About this property

Cozy Cottage by the Beach...Steps to the Sand

Location Location Location! This cozy lower level DUPLEX is just a short block from the sand in one of the most beautiful beaches in all of Southern California. We are just 8 houses from the beach at 127 41st Street on the beach side of Balboa! We are on the corner of Balboa and 41st Street and just blocks from the Newport Pier, Pavillions grocery store, all the fine dining restaurants, and the basketball courts.
The home has a great private patio in the front for entertaining or just enjoying the sun. The family room has high ceilings with a ceiling fan, a gas fireplace, bright windows which make it great place to relax after a hard day at the beach or Disneyland. The kitchen is fully stocked and all floors are tile & wood.
The Master Bedroom has one Queen bed and the second bedroom has one twin bed and bunk beds. There is a two-car garage with one spot in the garage and one in the rear. The complimentary, shared washer & dryer are inside the garage.
By staying at our place you can enjoy the many activities that the Newport Beach Peninsula has to offer. You can enjoy surfing, boogie boarding, sailing, power boat rentals, Catalina Island cruises, Whale watching tours, parasailing, fun zone rides and arcade, and the World Famous 'Wedge' where some of the biggest body surfing waves in the world can be found.
Other attractions within a short drive are Disneyland and California Adventure Park, Hollywood, Universal Studios, Knott's Berry Farm, Sea World, San Diego Zoo, Long Beach Aquarium, Queen Mary, Spruce Goose, and many more. And ladies don't forget to visit South Coast Plaza and Fashion Island for the fabulous shopping!

Check-out instructions

The host requires you to complete the following before checking out:
Load and start the dishwasher
Gather used towels
Remove personal items, remove leftover food and drinks and take out the rubbish
Turn off the lights, lock the doors and return the keys
Checkout at 11:00am. Please leave any dirty towels in the bathtub. Leave all the decorative bedding and sheets on the beds. Do not put the decorative bedding in the tub, only towels.
Leave any dirty dishes running in the dishwasher. Take out all the trash and just tidy up. Please sweep any excess sand from the unit. AND PLEASE VACCUM THE PLACE IF YOU BROUGHT A DOG THAT SHEDS
Leave a set of keys inside, & then lock the door & leave the other set of keys inside of the garage on the window sill . Message us when you have checked out, and if you have any questions Thanks
Failure to complete these may result in a negative review from the host.
No parties or events can be held at the property. We live around the corner so we do check
Check out: put dirty sheets and towels in tub (leave decorative bedding alone), take out all the trash, leave dirty dishes running in the dish washer

It’s so nice that it is pet friendly and they don’t charge a bunch of fees to bring your pets. This place offers a great location close to the beach. I hesitate to say how perfect this place is because I don't want it to be so booked I can't ever visit again, but this is just too good to not share. You can see the sand from the patio (just a short walk to the beach) and the house is comfortable, adorable and clean! The beds are soooo comfy, you won't want to get up. Everything you need is here for a relaxing, wonderful get away. Short walk to the Newport Pier and all the yummy goodness there. Hosts are so friendly and helpful... Absolutely my favorite VRBO of all time and if I can't ever rebook because it's so busy, I will have to go to grief counseling. Seriously, though, you can't go wrong with this one.

We had a wonderful stay at this cozy beach cottage! The location was fantastic—just a short walk to the beach, making it incredibly easy to enjoy the sand, water, and everything the area has to offer. The home was comfortable and had everything we needed for a relaxing stay.The hosts were excellent communicators and made the entire experience smooth from start to finish. They provided clear instructions for check-in, parking, and the house itself, which made arrival and settling in very easy.Overall, it was a great experience and exactly what we were hoping for. We would absolutely stay here again and would recommend it to anyone looking for a comfortable place close to the beach in Newport.

I typically don’t leave negative reviews, but I feel it’s crucial to share my experience for future guests. The property had a rating of 9.8 at the time I booked, but unfortunately, my stay was cut short due to a severe pest issue. I discovered multiple cockroaches in the home, and I was so uncomfortable that I had to check out at 2 a.m. I reported the issue immediately via the Vrbo app, but despite my prompt action, I did not receive adequate compensation or resolution. I will be attaching photos to this review, as I want to ensure other travelers are aware before booking. The owners did not even have the decency to even apologize. I do hope they this take this seriously and address the pest issue. This was a very unfortunate experience, and I wouldn’t recommend staying here until it’s resolved.

For us Newport Beach is home. We had our first date at Charlie's Chili on the Newport Beach Pier. I grew up in Mission Viejo, so Newport was my backyard on the weekends. I loved coming down here and riding bikes and staying on the beach to finish off our day with a beautiful sunset. After college in San Francisco, I moved back, and made Newport my home.
My husband, Mark, originally from Scotland, moved to Newport from Chicago in 2004, after we dated long distance for 4 years! Needless to say he fell in love with Newport in a heart beat. The rental was our first home. We lived upstairs while renting the downstairs and later moved to a lovely neighborhood right around the corner.
We now love hosting and meeting the families that come and stay at our lovely place
