Check in is effortless. You feel completely independent even with the owners above you. The most gorgeous view out of the window. The host is absolutely accommodating and friendly. Very close to town but it doesn’t seem that way. Home away from home.
Very nice home and beautiful views of the stream and everything we needed it was right there. Not far from Dry Falls. Quiet neighborhood very peaceful. My family couldn’t ask for a better place to stay. Would love to stay again when we come back.
This property was close to town, right on the creek and the lower level that we stayed in had a nice view. It was warm and cozy and had good water pressure. My only concern was that It was not as clean as I expected, so I cleaned up a bit when we first arrived. Overall, a great value.

The location can't be beat
The property was as described. It had everything we needed for the week, including soap, shampoo, toilet paper, laundry detergent-which was a nice surprise since most rentals only provide starter supplies at most. The view to the river was gorgeous and the sound of the water is so relaxing. Being able to bring my dog was also a bonus.

Quaint Little Place
Perfect little two bedroom right on Callasaja river. Able to wade in the river with no issues and tubes are provided to float in. All amenities right at your fingertips and close traveling distance to everything. Nice touches when we showed up, fresh cut flowers and cookies. Highly recommended. We will be back.

Thank you for your stay and the wonderful review. We will keep doing improvements and make the property more enjoyable. We really appreciate all you did for us, such as washing the towels and sheets etc.. You left the unit so clean and neat. Welcome to come back in your future’s trip to Franklin.
For us the location was perfect and convenient. The place was nice and had everything required, just needed to wash kitchen items before use. Peaceful river with daily dose of Canadian geese visits. We enjoyed but couldn't figure out the TV with 4 remotes and unfamiliar services. All in all, a nice place to stay.

Quick trip to the mountains.
My husband and I stayed here for three days in April. The weather was beautiful and we had a wonderful time. We own land in Franklin, and just needed a place to stay while we fished and took care of our property. The rental had a great view of the river. It was easy access to town and other places near Franklin. There was a nice picture window for looking at the river and a nice porch to sit on to do the same. It was a basic, mountain place, but it was just what we needed for a short stay. It was very clean and the instructions for all the appliances and electronics were very clear. Please note, the bed in the main bedroom is a double bed. Just be prepared to be cozy if you're used to sleeping in a queen or king:) The owners were available and easy to reach. I might update some of the utensils in the kitchen, like having some sharp knives - but that's no big deal. All in all - things were great! I would recommend!

Thanks for the great review, and kind tip. We are adding a 23 piece knife set and wooden holder. They are very sharp, and never need sharpening. Welcome back!
We had a small family reunion here and we are very happy we were able to reserve both the upper and lower units. I would suggest reserving the upper unit if you do decide to only rent one due to the fact that the lower unit can very clearly hear everything from above as well as getting dirt and water dripped onto you if you are on the lower patio. This unit also has a very very strong smell of mold as well as a lot of humidity in the air. We found a dehumidifier and had to empty it multiple times per day and it still felt muggy. We opted to spend all of our spare time in the upper unit because it was so smelly and wet in the lower, however we did have to sleep below which wasn’t enjoyable.
The property itself is VERY cute, the river frontage is at a great location on the Cullasaja. It’s shallow enough to walk around and stay cool so we hung out with chairs in the river everyday. We had a 6 year old visit and she had a blast skipping rocks and walking around in the river.
If you only rent half of the house, I’d imagine it would be a little awkward to share the river and amenities.

Not sure why this guest left such a review, which was not true. In 9 years, no other guest has complained of these things. There is no mold. There was heavy rain that week, which may have raised the humidity, but the central AC would have handled that. The upper deck is carpeted, so no dirt and water could fall down. Most guests before them gave a 5 Star review, and fully enjoyed their stay. This guest will not be welcomed back.
The VRBO was truly like home. This place was secluded with a large stream in the back. The host was SO very helpful and friendly. Would like to stay there as often as I can.
We were nervous about being on the bottom part of the home, but we did not hear any noises or stomping with the people above us. It was really peaceful and short distance to so many places. We enjoyed looking for gems in the stream and founds some beautiful Ruby's. We also walked the stream and fished.
This was an amazing vacation rental. The riverside property was beautiful and peaceful. There were geese and beavers that we saw daily as well as several family friendly activities that were nearby. Will definitely vacation here again.
The rental was very nice and clean. Comfortable beds I was able to get a good night's sleep
ThNk you for working with me on my rental dates to be able to do the upstairs and switch to downstairs
It was to to have a place to stay that accomadated being able to stay with family in one location
Being able to enjoy quiet and relaxing place at the end of the day
Too much noise the ppl upstairs , could not use the fire pit because the other family was there I was expecting to have a quite nice weekend ...

The listing header says LOWER in cap letters, plus it is given several other times that it is the lower of a duplex. The photos show an upper and lower. There are 2 picnic tables by the fire pit, why not make some new friends. He failed to read the listing carefully, and blamed the owners.
House was exactly as described. The porch and view of the river was beautiful. It was really cold while there, so I wish I could have enjoyed the outside more. I could see in the summer it would be a great place to run around and play in the river. That area is also very beautiful. You can drive several miles up Highlands Hwy and view many wonderful waterfalls. This place suited out purposes just fine. We were actually shopping for a place of our own.
Beautiful backyard view and the handout that was given was very helpful when it came to finding good places to hike and see waterfalls.

About the host

I've lived in Franklin for over 20 years and truly love the beauty of these mountains, rivers, and waterfalls. In 2012, I purchased this special home along the Cullasaja River and began sharing it with guests through vacation rentals.
I'm grateful for every guest who chooses to stay here, and I hope you'll relax, enjoy the river, explore the smoky Mountains, and create wonderful memories during your visit.
Why they chose this property
I love this neighborhood because of its unique combination of natural beauty, peaceful and safe surroundings, and convenient location. The Cullasaijia River, nearby waterfalls, mountain views, and easy access to hiking, fishing, and outdoor activities make this area truly special.
It is only a few miles from downtown Franklin, so guests can enjoy both privacy and convenience. After living in Franklin for many years, I believe this is one of the beast locations in the Smoky Mountains to relax, explore nature, and experience of the beauty of Western North Carolina.
What makes this property unique
What makes RiverDance Lodge Unique is its rare combination of prime riverfront location, easy access, and peaceful mountain setting. The property sits along 300 feet of beautiful Cullasaja River frontage, where guests can relax on the covered porch and enjoy the sounds of the rushing river just steps away. Unlike many mountain cabins with steep or difficult roads, our property is easy to reach while still offering privacy and a true Smoky Mountain experience. Guests also love being close to waterfalls, hiking trails, rafting, gem mining, and downtown Franklin.
