Loved staying in this beautiful home in the quaintest of neighborhoods. Walking distance to the train station, Nijo Castle, and Imperial Palace. Neighborhood was so peaceful and quiet. Highly recommend!
We loved the place although the bathroom was a bit narrow for 6 people to brush our teeth and wash our faces!

Honest review
The house was clean . The online photos were a mostly accurate representation of the facility. Rooms were large , mattresses were comfortable. The stairs were very steep and narrow making it somewhat difficult getting luggage up to rooms . Just going up/down you need to be careful due to steepness . I am 6 foot with 36 waist . Larger people might have some more troubles . The kitchen was well stocked allowing us to cook a nice meal. Eggs and toast for breakfast. Dining table nice size for eating, games ,etc. couch was comfortable, tv large and good picture. Need Netflix or other streaming options. Heated floors were nice . X2 separate toilets outside the shower/ sink area nice .
Washer/ dryer nice to keep towels fresh . Tubs not really used . We were here in December so cold outside not allowing us to use second shower opening up into garden . Overall heating was good . We were allowed a late check in arriving after 8 . Location was good. Lots of walking to shrines / temples/ castle . Neighborhood was quiet. We used Uber and taxis for further away sights. Probably would have stayed closer to Gion district/ Kyoto station next time though these areas are very busy. Over all we were happy with the facility and area .

It was our greatest honor to host you all in this traditional Japanese townhouse. I am sorry the stairs was not as wide as western standard. This is actually very common in traditional Japanese townhouse. Back to the old days, most Japanese are not that tall and big. We have renovated the stairs with high quality nature wood and wooden handrail is added too. Compared to most Kyomachiya house, the stairs of this house is considered very easy to climb in Japanese standard.
Showers are next to each other so not really very private for singles sharing accommodation. The only real issue for us. Families would be fine. Otherwise good value and location. Kyoto has an extra tax which started late 2018. 2400 JPY.

Machiya in superb location
We were so pleased with this vacation rental. It is a remodeled updated machiya which has kept much of the character of a machiya but with modern conveniences. The neighborhood is within a few blocks from Nijo castle. There is easy public transportation nearby. There are many restaurants and coffee houses and grocery stores within walking distance.
The house has a spacious entryway with ample room to sit and take your shoes off prior to entering the house. The first floor has a living room , dining area, galley kitchen. We cooked a full breakfast everyday and had all the pans, appliances, utensils needed. Both bathrooms are on the first floor. The tatami mat tea room we used as a bedroom on the first floor. It had sliding doors to close it off. Both other bedrooms are on the second floor and are traditional tatami mat rooms. We were a group of 5 adults and had plenty of space. The futon mattresses were comfortable. The a/c and WiFi worked well. The traditional furo bathtubs were a treat and one of them opened up into a private courtyard for an open air soak. There was an odd setup of the two shower/bathtub rooms in that to access one, you had to walk through the other shower room. This didn’t work well when two people wanted showers at the same time. There was a translucent door separating the two shower rooms. Water pressure was excellent and hot water plentiful. We also used the washer/dryer almost daily.
In the end, we had a taste of true Japanese living and I highly recommend this house to anyone who wants the same experience. This is a five star property for sure!
