Welcome to DOCKS 'N' FLIP FLOPS! Your family will love this 4 BR, 3 BA 3,000 sqf house steps away from open deep water on Cedar Creek Lake. Stunning views from the house and the 2 story huge boat dock. The entire first floor including the kitchen, dining area, great room, bedrooms and bathrooms have just been renovated! This house is amazing and the large lot property is incredible and features a huge fire pit, a small fire pit and a brand new hot tub with a very large hot tub deck.

One of the best locations on the entire lake with 240' of lake front on a massive lot with amazing wild life including fantastic fishing and bird watching. The boat dock is a highly sought fishing location with bass, striper, catfish and crappie. Instant access to deep open water. Experience incredible sunsets on a lot and boat dock located on the pinnacle of a peninsula.

After sundown, enjoy a fire, the hot tub, board games, poker, chess, pool or other games or watch the 75" high definition tv in the massive great room. You can also watch the water from a double chaise lounge in the great room that has a full wall of sliding glass doors that open to brand new decking that are just steps from the water. You can also work or relax using the 5G wifi network.

Feel free to use the double grill that uses charcoal or gas to grill your favorite meals. Or sit at the fire pit at the water and enjoy food, drinks, family and friends.

The master bedroom features a king size bed and a large flat-screen TV. The downstairs guest bedroom has a queen bed and large flat-screen TV. The third bedroom features a queen bed and the fourth bedroom features 3 twin size beds and a trundle bed. There are also 2 twin inflatable beds available for use.

The house also has two work areas, each with its own brand new desk, chair and lamp. In addition, there is a new all-in-one printer/scanner/copier.

Docks 'N' Flip Flops is one of the very best locations on Cedar Creek Lake! It is an incredible place for relaxing and spending time with the family!

We had a wonderful time. There were 12 of us from age 72 to 15 months. David and Wren were great hosts. Very responsive and accommodating. We enjoyed fishing, swimming, and just sitting outside on the deck watching the beautiful sunsets. The separate area upstairs was great for the older kids. Just be aware the steps might be a little steep for small kids. Game room was a nice touch as was the hot tub. The Kitchen was nice and easy to cook in. It had pretty much all we needed to cook our meals. The grill outside was a nice touch. I would have given 5 stars except for three things. 1) The bed in the downstairs guest room is not very supportive. My husband and I had trouble sleeping on it it was so soft. 2) The cleanliness in some of the rooms needs to be addressed. The great room had cobwebs and spider webs all around the eaves. As well as in the corners that had been there awhile. 3) please include in your description that there are steps leading from the kitchen to the great room as well steps into the garage. We had a person with limited mobility so the two steps were a bit of a challenge.

Expectations were too high

This is definitely a lake house. The family room and kitchen were perfect for our get together. You can’t beat the location on the lake. The living quarters are were disappointing. The master bedroom closet is used for storage so there is no place for hanging clothes. There are 2 large dressers in the master. These are also used for storage so as a guest you effectively have one dresser for all of your clothes in the master. Both sinks in the master bedroom were clogged so we had to use another bath for getting dressed. The hot tub is feature rich but had lots of leaves and moss from the tree above it. There is a cover but apparently it isn’t used all the time.

Absolute GEM 🌟🌟🌟🌟🌟

My husband and I took our son and his friends for his 17th birthday and this lakehouse was absolutely perfect ❤️ It was clean, comfortable and spacious. The hot tub was amazing, swimming and fishing off the boat dock was perfect. The boys stayed in the garage and played pool and the best part about that was we could barely hear them from the main part of the house/kitchen and the primary bedroom. The upstairs rooms We’re perfect for them! Communication with the host was great, David and Wren were so accommodating! They went out of the way to help us book as VRBO was having some issues with our booking. I LOVED the updated kitchen! We will definitely be back, it was perfection 💓

Great Getaway

We came here on our annual Summer Vacation. It was my family, my sister's family and my other niece, 10 people all together. Age range was from 11 to 52. We had a great time on the lake. We jumped off the dock, swam/lounged in the lake, played on the Lilly pad, fished and used the inflatable 2-person kayak... We basically lived down at the dock. It was awesome. However, when we weren't at the dock, we played pool, darts, cornhole and a couple other games at the house. The house itself was nice and clean. The only issue we had was the oven. It was an older, two section oven and the top section door was not working properly. The owner DID ADVISE us of this in advance and I'm pretty sure it is being repaired/replaced. The only other thing I would say is, if you are someone who likes to go on daily adventures, there are not a lot of attractions in the area. This WAS NO issue for us because we were looking to get away. We DID drive to Dallas one day and we also went ziplining another. All in all, this was another great vacation for our books and communication with the owner David was amazing.

Good house

The house is pretty nice. Definitely needs some updates but is really clean and has a great outdoor area. Overall are stay was pretty good. The only issues we had was that the neighbor was very unfriendly. If you have more than 4 cars be prepared to pay extra (which wasn’t disclosed until the week of). For how much we paid you would think parking wouldn’t be an issue or they would take that into account earlier. The neighbor came over and complained to us about parking and also said “this used to be a neighborhood”. He’s not very happy about a Vrbo property being next door. BUT other than that we had a great time.

Fantastic lake view, great host

The view of the house is fantastic! Great place to run away from busy life. Private dock is awesome! The living room view is a life time memory. House is not new but equipped with everything you needed. Pool table, all kinds of card games, etc. You almost needed to bring nothing other than food you want to eat when you stay. We did BBQ using grill very easy to use. Fishing on dock is fun, kids enjoyed it so much. We caught several cat fish.Fire pit is working great, very romantic at night. TV cable was not working when we were there, we didn’t care that much and David responded to our phone call right away, you can tell they wanted us to have a good time during stay. There are boats parked in the dock and I believe there are belonging to host, they are not for use. We had 11ppl and it fits us perfectly. I gave this property five star!

“Amazing” is an UNDERSTATEMENT!

My wife and I, along with two other couples were desperately in search of a last minute weekend getaway from the hustle and bustle of the DFW metroplex. This property and owner, which we booked for few days in early October, definitely did not disappoint! From the the moment that our reservation was confirmed, the property owner, David, was very responsive and understanding. We knew from the moment that we read the welcome packet, which provided after booking, that the Vrbo listing humbly understated the property, features, and amenities. Our first impression of the house was that it was very clean and well stocked. I highly recommend checking-in prior to making a store run. There minor pantry staples, games, several bluetooth speakers, and even a pool table! The men spent a lot of time fishing from the dock, which wasn’t quite bad. My only caution would be that the lower portion of the dock, though an amazing shield from the sun during the day, becomes a spider haven at night. Don’t worry, they paid us no attention. The ladies enjoyed the beautiful living room view of the lake, chatted along the concrete lakefront, and enjoyed a few glasses of wine during the sunsets. At night, we all sat around the fire pit decompressing and laughing, followed my competitive “Men vs Women” games of all sorts. Also, the living room television and sound system provide a great watch party experience for the NBA playoffs. We highly recommend this property to anyone seeking some beautiful relaxation. If David would have us again, I see no reason why we would not revisit in the future.

Beautiful Lake view

Beautiful view of the lake and the main room in the house was excellent. Kitchen and bathrooms though are old though, but I can tell they’re trying to make improvements to the house. Location was convenient to Gun Barrel City. Only reason I gave 4 stars was because of the price vs the quality/age of the house. They also need more outdoor furniture off the back porch to make it more enjoyable to sit outside. Overall - very good rental if you want to enjoy the lake setting.

Family Weekend Trip

We had a blast spending time with our family and relaxing at David’s beautiful property. The house has floor to ceiling windows opening up to a gorgeous lake view. We enjoyed swimming, kayaking, fishing, playing outdoor games, and watching the sunset! It was a much needed getaway from our day to day life.
