Beautiful ocean views from this oceanfront, two-bedroom condo right on South Kihei Road. This condo has enough space for the entire family between the two bedrooms, a thoughtfully furnished living room, and the condo's private lanai or balcony area. The carpeting in this condo also adds a home-style ambiance to your piece of paradise.

This unit sleeps up to six people with a King bed in the master bedroom and two twin beds (which can be converted into a King) in the second bedroom, and a sofa bed in the living room. The ensuite bathroom to the master bedroom has a large mirror over the vanity and a shower with a tub. The guest bathroom also has excellent lighting over the mirror and a shower with a tub. The kitchen features all new appliances and there is a new washer and dryer so you can pack light for your travels. Enjoy a comfortable living area featuring a flat-screen TV and WiFi. Relax on the new lanai furniture and enjoy the cool ocean breeze and beautiful ocean and sunset views.

The Royal Mauian is an oceanfront property with one pool for resident use. There is also a stunning rooftop garden with gas grills for your use. Laundry is available in your condo and there are elevators to help you to your unit. The Royal Mauian is also located on a beach point so you can gander at the ocean right from your patio door.

Because this complex is located in the heart of Kihei, you will find lots of local favorites only steps from your door. Beach parks popular amongst locals and tourists alike are Kamaole Beach Park I, which is located right next to the property, or Kamaole Beach Parks II or III which are only a few steps away. Some restaurant suggestions in the area include Cafe O Lei, Maui Tacos, and Da Kitchen. If you feel like shopping, there is an open-air market for souvenirs at the Kihei Kalama Village Center 5 minutes away which is also around Local Boy Shaved Ice, Three's Bar and Grill, and Kihei Cafe. Great property in a beautiful location

This unit provided everything we needed. It was in a perfect location to the beach. Sunsets are perfect from the lanai and it’s got a great pool! The rooftop dining/grilling area gives the best space I’ve seen for evening dinner and the view is spectacular from up there.

Great stay!

Great condo with access to the beautiful K1 beach. The views from the lanai are fantastic and with the way it it located you are always cool and never gets the direct sun, so you can sit and enjoy the lanai all day. We loved the privacy of the 2 bedrooms and 2 bathrooms for the teenage kids. Slept with the windows open listening to the ocean waves every night! Great place to stay!

Great place to stay

This is a great place to stay for the cool season. Great location and updated kitchen are big pluses. No AC and a pretty dated interior are minuses. Overall if you are doing it right, those minuses don't matter and you'll enjoy the stay. Rental company is also refreshingly helpful.

The property was nice, great location We really had a hard time dealing with the lack of A/C, though, even with dans in and windows open it was almost too hot to sleep well. Furnishings were very dated (VCR and takes) and furniture old. The kitchen and bathrooms were nice and had been updated, though.

Great Location and Views

This was our first stay in Kihei and we thoroughly enjoyed the location. We liked being directly on the ocean with wonderful views of the ocean and the whales. We also enjoyed having the grassy area around the condos and the adjacent park where we could enjoy the evening sunsets. My only suggestion is that the kitchen could use a few additional non-breakable serving dishes to take outside for those sunset picnics. Otherwise the condo was well furnished, comfortable and enjoyable. Would definitely stay again.

Not bad

Not a bad place to stay, thought it was a bit overpriced. Ran out of TP might want to have a few more roles on hand, had to buy some more. Did not like carpet and it smelled a bit. Nice to have umbrella and cooler there. Not bad overall.

Amazing location

We have stayed in Kihei many many times on the beach in the same area. This unit looked north at the beach and it was lovely. The beds were very comfortable. The carpet does need to be replaced in the unit, and although no air conditioning, there were plenty of fans however, the fans were very loud so we did not use them. If you open the windows the cross breeze cools the unit down nicely. Even during the day with it being on the north side kept the unit cool. The price was very high but the location cannot be beat and prices in Kihei have really increased since Covid. We would stay here again.

If you like cockroaches and filthy carpet

Cockroach infested unit. We were in contact with the management company, very responsive but the company used to rid the unit of the cockroaches was horrible. WE received 2 night refund, asked for a cleaning refund as the unit was filthy. Not to mention the broken door lock upon arrival, thread bare linens, broken beach chairs, coffee pot in need of cleaning, blender that was on its last legs, no cleaning products in the unit but lots of raid cans and cockroach bait traps. Been coming to Maui for 25 years have NEVER had an experience like this one.

The Unit is dirty, fixtures are broken, carpet torn, walls have holes, etc.

The unit needs to be updated. Indoor carpet is old and dirty, windows are broken and dirty, walls have holes, with paint covering damage. The bed in the primary bedroom has netting of mattress ripped and hanging on floor with what looks to be a lot of personal belongings shoved under the bed. The bedroom closet is full of other items, including paint cans. The fans are broken, the tile floor is cracked and broken. Every frame in the condo is hanging crooked on the wall. The shower rod and curtain fell down while getting out of the shower. The outdoor furniture is badly corroded, outdoor carpet is torn, lanai railing and table top very dirty,

This condo needs some work.

The location is amazing. The building is clean and well maintained, this unit is not. It could use more than the quick clean it gets between guests. As some guests before us have mentioned, the owner needs to fix a few things. The sliding door to the deck is very difficult to open and close. The bathroom fan, connected to the only light, is extremely noisy and wakes everyone in the middle of the night. Two of the master bedroom windows are ajar and you can’t close them because the cranks are broken. This makes the bedroom noisy and bugs come in. The dryer doesn’t work well. Took over 2 hours to dry beach towels. Not a biggie but the on-demand hot water system isn’t sufficient enough to supply “any” hot water to the bath tub. (even when nothing else is using hot water). These things are not acceptable for price the owner is charging for this unit.

Pro's: View & beach access wonderful. The property management team was very responsive to quickly deal with issues. Sadly, there were issues. The ones identified and dealt with were: - unattached and broken window screens - sliding screen broken rollers - 2 windows in master bedroom don't close tight and no screens so access for bugs (unable to be repaired during our 2 week stay) - hairs in 2nd bedroom bedding and on bathroom floor on arrival - twin beds changed over to king as requested same day - vacuum was dirty with dirt/hair (on inside and outside of the machine) - portable fans full of dust (cleaners came and cleaned one of them, but when we turned on, caked on dust flew out - there are many portable fans placed in unit and in closet, all in same condition) - Roaches in kitchen - company replaced disposable traps which were full. Note: there are disposable traps in every room of the condo, reflecting this is an ongoing problem. Other issues we identified but did not inform property managers: - No second set of sheets (1 extra set of queen sheets but both beds king size) - Towels discolored, some threadbare/ripped - Walls in desperate need of painting throughout - LR drapes threadbare (fabric rotting) - Queen headboard unattached to king bed in master bedroom - Kitchen has excessive items and no extra space for groceries (e.g.: 24 coffee mugs) We would not rent this unit again.

Everything is old, view is incredible

Overall we enjoyed our stay, but had a few things that were annoying. Within the control of the owner is the conditions of the place and items in it. Almost everything in this condo is old. Carpet / sliding balcony doors / decor / lights/ couches / beds. The kitchen has been redone but has aged quickly (not bad though ). As for items in the condo, they provided everything necessary but feels like bare minimums. We've stayed in dozens of places around Kihei, and visited twice as many, so we know what to expect. Typically units will have a variety of left over spices / oils / coffee / sugar etc, not here. Salt / Pepper and a supply for 1 coffee. Also, there were only 2 beach chairs, which considering it is a 2 bedroom and typically would sleep 4, is just not enough chairs . They did supply decent amount of laundry soap. The bedroom that is close to the shared hallway is very noisy. This may be similar for all units, but I would hope that the upgraded windows in many of the units quiets this down a bunch (educated guess) . We also had some extremely noisy neighbours that had to be called multiple times throughout our stay which lessened the experience. And when drunk people walk past your bedroom at 2:00am and are talking, it feels like they are in your room. The view is incredible though, and being able to leave your shoes/sandles in the room and just walk down 2 short flights of stairs to the beach is exactly what we wanted. Despite the neighbours, we had a great time.

Looked forward to this trip but there were issues...

I've never left a poor review but based on the cost of the rental, I was very disappointed. Beautiful property and location but was greeted by paperwork on the counter stating the windows were due be replaced. This should have been done years ago as you couldn't open the master bedroom windows for fear they might fall out and you couldn't even see through them towards the beach at Kamaole 1 because they were so dirty and corroded from years of salt spray. On the first night we were there, the lights on the ceiling fan in the master bedroom blew out. No big deal as I reported it the next morning. I was told the property manager would take care of this...but no, the lights were never replaced and the master bedroom had no overhead lights the entire stay. The entertainment system in the main room works fine but (very useful directions supplied) the volume on the TV was maxed out or close too that and there was no way to turn it down. In the master bedroom, it was opposite...no volume whatsoever. Not that we wanted to watch TV 24/7 but with the equipment there it would have been nice to utilize when needed. As stated when deciding to rent, there is no A/C which is okay in the master bedroom but it gets very warm in the second bedroom. Water pressure in the showers are very weak but get the job done in the long run. The rest of the unit and lanai was fine enough but considering the amount charged...there are much better options out there. Pretty disappointed!

Needs to be painted badly.The carpets need to be cleaned, clutter with too much furniture on the lanai and many basic cooking tools missing. Eg metal spatula for BBQing, potato peeler the list goes on. However Maui condo & home came thru with a new oven after 3 days without one. Should have been checked before our arrival. Thank heavens for the view from our lanai of Kam 1. Lovely.Weather was amazing!

Quiet community (some owners live there as well, not like a hotel). The rooftop gardens are perfect for watching the sunset and grilling up some dinner. I’ll be back.
