Pencroft is a large and stylish house in Carbis Bay which has 3 bedrooms and has ocean views from the first floor. It sleeps 6 in a king size bedroom, a twin/ king bedroom and a bunk bedroom. There is a wonderful family bathroom with shower over bath, WC and wash basin and a downstairs cloakroom with WC and wash basin.
The kitchen is very well-equipped to self-cater for a family of 6 easily. The living room and kitchen with dining is super comfortable with plenty of soft seating and a wood burner to create cosy evenings in. The tri-fold doors open up to a patio and garden area with outdoor seating.
Carbis Bay beach is a 15-minute walk away down a footpath that leads directly downhill to the beach (be prepared to walk back up the hill at the end of the day!). Carbis Bay train station is a 10-minute walk away and it takes you regularly into St Ives along a very picturesque route. The trip into St Ives is just 5 minutes. Please note, there is sloped uphill access to Pencroft by vehicle and foot
There is a private enclosed garden where there is a mixture of morning sunshine and dappled shade. An ancient and protected tree provides much needed shade. You have the choice of a decked area with outdoor seating, landscaped gardens and a private fenced off lawned area too.
There is free WiFi throughout the house.
There is private parking to the side of the house and can park 2 cars easily.
2 x well-behaved dogs (up to 18kgs) are welcome. A pet fee applies of £50 per pet per week which we collect from guests once the property is booked (terms and conditions apply). Please let us know the age, sex and breed when booking.

The house was modern and stocked with all items we needed for our stay. The house is within walking distance of 3 or 4 placed to drink and eat and within walking distance of the beach (a large hill for those with walking issues) and around 30
Minutes to St Ives - all in all a pleasant stay.
Excellent property. Beautifully maintained in an ideal location for Carbis Bay beach and St Ives. Perfect for families and couples alike. You won’t be disappointed. Highly recommended.

My wife and 2 dogs had a wonderful time at this property. Very spacious, clean and modern with everything you could possibly need. We only had one car but there is absolutely enough room on the private drive for 2 cars. The rear garden, whilst it doesn’t benefit from much sun is still really lovely and private and secure which is great for dogs. Thank you
It was a perfect location. Close enough to StIves but far enough away for a quiet holiday.
It was perfect for our family. Open plan Kitchen worked well for us. Bedrooms good size and really comfortable. Only issue was lounge fire door door quite heavy for the children and difficult to close quietly.
We didn't use the garden due to exploring the area. But lovely to have the doors open when we were there. If we come to the area again we would book again
House was beautiful,everything was perfect , very clean . we were a bit unsure after reading about the car parking and neighbors, the parking was great no issues and we spoke to the neighbors and they were Lovely and friendly , we had to leave early after a couple of days due to family bereavement but we hope to go back soon , oh and go out the house down the path cross over the road and go down the side street brings you to the beach , the hill to beach is very steep but to be honest we called a cab to take us back up cost £5 , well worth it , x

Pencroft Carbis Bay
Lovely property although we were a bit disapointed with local facilities that were in walking distance for food or drinks etc. The Gannet Inn close by is fantastic and highly recommeded. Garden is Windy and constantly in the shade as huge tress surround the house, so we were unable to sit in the garden area. Beautiful beach at Carbis bay but parking is horrific and the hill is really steep down to the beach. Ok going down but a nightmare to get up

Thank you Dave for your review. I'm a little concerned that you have given the actual property 3 stars yet talked mainly of the area and not the house itself. Part of the description of Pencroft on VRBO says the following:

We don't feel that this describes the outside area or the fact the beach isn't on the doorstep incorrectly. We are sorry you were affected by wind. We are unable to control the weather sadly! There is tall fencing around the garden to two sides which offers protection from wind but it would seem that it must have been breezy from the direction coming other than the fences or house which also provides protection from the wind.
It may have been an idea to ask us about the local area before booking? Perhaps St Ives may have suited you better if you wanted lots of choice right on your doorstep? Carbis Bay has wonderful restaurants to choose from and we have a lot of information in our local Carbis Bay guide on our website too.
It does seem harsh to penalise Pencroft with a 3 star review when it seems your biggest frustration was the area and its amenities.
I have to start with the house. Beautiful! Spotlessly clean. Everything you needed and more. If I’m honest I would have given it a 5 star if it was not for the following reason and this reason is why I would not book again. If you have just one car then apart from the extremely narrow steep lane you drive up then your fine. If you have two cars then this is where it gets very tricky. The property most definitely has a driveway for two cars that I agree with. However, as the lane is so narrow and so steep you cannot reverse your vehicle out of the driveway and down the lane. You have to turn the car round and drive it down the hill. You cannot turn the car around with 2 cars on the driveway and if the one car is approximately medium size your looking at least 6 point turn. Like I said if you have two cars on the driveway which we did this is not an option. What we had to do was wait for someone to move 2 or 3 cars outside the garages opposite. Use that to turn the cars around and then reverse cars back on driveway ready for when they were needed next. This was an absolute nightmare. I did see other people say about the driveway but they just said not enough room for 2 cars. There is room but you cannot turn or move it. Apart from this though, the house was beautiful.

Thank you so much for your review and we are very pleased you loved the house.
There is a lane that accesses the house and, at the entrance of the lane, it is steep. Low cars and cars with front wheel drive just need to be driven a little more carefully.
As for the two spaces and turning around, we can understand how it is not a two berth car parking space, instead one behind the other having said that, we have had a landrover freelander parked there and our BMW X3 and I have been able to turn around in the space as long as the first car is parked at the top of the space. Yes, it does take a few more turns to be facing the other way but you do have the luxury of 2 parking spaces right outside the house after all. We have also mover our VW Amarok in the space and area there with a housekeepers car parked in the drive and successfully managed it. It just takes a little patience.

Location:
The location is excellent, and is far enough away from St Ives to enjoy peace and quiet, but close enough to walk (1.5 miles) or bus right next to the house (£3.60 rtn) or Train (65p each way). Be advised , the train line is down by the beach and at the bottom of a steep hill. You can park there for £5 a day, and trains are once an hour. The bus is approx every 8 minutes and the best bet.
Local Amenities,
There is a good pub within walking distance that is dog friendly and serves meals. Tesco is a 5 minute walk away, there is a vegetarian restaurant, a Mediterranean restaurant and a fish and chip take away/restaurant within walking distance. There is a chemist, local shop/post office, hairdressers/barbers and vets also withing walking distance. There are numerous hotels you can eat at too.
Property.
I have never experienced a rental with such a high level of quality decor. It is a very comfortable home and a credit to the owners. If I was to suggest a few small improvements it would be a baking tray for the oven, Faster Wi-Fi, a TV in the second or third room for the children, larger waste bin outside but none of the above negated the stay at the property , just nice to haves. The photo of the property is dated and the rear garden is now grass and not paved. but there is still a considerable seating area
If i was to look at the main negative point of this property is the approach, it is up a very steep driveway, and not suitable for those less mobile, pushing a wheel chair up would be a struggle. The property is at the top of this drive and if you have a large car you are really going to struggle. you can drive straight into the parking spot but if you want to turn around and reverse onto the drive you have multiple small walls, a telegraph pole and another property to avoid in doing so. Not turning round means you have to reverse down the steep drive and blindly out onto a busy road.
In Summary, I would more than recommend this excellent property and if you have a smaller car you will be fine :)

I just wanted to say that we have a VW Amorok and have no problem getting up to Pencroft or negotiating the parking. It is a very large truck and we have also had guests stay with a VW transporter with no issues. I would counter by saying that it is down to how confident a person feels driving a large car and how used to negotiating lanes or parking bays they are. So, please don't be put off.
Lovely property. Very quiet and no traffic noise. Great location for Carbis Bay beach and station for train into St Ives although trains were not running but a shuttle bus was available. Ideally located for us and great property . Would recommend and stay again.
The directions to the house are very good but we still found it hard to find as we didn’t think it would be so tucked away. Parking for one car is fine but with two we found it difficult. The house is beautiful and well equipped but the photos give the appearance that it is set in lots of space and this is not the case. That said we had a fabulous stay! Property would really benefit from a hot tub.
Just perfect, loved it so much we plan to change the back of our house to match that of Pencroft. Good communication. Would stay again and also recommend.
We based ourselves in Carbis bay to do several long walks in the area but also to enjoy the bay & St Ives. The property was well equipped and very comfortable. Be prepared for steep hills to and from the beach!
Great location for carbis bay, St Ives and Hayle beach
Stayed in St Ives before which gets extremely busy, Carbis Bay is less so, the beach is amazing and you can easy walk to St Ives, either on the costal path or road, also if you have a dog Hayle beach is amazing. The walk to the beach at carbis bay is via a steep incline so if you are not so mobile probably a little challenging and little parking at the beach, but good exercise! House is great, modern, nice living room to relax in. Great stay would recommend. Have 1 less start on check in because house was not available until 5 on check in day, which is a little late, but I know with COVID cleaning needs to be more thorough.
The drive way up to Pencroft is very tight, but plenty of room for 3 cars! The property itself was very fresh, very clean, and very light, open planned down stairs with by folding doors to the garden!! The beds were very comfortable along with the shower with plenty of hot wat water!! This is a perfect holiday home for a family, and in my case my wife and myself. We would definitely choose to stay at Pencroft again.
Pencorft is an excellent base to explore South Cornwall. Situated up a narrow lane, the property in spacious and the location was very peaceful (we were there in March). The property has great amenities, which should be sufficient for anyones holiday. It was warm, welcoming and very comfortable. You are given 'guest information', which is very detailed and explains everything to do with the property and has information on the local area. There are a few restaurants within walking distance of the property, such as La Casita (lacasitacarbisbay.co.uk), the Gannet Inn (gannetstives.co.uk) or if you fancy a really treat head 10mins down the hill to Adam Handling's restaurant (uglybutterfly.co.uk). From Pencroft you can walk to St. Ives (approx. 1.5 miles). Follow the coastal path and get your timing right, you can walk along the beach into the harbour while the tide is out. Go the other way and you can have Porthkidney beach all to yourselves. There is much more to explore from this excellent location. I would definitely recommend this property.

The property was just as expected. Cotemporary, clean, well equipped, good location. Unfortunately booked for a week but had to leave after only 2 days due to bereavement of an elderly parent so didn't get the chance to fully enjoy our stay. Nevertheless would strongly recommend and great value for money.
We thoroughly enjoyed our stay at Pencroft. Gorgeous setting, stylish and comfortable accommodation. The kitchen was perfectly equipped for preparing Christmas lunch. Close to beach and train station, the teenagers were entertained and could easily walk or catch train to st Ives (50p fair!) Would definitely recommend this property.
We stayed at Pencroft for a long weekend, lovely house close to Carbis bay beach, modern and clean and had everything you could need. An easy walk to nearby pubs and restaurants and only a half hour walk or 5 minute drive into St Ives. The directions they send you make it really easy to find.
We had a lovely stay in Pencroft. Property is great, in a tucked away quiet area. Great for dogs...no areas to escape. Great location for dog owners..Porth Kidney beach 30 mins walk away..my dog loved it! Pencroft is maintained to a real good spec..everything you need is there...would highly recommend! Orange roofs (I mainly interacted with Sam and Billie) have been great throughout and I would recommend these guys to anyone wanting a great, organised stay! Great for commuting to the Beautiful St Ives Bay
We recently had a wonderful stay at Pencroft! The house itself has a great view of the sea from the kitchen window and the upstairs window on the landing. The property is not overlooked, super modern, very spacious and clean inside. The property is very well equipped indeed with two large comfortable settees, large television and very comfortable beds. The welcome pack of Teas, coffee, milk and sugar plus a pack of shortbread cookies was very welcoming upon arrival. Another nice touch was the bag of logs and kindling for use if required for the wood burner in the lounge. Everything has been carefully thought of in providing you with an uncomplicated stay at Pencroft. Our stay at Pencroft was a most pleasant one. We absolutely loved Pencroft and will most certainly return! The only niggle we had with Pencroft is the large stone sticking out of the tarmac just before you reach the gravel drive to Pencroft, as upon first arrival to the property and not realising this, scraped the underside of the car going over this large stone. Another thing we did find rather odd was the booking process. We made the booking through Home & Away and payed the deposit and booking fee to Hone and Away, then we received a balance payment request from Orange Roofs along with another booking fee to Orange Roofs, ending up with having to pay two booking fees to stay at Pencroft.
