Yes I encourage all bookings to do their research of the area and homes they book as July is the busiest time of the year for 30A and the neighborhood access is highly utilized by a number of neighborhoods behind us. We do own to the MHWL which is considered private but we do allow the chair service to offer service on our property as well as providing complimentary chairs and an umbrella to set aside space on the beach for our guests. We have many regulars that return each year and we don't receive complaints about the mattresses which are all relatively new. We also completely updated 2 full bathrooms this year. We do have a grill on site but I don't currently advertise it as we are unable to quickly switch out the tanks if the propane runs out. Very easy to switch out the tanks at the convenience store 2 minutes down the street. You also inquired about charging your EV to the home which not only creates liability for us should there be a fire but definitely a question to ask prior to booking. I was very accommodating as well when you added an additional guest to your booking. I'm sorry you won't be one of our many repeat guests and I wish you much luck on your future visits to 30A. September or fall break is a lovely and much quieter time to visit the area.

This is a beach house you can relax in with your family on vacation. We are always striving to update and to maintain the premises for our new and our valued 20+ year tenants to keep them coming back. If you vacation here regularly you know the beach is busy in the summer. We are next to a no parking public access which is more of a small access easement to the beach for the neighborhood behind us. I've never had this complaint before. The following has been addressed: 1) Tenant did not report fridge which was frozen up most likely due to turnover day. Fridge has been replaced with a new brand. 2) There are 3 HVAC systems. I haven't had any other complaints since 2008. And if you leave the doors open while unpacking it will take time to recover. 3) Downstairs carpet and lamps broken by tenants have been replaced. 4) There is a sofa, a love seat and 2 chairs in the family room or seating for 7. Most folks just grab a a couple of dining room chairs if additional seating in the family room is needed. There is seating for 10 outside with the poly resin chairs which seem to hold up better than most. I've never had this complaint before this review. 5) We've replaced 1 bed frame upstairs from wicker to something a little sturdier. Perhaps this was the squeaky bed frame tenant was referring to. Not sure. Again I've never had this complaint before this review. This is not a flawless or brand new beach home but I find that most families do want a home that they can relax in while on vacation. I do get that feedback year after year from my best customers. That feedback usually comes in the form of a nice email or text and a "Thanks for Another Great Year" which the public doesn't always get a chance to view.
