14 homes, a shared private beach, and incredible neighbors. Our home sits in peaceful Moulton Cove, but there is no shortage of activity close by. We are one mile from Weirs Beach.

What makes this property unique

Aside from the beautiful home and waterfront, we were renters from 2000-2016, so we know what makes a great vacation property. We also knew we would rent our home from the outset, so every furnishing is intentional to make our guests stay as comfortable as possible.
We get the best sunrises and encourage guests to take a sunset boat ride. It is the best time out on the water.
