The place is within walking distance of Wikiki, beach and shopping places. The condo is clean have necessary amenities. This condo has two beds in room and another sofa bed, may be good for young family. Only one bathroom and with family of four can be little tricky.

This was a perfect stay for us. We loved how roomy and how many beds this place had. Well placed woth amenities, beach chairs/boogie boards were a plus. Dishes, toaster, water kettle, coffee maker, free washer/dryer, nice sized pool, great entertainment center downstairs. Loved this place!

Great location accessibility to the beach and shopping. Pool was often empty which was nice. Great to have access to on site laundry facilities. Check in and check out were simple. Minor issues with some small appliances missing pieces. View was amazing. Definitely stay there again

Great place. Clean, spacious, wonderful closet big bathroom, plenty of mirrors, dual sliding doors to balcony in both rooms, excellent kitchen and counter space, storage, cool a/c’s, comfortable beds - including the hide-a-bed, friendly staff, nice grills outside, on-site laundry. This was great, I’ve stayed in several condos or hotels in Wakiki over the last 16 months, this was by far the best overall for space, price, location all things considered. I felt like I was at home, but in Hawaii. Very convenient with the well equipped kitchen. I was very very very pleased the entire time.

The management never responds to all my concerns like I message them that they don’t have chopping board. Incomplete number of coffee cups and utensils. The bath tubs is not clean even shower area. But the best thing they have located in 24th floor with nice view in living and bedroom area.

Convenient and comfortable

The condominium is located on the 24th floor of the hotel. It features a spacious living room with a fully equipped kitchen, a separate bedroom, and a bathroom with both a bathtub and a shower. The air conditioning works well, and there is hot water. It’s relatively quiet, although we could hear the sirens of police cars occasionally, but keep in mind that this is a busy area of the city. On the 4th floor of the hotel, there is a laundry facility (usage is included in the price; you just need to buy detergent, as there is a machine available). Nearby, there is an "ABC" store where you can purchase groceries. It takes about 15 minutes to walk to the beach along a street lined with various shops and cafes. If you bring umbrellas and swimming gear, it might be a bit inconvenient to carry them. The beach tends to be very crowded with tourists, so next time I might choose a quieter location. Overall, we enjoyed our stay!

Good location

Room was nice. Kitchen is ok if you are not planning to cook. In my case I had to cook at least once a day and kitchen equipment was not enough. We booker to stay 5 there were not enough cups to use. Fridge would make weird noises which would make sleeping hard. Huge draw back for us was construction started ( room renovation) trough out building. In the mornings we couldn’t hear each other talking and had to leave room it was loud. Last couple days the hallway on 24 th floor was under construction. I wish there were some sort of warning on the listing saying building under construction. It is going to be until October 6. Besides this problems location was good.

Hawaii vacation

Nice place it had everything that we needed but no parking included, you had to pay valet parking and that was 50 bucks a day. Over all it was good.

When you first walk in the property is super nice. But the longer your stay you will realize it’s kinks and broken parts. The area is very nice around it. A good walking distance from luxury lane and ofc an ABC down the street !

Spacious and Refreshing

The Royal Garden is located within walking distance to the main strip and the hotel itself is luxurious with its floor to wall marble and gold fixtures throughout. The room itself was extremely spacious and refreshing as it was located on the 24th floor literally the 2nd to last floor in a very quiet floor. Amenities such as use of the free laundry appliances on the 4th floor was great. As well as the temporary bell desk hold on our luggage for a small fee ($3). The room view of the ocean and canal was very refreshing along two balcony’s. If anything I would recommend and update to replace the couch (absolutely with minimal cushion pads) and a cleaning of the white lazy chair , both seem like they have heavy wear. Other than that the walk in closet and bathroom were very spacious. We enjoyed our stay and hopefully can enjoy the same room in the future.

My dream holiday that never happened

Overall, I do not recommend this vacation rental. Reviewer Comments: I am sorry but from the moment we walked into this apartment we were so disappointed. We took our granddaughter for her birthday but it was so bad that she did not enjoy the holiday. We chose this unit because we thought we would have separation but the bed that was going to be for her was in such bad condition that she had to use one of the beds in the room with her grandfather and myself( who had to share one of the beds that were very small for us, My husband is 6’2” tall and a big man. Even our granddaughter is 6’1”. The unit was old and tired. The bathroom was very dirty and the shower handle came off in our hands every time we had a shower. The bath was unusable because it was so dirty and old. Tiles in the kitchen were broken, The floor between the lounge and kitchen had a loose strip that was a trip hazard. The kitchen lights were on their way out turning off and on without notice. I can not tell anymore there were so many problems, it made our holiday an unexpected disappointment. I saved for a very long time for this holiday and am so sad that l did not get what l had hoped for. Sorry but l am just so devastated still.

I am sorry but l was so disappointed in this property. From the time we walked into the property that we booked early so that when we arrived, we would be able to go straight to the room and have a shower and relax after a long flight. But when we arrived..the bathroom was so old and dirty that we had to try and clean it before we could even settle in.Because we were very tired we did not know who to contact as the front desk are not helpful because we were independent renters.Saying that a couple of the staff did help some day by most of the time we felt that we were intruders. The room that we had has so many items that need to be addressed and l have emailed these to your company. Some of the items that we had issues with include, the fold out lounge that is meant to be a third bed is so old and it’s has no support, so how we had planned that our granddaughter who we took on a trip for her birthday , was going to sleep on , in a seperate room from her grandparents, did not happen, so she had to share the room with us. This was totally unsuitable, but we had no choice , she is a 24 young lady who could not spend 10 nights on a lounge that had no support. Then the problems just seemed to multiply as we tried to use the facilities in the room, the kitchen needs new tiles, l though that it was dirty and after trying to clean the tiles myself l realised that they are so old and broken it is impossible to make them look clean. The jug does not turn off, the toaster is broken,

The stay was suitable

Starting with the good. Check-in was easy. Property managers were responsive and allowed flexibility with check-in time. This is in a very convenient location. Walking distance from the strip where the beaches are, 5-10mins. Lobby was clean & there is a heated pool on property. Not sure if it is included in listing but parking is available for $40 per day cash only. From the pictures, I couldn’t tell that all of the decor was faux Versace. The place is in need of updating. While it was “technically” clean (bleached), I’m particular about where I get clean- the bathroom. I found the hardware throughout the bathroom to be gross. The bathtub has perm light dirt stains in the bottom. One of the bed legs was broken. In general, prop manager emailed back quick except on Sunday morning when I had an issue. I’m not sure what it was, but it sounded like someone was nailing something in the wall- about 5 hits every 1-2 mins for 2-3hrs and it drove me nuts because I couldn’t sleep in nor figure out where it was. Beds are all stiff. You get what you pay for & in this situation you are paying for location in my opinion because the room was suitable but for me not repeatable.

The condition of the property shows normal wear which is significant and signs of prior water damage still not repaired. It appears that this unit was built some time ago and has remained original.

What the photos show compared to the actual property condition are different. The property is significantly worn down and not exactly clean. Prior water loss damage from flooding apparent by the front door, peeling wall covers, half the bathroom lights function over the bathroom sink, the kitchen drawers by the refrigerator won’t open unless you open the refrigerator door, and the unit blue/gold decor is faded.

Not exactly as pictured

As we started to settle in, we started noticing that several areas of the condo were not that clean. The white chair and throw pillows showed clear signs that they were not clean. The shower floor looks like it has not been scrubbed in a while, we bought some Lysol Spray to disinfect. The coffee pot had grounds from previous renter. I ended up doing small spot cleaning as we went along. We did not cook. I needed a pot to heat some water. The pot was very greasy and took several attempts to clean. The strip of flooring from the kitchen tile to living room floor was not attached. The sofa has very little filling and support. When you sit on it you can feel the wood frame. Beds are very small. View was nice.

Reviewer Comments: Nice place, not enough blankets though, we were cold with only the white sheets available on the beds. Would have been awesome if there were extra to use. Another thing not mentioned is parking .....! Parking is 38 a day for valet other wise you have to look for street parking, which fills up fast. We had to look for parking to avoid the fee. The hotel is nice and pool is warmed to room temp close by to Waikiki but not on the strip which is nice. There was boards to use for the kids in the closet that was nice. Beds were okay and the sofa was comfy I would stay here again but only with the extra blankets would be a plus and more available parking.
