Dowling Cottage is a genuine rustic Blue Mountains weatherboard home, boasting two beautifully appointed bedrooms furnished with antiques and luxury fabrics and bed linen all supplied and made up for you.
Living spaces comprise a fully functioning kitchen, and a large, cozy lounge room with Jet master fireplace and a large, sun dappled bay window. Blankets & throws, TV/VCR/DVD/iPod dock stereo, with a wide variety of movies, CDs, magazines and books allows you to completely relax and soak up an authentic mountains atmosphere. Internet/Wi-Fi is provided and the TV is stream enabled for viewing of platforms like Netflix and Stan (however guest accounts are required).
The huge bay window, as well as two separate sunrooms, allow you to watch and hear local birdlife from the gardens surrounding the cottage, or just watch the mountains mist roll in on a lazy afternoon with a nice, relaxing bottle of wine.
Dowling Cottage is centrally located to all of Blackheath's and the region's major attractions, including the Blue Mountains National Park. Fort Rock and Porter's Pass bush reserve are less than a 5 minute walk away at the end of Gordon Avenue boosting serene waterfalls and nature walks.

Was a lovely, old style cottage with character. Felt homely the way it is set up and decorated. Bed was so cozy and comfortable, kitchen well equipped and gas heater was lovely and provided efficient warmth during my stay. Walking distance from the town and short drives to the most beautiful hikes and waterfalls. Overall, had a lovely stay and hope to be back.
We felt as if we were pleasantly stepping back in time in this charming, cozy, welcoming traditional cottage. It provided all that we needed to relax and make the most of our mountain stay, including a comfortable bed, adequately equipped kitchen, and gas and electric heating. We loved the whole package and would very much like to return. Many thanks!
Charming older style cottage kept warm in winter with good gas fireplaces. It’s in a great location close to all my favourite walking tracks and just lovely walking around the local streets. Really looking forward to returning soon. Rod was incredibly helpful and understanding when our plans were changing due to illness.

Old cottage with nothing updated/changed in 25-30 years
Whilst the property was generally clean, including sheets it did not make up for the following downfalls- uneven steps/moss leading up to property - lounge was totally collapsed, seemed over 30 years old and non usable- the old gas shower, 1 person could not shower over 4 minutes let alone 3 people @1m each- had to boil kettle to wash up and there was no hot water- the bed was rock hard as old as the lounge and I didn’t sleep for my 2 night duration and considered leaving, only we had nocturnal book the 2nd night.- the doona covers are same as photos, and called the blue room in welcome template, so considered that likley not changed from renters booked previous week.- even though the property was surface clean there was a lot of dust and we were affected by this to a degree- the kitchen draws were hard to open, old wood kitchen- the outside both front and back needs to have overgrown trees, leaves cleared and trimmed. - backyard unusable and furniture mouldy- cannot complete close bedroom window- curtains to sheer for a mountain property - tv you needed to activate via your mobile if you wanted NetflixI feel like the owner doesn’t care about the place and just taking money in before selling, deliberated fence, hole in wall, carpet worn the the ground.Never again.

I’m generally sorry you didn’t have the enjoyable stay you were looking for Dowling Cottage. It’s a shame you didn’t message me during your stay about your experience so we could have come to some arrangement rather than you feeling you had to resort to positing such a public and quite frankly plainly vituperative review. Please allow me to respond by way of your experience:
• There are three steps leading to the cottage from the roadway that were in place when I purchased the cottage. One is at a slight angle. To state they were ‘uneven steps with moss’ is actually an understatement and implies risk where none exists.
• There lounge is not ‘collapsed’ at all. It is a genuine Art Deco lounge suite which has been reupholstered in colours to suit the design aesthetic of the cottage lounge area. It is most definitely usable.
• It is true that the gas hot water shower unit is older, and I am currently looking at a replacement. However it is perfectly functional but it is not readily suited to guests taking 05 to 10 minute showers one after each other. I actually mention this fact in the welcome letter I send to guests to manage expectations.
• The main bed is steady and secure – it is not ‘rock hard’ and ‘old as the lounge’. Indeed the comfort of the bed (both beds actually) is a feature many guests have favourably commented on in past reviews.
• We have rotating doona covers for both bedrooms that are cleaned for each guest so your assertion that they were ‘not changed from renters booked previous weeks guest’ is entirely inaccurate and false.
• I’m keen to understand how there was a ‘lot of dust’ when you also state that the place was actually clean. Again to reinforce, the cottage is fully cleaned (and dusted) for each guest.
• We are in the middle of autumn so naturally the yard has fallen leaves and some level of tree growth. Indeed, for many guests, autumn is a favourite time for a visit to Blackheath and the Blue Mountains.
• The window you mention in the bedroom can be closed – it is a casement window and requires a simple movement to open or close. We also have lighter curtains in the cottage to let more light in and also as the Jet master and gas heaters provide more than adequate heating (including electronic blankets on both beds).
• All of our prior guests seem perfectly willing and capable to be operate a streaming service from the mobile phone. Full internet access is also provided should guests want to work remotely from the cottage.
I’m glad that you at least mentioned that the cottage was clean and tidy. Dowling Cottage is an authentic weatherboard mountains property. My team and I strive to create a memorable experience for each and every one of our guests and provide a selection of complimentary treats in the fridge (wine, chocolate biscuits, fruit juice) for guest enjoyment during their stay. The vast majority of positive reviews (both on this and on other online platforms) would attest to this fact.

Overall, we had a nice stay at the house. It was charming, clean, spacious, well-furnished and had a nice garden and attractive location in Blackheath. Two things we think that can be improved are:
1. My wife has asthma, and the perfumes and essential oils used in the house brought on a number of asthma attacks. We had to temporarily move the essential oil sticks to stop the breathing difficulties caused. I can understand the owner wanting to create a certain country atmosphere, but this doesn't work for everyone. Maybe reducing the quantity of perfumes used and checking with clients about breathing health issues beforehand can improve things for those who are sensitive and react to perfume smells.
2. It was very cold when we were there. We had to keep the heaters going strong to keep warm. However, the missing door between the front foyer and the living room and the thin curtains used made it a challenge to keep the house warm. These issues could be rectified.
Otherwise, all else was good.

Dilapidated Cottage
This property is just an old deteriorated weatherboard house in deplorable condition with health risks.
I have sent an email to management, with photographs.
To summarize:
* Gas was the only heating option in the living room and kitchen. There was a smell caused by the heater in the kitchen possibly a leak causing us to suffer from headaches and sour throats whilst we were in those areas. The gas fireplace in the lounge room was inadequate to heat that area completely. There is no air conditioner to assist with complete heating. The house was always cold;
* The lounge chairs weren't fit for purpose. They were way too low to the floor, and the springs could be felt when any of these were sat on and had mismatching seat cushions. They were also very dirty and worn;
* The shower was mouldy
* The cottage was dirty with stained crockery and leftover food from previous guests.
* It was not possible to close the bedroom windows and the flyscreen was broken and propped against the curtain.
• The curtains were inadequate for privacy and heat retention to the rooms,
* The property was in poor condition, both inside and outside.
* The pathway to the property was unsafe with loose paving with uneven
Dowling cottage is a lovely old traditional- style blackheath weatherboard cottage, with lots of character. We had a great stay with our dog, and the cottage is not far from the dog friendly walking track at centennial glen. It’s also an easy walk to the blackheath shops and gardens.
The house is super cute, a lovely old weatherboard with heaps of character. The bedrooms and lounge are lovely and heating definitely keeps out any chill.
Bathroom and kitchen are dated but totally functional.
The house is really close to the porters pass walking track and a short walk to the shops.
From the moment we arrived we were
delighted with the area (Blackheath)
and the lovely cottage.
Our Christmas stay was wonderful
Relaxing by the open fire of a night with champagne and nibbles.
We also explored the surrounding areas
and enjoyed a beautiful High Tea at The Majestic which is not far from Blackheath. Highly Recommend!!

Mountain Cottage
Property very clean, great bathroom and sunny dining nook and comfy beds.
Sadly this old property is in need of maintenance, rotting timbers (inside and out) and very overgrown garden making the house very dark inside. Also there is a lack of fly screens which makes the house stuffy. Windows could be opened, I understand, but because of the overgrown garden, there were lots of mozzies so it was not an option to open them. We enjoyed the lovely open fire and position of the property although there is no place for you to park your car on the property. We loved the beautiful fresh flowers which was a lovely gesture and candles and bread, orange juice and condiments were offered as well. With a bit of work this lovely old house could be restored to its former gloryl

Disappointing
A quaint cottage but the loungeroom was musty and very damp and there was black mould on the ceiling in the main bedroom and bathroom! presenting a health hazard. There was disparity between the photos on the website and the realistic condition of the cottage. The blackheath village is very friendly and the lanscape is breathtaking. Owner needs to rectify the damp and mould problems.

Going forward, the website will be updated over the next few months which will also feature new photos of the cottage and our new lounge which is different to the one featured on the site.
