Great graduation stay!

We love Kingsmill. It is peaceful, pretty and convenient. This condo has a great view of the river, and a nice big family room/kitchen for people to gather. We came for my daughter's graduation from college and the grandparents stayed with us too. It was great to be where they could take walks and enjoy the quiet away from campus. Harris Teeter is close for groceries and we could do laundry right in the condo. It was easy to eat at the Kingsmill restaurants also. We didn't have access to the gym or the pool, but we were able to rent bikes. (There are stairs to get to the condo, which was no problem for my parents as they are fit, but it could be an issue for someone with mobility challenges.) It was so nice to have bathtubs, a big couch, stocked kitchen, table for six, and two king-sized beds. Terrific condo!

Great location on the James River

Tremendous location on the James River. Close to Colonial Williamsburg. Four or five restaurants right outside gate and five restaurants inside development. Condo was clean and well appointed with all necessary amenities.

Overall property worked for what we needed and the two bedroom option worked great. Check in was not ideal as no keypad on 7052 and housekeeping had locked the door between units. Cleaning: the carpet in the living area appears to have a couple of blood stains. Air vent in bedroom of 7051 needs to be cleaned & bathroom vent was filthy. Slow drain in bathroom sink of 7051. Washing machine: it would be nice to be able to run large loads/have a properly working machine.. there was a note instructing only medium option.

Kingsmill Weekend

We thoroughly enjoyed our stay at Kingsmill during our long weekend visit to Busch Gardens. The location was perfect for getting to the park and an easy trip to Williamsburg for dinner one night. Caleb was very responsive in all of our communications. We'd highly recommend.

No Access to the POOL

When arrived my daughter was so excited to swim just to learn we had no access to the pool. The small print on the contract did say limited access to the amenities. It should been made LOUD and clear that the pools on the property was not included in your stay. The owner was very understanding and apologetic and said he would have Cage work on the wording of the contract in reference to the pool. The owner did offer a refund for the days that was not used. But in my opinion it's still was not being understanding that we were put in position of great expectations. We flew from out of state to enjoy this beautiful resort. As an owner of properties myself. I would have given a discount because I would want my guess to always return to my property. Again the property is beautiful and the owner is very kind but his associate needs more training how to handle an already tense situation and remember we are the GUESTS!!!!!

Girls golf outing

We had a wonderful experience staying I this VRBO. Very clean and accommodating. The owner and manager were very accommodating and accessible. I would strongly recommend this for anyone looking to visit the Williamsburg area.

Great Stay!

The property, the location, the service - all were top notch. We were extremely well taken care of by Caleb. We enjoyed the view and the "wildlife" on the lawn below - deer, rabbits, a woodchuck (?). We took advantage of a couple of Caleb's restaurant recommendations and were not disappointed. Helen and Erik Denmark

Our favorite place to go from now on

We had a wonderful time staying here. The view is even better than the pictures. The unit itself is beautiful, comfortable, and spotless. Lori was awesome to deal with. She went above and beyond to make sure our stay was everything we wanted it to be. Her communication and follow-up far exceed any I've ever encountered. We are already making plans to go again. I highly recommend this property.

Wonderful birthday getaway

I booked this resort to celebrate my husband’s birthday. We could not have been happier. The view of the James River was more amazing than what was shown online and so very relaxing. The resort was quiet, well appointed and in a great location for all that we wanted to do. Lynn provided excellent recommendations for dining and Caleb was helpful when we needed assistance. This is a place where we will stay again should we return to Williamsburg!

Not as advertised.

The owner and manager were very nice, but it was. Lear that the property was not regularly inspected. We were greeted by a foul smell that we learned after departure was caused by a squirrel nest in the space between the ceiling and roof. There were other nits such as a living room tv with a hole is the screen, no light in the refrigerator, spider webs in windows, bathroom caulking turning black. All in all, we tried to stay out as much as possible and could not wait to checkout. The owner provided a partial refund which was the right thing to do and promises to make changes based on our comments. Hopefully for others that will be the case. Nice location and has the potential to be a great vacation spot but needs more love and attention from the owner and manager.

Great time!

We came down to Williamsburg for a junior golf tournament as both of my boys (11 and 13) played in a 2 day event at Golden Horseshoe Green. This was our first time staying here and we will definitely be back. Kingsmill itself is a great community but the location of our place could not be better. Drinks on the balcony after a long day of caddying watching sunset on the river was therapeutic! The unit was clean, well stocked with kitchen utensils so we could prep a meal instead of going out every night, and the beds were comfortable. Lynn and Caleb were extremely communicative and answered any question we had very quickly. Thanks again for being great hosts!

Good Location and Great View

Really nice view of the James River from the back patio! The location is very deep into Kings Mill, but Busch Gardens is right there once you exit the neighborhood. The hosts were very responsive and kept me updated via email throughout our stay, which I appreciated. My one knock is that there was no hand soap anywhere!

Great property

Fantastic views of the James river, spacious, clean, and very well maintained. This property felt like home from the beginning. If I could give 10 stars I would. Great view, plenty of room

View was great, plenty of room and short walk to beach. Most of our time was visiting family, busch gardens,museums and local restaurants. Very peaceful and close to everything. Everything there you need. Basically a home away from home. Neighbors were friendly and talkative. We are regular visitors to Williamsburg and are never disappointed.

Perfect Location

We have been to this property twice! The owners are extremely helpful with any needs that we had! It is a fantastic option for a getaway with our family! Beautiful view of the river as well!

Quiet and well appointed condo

Door code issues - - otherwise a nice stay

I’m giving my first less-than-5 star review since we were only able to stay 3 of the 4 booked nights. Our door code wouldn’t work, and it turned out the owner/manager was traveling abroad. Unfortunately, his local team (while quite pleasant and sympathetic) did not know a code that would work, have access to a hard copy of the key, nor were they able to reach him. We spent over 2 hours in limbo before booking a hotel for the first night. We learned through this process that this condo has a common code for multiple visitors, so you might consider requesting a unique code if staying here. The condo was spacious, clean, and had everything we needed once our family was able to access it the next day, and our first night’s rate was promptly refunded. It was a bummer, though, as we now have so little time with our college aged daughters and spent our first night together dealing with this until 11pm. The owner did state he plans to get a hard copy of the key placed into a nearby lock box but did not answer whether or not he’d consider creating unique codes for each booking (which is not difficult, as it’s an app-based system that we ourselves find very user-friendly). I would consider that a safety/security risk to guests and a liability risk to the owner, and it goes against short term rental best practices. Fix this code/key issue, and it would be a great place to stay.
