Spend your summer at South Lake. This one bedroom, one bath cottage has everything you need for an incredible summer getaway. It's location cannot be beat. South Lake beach is right out your door. A popular place for Stand Up Paddle boarding, incredible sunsets over the lake & a great beach for small children, you won't find yourself fighting over a parking spot because you are just steps away.
Walk over to the Crow's Nest for drinks or dinner. Ride your bike or drive to Ditch Plains. It's only a three minute bike ride. An outside shower offers options for cleaning off after the beach and a pergola sits in the yard with a dining table underneath. There's even a patio with a ping pong table.
Inside, the decor is simple & classic. The whole cottage was refurnished with brand new organic modern furnishings in November of 2021. Wide plank hardwood floors throughout, with white wainscoting & a tranquil grey on the walls. The kitchen is fully stocked & you will find a washer and dryer hidden away in the living room closet. The bedroom has a queen gel memory foam bed & closet, with a dresser and desk with chair. The couch in the living room folds down to become a queen bed, so the house can sleep four guests. This is the perfect getaway for a couple, small family, or a group of friends to enjoy Montauk. There's also plenty of storage if you're spending the entire summer or for an extended winter stay.
Owner Noel Arikian is a local craftsman and artist who can give you excellent advice on restaurants & things to do. He is a wealth of knowledge about Montauk and everything wonderful it has to offer.

Such a cute place! We loved the location and everything about it. We have been coming to MTK for years and this is the first time we explored a Verbo. We can't wait to come back! I hope the weather is warmer next time so we can try out the paddle boards! Thank you for everything!
The cottage was perfect for our family of 4! We stayed for 3 nights/4 days in July with my husband and 2 young boys (3/5). Noel, the host was friendly and easy to communicate with via text and in person. The location was great, a quiet street just a minute walk from a small sandy beach (bayside). The cottage was conveniently located, an easy 5 minute drive to town. The washed/dryer as well as the outdoor shower were an added bonus especially when traveling with little kids! We loved our stay and would return!
We enjoyed our first trip to Montauk and especially loved this cottage. The small beach nearby was just as described. All the amenities were top notch. The bed was very soft and comfortable, the bathroom had nice upgrades, and you are provided anything needed. It made for a perfect weekend getaway.
Charming and nicely decorated house, extremely comfortable and warm vibe. Ideal location just a few steps from lake and perfect for early morning walks with our dog. The property itself is beautiful, bright and green. We truly enjoyed every minute, would highly recommend and will be back!
We had a great stay at Dana's cottage. The location is excellent, close enough to town to be convenient but far enough way that it's nice and quiet. The house was clean and as-described, no issues checking in. The outdoor shower was a nice touch, I was pleasantly surprised that the water was warm enough to be comfortable in late October.
The cottage was conveniently located on a quiet dead end street just outside of town. It offered a private place for my wife, my dog and me as we had an appointment in Montauk. Well worth it.
Located a house away from Lake Montauk, near town and other beaches. We decided to go to Hither Hills State Park since we didn't have a town pass. It was just fine with good amenities.
The cottage had everything we needed. And we could bring our cat, who loved it too.

Fab little home from home, thoughtfully provisioned with every utensil and linen you might possibly need. Everything laid out just to ‘move right in’. Not really walkable to much except for the lovely small beach at the end of the drive. We loved what the town did with the landscaping in the parking area there.

I love Montauk! It's been my favorite place since I was a little kid. After losing the family summer house in Montauk, it's been hard to spend time there and have the level of comfort and the feeling of being "at home". Noel's place provided some of that. Beautiful location with the lake just feet away and centrally located. Would love to come back.

We came for a wedding, so it was two days stay. The cottage is okay, mostly as described. It has beach towels that we did not touch and all kinds of things in the shed that we don’t know about. It was a very cold Memorial Day weekend, so we could not use any of these things. The sheets and bath towels did not look fresh at all but the mattress was comfortable. The Check In Instructions we found offensive. Here they are: Check-out instructionsPlease ensure you have all of your belongings and you have not accidentally taken any towels, washcloths or other items that belong in the cottage with you.Please do your dishes. When you take out the garbage, please make sure to fully close the lids and lock them. The cleaning team will do the laundry and clean the cottage for the next guests. If you feel like stripping the beds or starting any laundry that is certainly appreciated but is not necessary.Thank you so much for coming!Firstly: we don’t have a habit of taking anyone’s property, such as old towels. Secondly, the laundry needs to be done properly and not by the guests. We paid 710 for two nights which includes fees and such. We were offended by those instructions.
This is a lovely property. The cottage is attached to a larger home which is also lovely ( you can’t hear the residents at all). You can throw a rock from the property and land it in the lake beach (which feels like a secluded beach in the south of France) and Ditch isn’t far either. Noel was very friendly and welcomed me and my two spaniels who had the time of their lives. I’ll be back! Thank you!
Had a fantastic stay here over New Year’s - we wanted a quiet, cozy getaway and that’s exactly what we got. The cottage is adorable and well-stocked with necessities. It’s a short drive Into town but still feels very private and remote. We brought our chihuahua and she really enjoyed exploring the large back yard. For those bringing dogs - The yard isn’t fenced, but it is surrounded on most sides by tall brush, so that does provide some containment. We saw deer and rabbits several times during our stay, so if you have a dog with a strong prey drive, you may want to consider keeping them on a leash since there’s not a fully-enclosed space. Highly recommend - we will definitely be back!
My husband and I visited Montauk and were fortunate to find the cabin available - Perfect for the two of us - there was a pull out bed if another person/child joined us. TV, WiFi, clean and cozy and great location just a few yards from the lake and walk to the ocean. It isn’t The Ritz, and that’s what we wanted. We met the owner - who was informative and friendly.
We are a family of 3 plus one dog, visiting around Easter. The cottage was exactly as described and met our needs with flying colors. The location is beautiful and very tranquil. The host is very personable and easy to communicate with. All in all, a great stay. We would definitely stay here again, next time we are in the area.

Noel is a local craftsman, artist & photographer. He has been living in Montauk since the early 70's but still enjoys it despite the recent changes. He keeps his property very well maintained. You may spot him smoking a cigar while he rides around on the tractor mowing the lawn, or out in his garage making furniture or framing artwork for other local artists.
