COMMUNITY DETAILS:

Home is within the gated community of Glen Riddle Golf Resort with an outdoor pool, jacuzzi, sauna, community club house, tennis court, and 2 golf courses. Direct marina access to enjoy boating, fishing, and crabbing. Community is quick 7 mins drive from beach and 15 mins drive to Assateague island. Close to restaurants, groceries, and outlet shopping.

CLEANING PROTOCOLS:

We are committed to cleaning protocols and have routine cleaning turnover after each stay to include:
* washing of linens at high temperatures
* washing of towels at high temperatures
* disinfection of kitchen top and bathrooms floors

NOTES:

Rental estimate includes: 1) club fee imposed by gated HOA community for access to the amenities and 2) rental taxes passed through to both Maryland State and Worcester County.

Upon reservation, we are asking all renters to complete a rental form as required by the community association. This will be done outside of VRBO, in addition, the HOA has restricted the number of adults per rental party to enter the outdoor pool at the same time - maximum of 4 adults can enter with rental cards (found within rental binder on property) and children under the age of 14 do not need a rental card but must be accompanied by an adult.

The minimum rental age is set at 25 years and per VRBO guidelines, we reserve the rights to verify age as needed (i.e. Driver's License).

We do not offer the garage for renter's use.

Great location- clean stay!

Our family was there for a long sports tourney and the place was perfect! Owners were very responsive and place had all the basic needs!! Would stay here again!

Place was exactly as described. Check in was seamless, check out was seamless, the pool was great - especially since we were in town the week of Hurricane Erin so swimming at the beach was off limits. Location was perfect for us, plenty to do in the area, quick drive into Ocean City. The welcome bag with supplies was great, we didn't cook but there was plenty of china and utensils. Didn't need to contact the hosts during our stay, so that's the only part I can't speak on.

Great location!

We were a family of 7 and everybody enjoyed their stay. Keep in mind that it takes 5 minutes by car to get to the community center where the pool, tennis and activities are.

Softball getaway

Condo was in perfect location. We were there for a softball tournament and the location was perfect for all the surrounding fields we had to go too, not to mention close to food and the board walk. Everyone had enough room and we loved the community pool.

Beautiful view and location. Home was clean and tastefully decorated. Owners very responsive and quick to reply and help. Was close enough to beaches, but perfect to get away from the boardwalk mayhem and traffic.

Eastern National Softball Tournament

Located (by time) centrally to all fields being utilized for the 2022 USSSA Eastern National Fastpitch Tournaments. Clean and functional with marina views. About a 4 minute drive to the clubhouse and pool. About 15 minutes to beach and boardwalk. Plenty of seating for meals and Living room TV viewing for rainy days. This is a full time living community and the residents are very friendly. I would definitely consider staying here again next year.

Prime Location and Amenities

Like many of the reviews, we found the unit to be very comfortable for the 5 of us, tastefully decorated and nestled in a quiet part of the community with quick access to the gate and main roads. It is also centrally located to the beach, town of Berlin, Ocean Pines and local attractions. The only caution is the number of steps, which are very steep, so take time to review the pictures if you have trouble navigating steps. The community amenities were excellent with direct access to walking paths, fitness center, pool and tennis courts. The keyless entry for the gated community and home provided easy check-in and check-out. There were a couple minor items, which the hosts addressed in minutes and without pushback. If you're looking for a centrally located vacation property, quiet and away from the busy OC traffic, this is one unit to consider.

Know before booking this town house in Berlin.

The location is not far from ocean city . Ocean city was crowded and I didn’t want to stay in OC because of COVID 19. I traveled with a large Group so the house was a better option. The photographs of the house were accurate , it’s a large complex, you have to drive the club house or ride 4mins or 20 minutes walk to tennis court. The kitchen was ok , everything in the house was purchased cheap. . For example one mitten fell apart while I was pulling stuff out the oven. The towels are old and worn and stinky. Owner did not provide enough towels for all the guests. I had to buy towels . They stated there were 4 beach towels Which were no where to be found. So I had to go out and buy 6 bath towels set and beach towels. The bed linen was the cheapest I have ever slept on 100% polyester and the throw on the bed was extremely cheap. During the night when the central air was about 72 degrees the sheets felt cold and wet, the blankets on the bed did not help we had to increase the house temperature to 76 degrees the first night for us to sleep, I went out and purchased blankets. The amount charged for this rental I was expecting a house that was fully stocked with basic quality stuff. The beds appear to be a full size according to the owner they are queen size, but my husband and I could not fit comfortably in it. In the main floor bedroom has one nightstand no tv. Simple necessities the owner should of provided but did not: no bath Matts for the bathroom floors, no extra linens for the blowup mattress, extra comforters in case it was cold during the night. No hand soap for the bathrooms and paper towels, or hand sanitizer we are in a pandemic it should emphasized that people wash their hands. No Clorox bleach cleaners so people can clean and wipe stuff with. The sponge for the dishes was disgusting it should be disposed of after every rental leaves. No Garbage bags. The entire house had two televisions, but the way they are setup you cannot watch TV at the same time. One TV in the living room another in the loft the sound echoes, no TV in any of the bedrooms. No ironing board. I spent an additional 300 hundred dollars to buy things to make this place bearable plus about an hour cleaning. The owners were made aware of all this issues, they did nothing. If you rent this house bring additional money to buy things or bring things from your home to make this place bareable.

Great property!

Everything exactly as advertised. We loved the property. Well maintained, had everything we needed to enjoy our stay, super clean. The pool and gym were a short ride (5min) away and surrounding attractions all within 15-20 min.

Wonderful place

This place is very nice! Clean has all of the amenities and great location. Not to far from the beach and gated community is amazing. Pool and fitness center are big and beautiful. The are only two cautions: there are a lot of steps in this condo and you can only take 4 people over the age of 14 to the pool at the same time as there are only 4 pool passes. You can’t get more. We greatly enjoyed this lovely home and it’s location!

It's always about location!

As stated, location is everything. Unit was clean and well equipped. Massage recliners were great. We had 6 in our group and open space was never an issue. Big walk in closets, but no dresser in bedroom 2 or 3. Not a big deal for 1 week stay. Pool area was outstanding. Access in and out of Glen Riddle was quick and easy. Did I mention 'location is everything'. The only issue here was going up and down the stairs. I live in a rancher, so this was quite a surprise. Not for grandma, but the average family will be fine. And one last thing.....It's always about location!

Amazing!

We stayed here in June and the property was everything we had hoped for and more. Impeccably clean, the hosts were super responsive. The townhome had everything we needed. We have been vacationing to Ocean city for years - staying in Berlin gave us the option to go and have fun but then come back to peace. Mornings sitting by the breakfast table nook or the screen in porch drinking coffee watching all the life was our favorite. We had to work from here for part of our vacation and the internet speed was amazing! The pool and work out facilities of the neighborhood are awesome. You could walk to get a pre-workout or with kids 6, 9 we drove so we could pack up the car with coolers and towels. Neighbors were super friendly we even got fresh tuna one day from their catch! Amazing place. Worth every penny. Thank you Luciana & Hoang you made us feel very much at home!

Exactly what we needed

To start off finding a place during a holiday is hard enough and adding covid-19 restrictions makes it even harder. Everything about this place was perfect! There were no restrictions on pool access d/t private community. Yes you had to drive to the pool but it was inly 4 minutes and very accommodating. We were only an 8-20 minute drive to the ocean depending on traffic which was perfect. This house is right on the water and has docks for crabbing and fishing. The residents in the community were extremely nice and welcoming and did not make us feel like outsiders. The house itself was very nice and had everything we needed. Looks like someone rushed the paint job but thats just me being picky! The best thing about this property is how responsive the owners were. Any questions or concerns you have they will answer and fix asap!

Softball Tourney Trip 2020

This house was exactly as advertised! Spacious, clean, modern, near everything from the softball fields my daughter played at to the beach at Ocean City. Had all the amenities our group needed as far as towels, linens, and access to the pool!!! I was able to keep in contact with the owner any time as there was a slight problem with the entry gate (no fault of anyone’s, electrical issue) but the owner was immediate with an email reply and helped me around the problem. I would definitely recommend renting this house from these owners to anyone!!!

Wonderful Stay at Beautiful & Modern Ocean City Home, Just a Short Drive to the Beach

We had an absolutely wonderful stay at Lucy and Hoang's home and would love to stay there again! The house is well-located just a ten minute drive to the beach, mall/shops, and grocery stores. There's a great sense of security as you enter the gated community and the area is beautiful with several amenities. My fiance and I stayed with two other couples and the space was perfect for our needs. Everyone had their own room that was immaculate, and we really appreciated how plenty of towels and linens were provided for us. And for three couples, the 2.5 bathrooms were really helpful. The townhouse is very modern and updated, and has excellent tall ceilings that create a really open and inclusive atmosphere - the perfect space for a small group to hang out in. And the kitchen is equipped with all the essentials that you need for cooking, as we easily cooked almost all of our meals inside. Lucy was also super responsive to all of our questions, and check-in using the keypad was a breeze. All six of us would highly recommend staying at this home, it exceeded all of our expectations.
