-The Duck Inn is a 4,500’ home sleeps 18 people located at 103 Osprey Ridge Road in the subdivision of Osprey Ridge in the historic Town of Duck, North Carolina.
Many upgrades have been made for 2024- 2025 including new appliances, new granite countertop in main kitchen, paint, new carpet & Brand New Inground Quartz Heated Pool w privacy fence.
*”Duck Inn is located .4 miles from the Village commercial district with world class, dining, shopping, and Duck Sound Side Boardwalk that connects Duck Park and access to shops, restaurants, and attractions. Enjoy Sea Hawk Property Owner amenities we have recently added by acquiring the wooded lot behind our house which includes beach access just 700 yards away. This is a 9 minute walk, 4 minute bike ride, or 2 minute drive with plenty of parking. There is also a sound front Deck on Sea Hawk where you can enjoy sunsets over the Currituck sound.
*If you have more than 18 people for the booking of the property, there will be an additional fee charged per person of $200 by permission.
There is No Exception to breaching the contract.
When in Communication through the VRBO Platform: The guest stated under the reservation contract is the only person that may respond to any inquiries or payments. Any person who is not listed under the reservation contract or who's name is not listed for the booking itself must state/sign off their full name on any inquiry through the VRBO Platform so that there is clear communication of who we are speaking with.
TO CONFIRM RESERVATION: When Booking the Home: You Must Please Provide a Copy of Your Driver's License / ID CARD with the Rental Agreement House Rules Signed and Acknowledged by you , the primary renter list all guests name/age/ staying at the home ,also any pet or pets name/ age/ breed even if it is a short term / partial stay.
EARLY CHECK IN: Permitted Upon Request well in advance through the VRBO Platform. Early Check-in as early as possible but we will guarantee entry by 1pm, for an additional cost of $100. No Exceptions for Late Check Out.
PARKING: No Parties (of any kind) Allowed *ONLY Guests that are Listed with Full Legal name and Birth Date are Permitted or Allowed to Occupy the home with NO Exceptions to Parties or Get-Together, Unless Requested for an Event.
You Will Need Pre-Approval Prior to Booking Property from the Property Owner if you are planning on Hosting Any Type of Party (Small or Large) or Family Get-Together.
1st Floor/ Ground Level: Front door entrance with patio furniture opening to patio breezeway with outside hot water shower to backyard. Side door leading to concrete breezeway. Den with sofa, love seat, chair, desk, TV/DVD, CF & Recroom with billiards table, bench, wet bar, full size refrigerator & sliding glass doors leading to the 6ft privacy fenced in backyard featuring an in-ground concrete pool offering a concrete patio around entire pool with patio furniture tables, chairs, bar stools and lounge chairs. Outdoor gas fire pit, year round hot tub, outdoor bar, corn hole, charcoal grill & gas grill. There is a gas grill with a tank that can be exchanged out for use. Please note -PROPANE TANK and CHARCOAL ARE NOT SUPPLIED, MUST BRING OWN.
Downstairs/ 1st Floor/ Ground Level: 1 QUEEN Bedroom with 1 Queen bed, TV, CF, double bowl sink bathroom with privacy door separating tub and toilet for dual use. Door connects to the hall and 2nd bedroom with 2 Bunk Beds, TV, CF Laundry area with washer/ dryer is in hallway.
2nd Floor/ Mid Level: Front stairway leading to main entrance door on furnished sound view covered deck. Opens into living room sitting area that has 2 sofas, desk, chair with built in book case and cabinet, CF, coat closet. 1- Queen Bed Master Bedroom, TV, CF. 2-Jack and Jill Bedrooms- 1-bedroom has 1 Queen Bed, TV, CF 1-Bedroom has 1 Bunk bed, CF that share 1 full size bathroom with a breezeway sun room study accessing backyard door to deck with stairs also front yard sliding glass door to furnished sound view front deck. 1-very large Queen PRIMARY Bedroom (over 500sq.ft) with 1 Bunk Bed, TV, CF a sofa & rocking chair includes own private backyard furnished deck also built in bench seating & stairs leading to top level screened porch with table and chairs off the Great Room.
3rd Floor/Top Level: This level offers 2 Great Rooms with 1 half bath. Both Great Rooms have 2 built in book shelf entertainment centers with cabinets, 2 TV’s/ DVD’s, CF’s, 2 fireplaces, 2 sit down bars and a French door divider for privacy,2 Sliding glass doors leading to furnished sound view front deck with built in bench seat,1 Sliding glass door leading to screened back deck with table and chairs facing pool area. From the screened porch, you have access to the roof level sun deck with bench seating and ocean views.

Linens are ordered and delivered to the home prior to your arrival and will be placed near the front door on the ground (shrink wrapped) in a black box. The company will not place linens inside the home , nor take the linens off of the beds, or out of the bathrooms. Upon departure, please place the dirty linens (NOT comforters, mattress pads or pillows) inside the black box they are delivered in, and where it was originally placed when delivered.
Please do not put the black box on the second floor deck near the front door, it must remain on the ground.

Good family vacation rental
We were very pleased with the property. The kids enjoyed the pool and hot tub. We only had 13 so we had lots of space for everyone. We like the location and hope to come back again.

Great location. The house is very big with plenty of bedrooms and bathrooms for our large family. We did have some problems (HVAC system didn’t work in two of the rooms, a couple appliances had problems, and the pool got algae quick due to the wooded area), but Bob and Tanya were responsive and tried to resolve the issues. We didn’t mind the walk to the beach, but there is also parking if you would rather drive. There are also plenty of bikes, paddle boards, and surf boards that the kids loved! Overall, we had a great trip!

Awesome week!
This house was perfect for our large group of friends. The pool area/backyard is a great hang out spot and the house is plenty big enough to accommodate a large group. The house is just a short walk to many shops/restaurants which was really convenient. We had a great time and hope to go back!

Great house lots and lots of room!
I booked this house for my family vacation. There was 12 of us and we each had our own room with plenty of room left over. House was pretty clean when we arrived. Owner was great to work with and got us an early check in which worked out perfect! Pool guy came twice during our stay to clean the pool which was awesome. Owners were super helpful in instructing us for best beach and bay access!! Had issue with a/c and water soaked basement floor called owners and they came over quickly repaired it within hours! Over all great stay and will contact owner again next time we come back!

Our week at Duck Inn
There was plenty of room for all 17 of us. Enjoyed the pool and hot tub when it worked.The internet was finally fixed after 3 days of service techs coming out. Was still inconsistent and slow.The dishwasher does’t work. Probably needs to be replaced. It doesn’t clean the dishes. We finally started cleaning by hand.There were spiders everywhere when we arrived as though no one had been there for awhile. I swept and sprayed til most were gone.The middle master bedroom closet was dirty.The freezer in the main kitchen had a huge block of ice that we tried to remove. We were partially successful but still a lot of ice that we couldn’t remove without completely defrosting the freezer.The hot tub kept turning off and had to wait severe hours to be hot again.

Great Price for a nice place
The good - Very large place. Pretty clean. Cozy. Lots of amenities such as bikes, boogie boards and beach chairs were available. Big plus. Area is very nice.
The bad - We did have some roaches inside and a snake that seemed to hang around a day or two. A few of my family members were freaked out. Not any fault of the homeowners. The pool bottom is very rough and cut the kids feet. We also were kicked off the beach by someone who obviously doesn’t have anything better to do than patrol the Sand Dollar beach access (HOA prez). We were told the closest public beach access was 4 miles away.

Thanks for the review. The access at the end of Plover Dr. is 1/2 mile from our house and is deeded to the public. There is limited parking at Plover but you can usually find a spot. The access 4 miles away the guy in your comment was referring to is in Kitty Hawk and has abundant parking, portable toilets, and showers.
As far as the roaches, we are contracted with a licensed pest control provider and receive monthly service.
Yes there are snakes on the Outer Banks. It is rare to see one but occasionally we do see snakes as well as turtles, deer, fox, raccoons, rabbits, and many other types of animals.
** edit to previous response. At the end of 2022, we joined the Sea Hawk HOA so we can offer our guests access to the beach just 700 yards from our house. There is also plenty of parking there as well.

My family and I had an awful experience, primarily with the property owner. She was utterly unhelpful. She required, at the last minute (like while we were on the road to OBX) a signed “Rental Agreement.” To save yourselves the trouble, no such agreement exists-it is a list of House Rules. She sent options on how to get the document back to her, which I couldn’t figure out. I pleaded numerous times for her to meet me and bring a copy since she’s local, but she dodged that request and continuously told me it was a requirement. Yes, she is local and scopes out the home. As my family was waiting in the driveway (even though she had not provided house code because I had not signed said agreement) she messaged to say she would be sending a payment request for early entry. Mind you, this was after 3pm!!! She wanted extra money for less than one hour knowing she was not going to give me the entry code. We did not gain access until after 5pm. The second floor balcony door has no handle and no locking mechanism. Faucets leak, toilets run, 4 injuries from the rough interior of the pool, no Dish as advertised. We left mid-week because the homeowner continued to ask for a signed copy of the rental agreement with revisions as we had two more guests, however she did not make attempts to help my confusion on how to do so with my phone. My family was worried all week that we would be evicted.
10/10 DO NOT RECOMMEND!

Thank you for your response. We were not told of any of the issues you mentioned until after you left. As always, these maintenance issues were fixed as soon as we were made aware of them. If you would have notified us earlier, we could have fixed them earlier. The Dish connection was fixed with a troubleshoot call. The leak in the toilet was fixed with an adjustment to the flapper. The sink also needed a small adjustment to fix the leak you reported. The sliding glass door was secured as well upon hearing your report it had malfunctioned.
We did offer an early check in offer as we do all of our guests when our cleaners can accommodate it but do not feel we put any pressure on you to accept our offer.
As far as seeing the owner scope out the property, we do inspect our landscapers, cleaners, and pool tech every Saturday but we did not visit the property at any time after 4ish when we were there to inspect and make sure everything was set for an enjoyable stay.
We also sent reminders about not receiving the house rules once you reserved the property and the day before you arrived as well as options on different ways to submit them. We do require house rules to be signed in our contract be signed prior to entry and send out reminders if they are not submitted upon booking. We are sorry you had a long wait on the customer service support line.

Home away from home
We owned in Duck for 20 years but we still rent 4 times a year, the house was amazing so many wonderful features and alot of room. I was very disappointed in the last of cleaning that was done. Some items in the kitchen I would not use they were disgusting . I cleaned some of the toilets and disenfected myself. I was disappointed in the lack of utensils for a party of 18 so it stated it housed. We had to constantly wash the utensils, maybe 7 forks at that, the house will be amazing if some fixing up would be done and some added features. I loved the 3 refrigerators & 2 stoves it was very nice. Would rent again this summer but we are heading to Greece. Thank you.

We have contracted with a very reputable cleaning service for 2023 and are looking forward to their high standards.
We hope you enjoy your vacation in Greece. As you mentioned in our private thread, you have stayed with us before and we appreciate it. Please keep in we are local and anything reasonable request such as lack or shortage of kitchen necessities we are able to remedy, usually within hours or next day. We have made sure that the house is completely stocked for 2023 including new carpet throughout, several furniture updates, and a few new appliances.
Please keep these updates in mind if you plan on returning to the OBX in the future.

Great house for a large group.
The house worked out great for our large family. It was very spacious where we could have multiple activities. They were very prompt at fixing the hot tub issue. The biggest issue for us was the communication in that the VRBO app was very slow and we were delayed getting messages from the owner the morning of our check-in. Also, make sure you send all documents (rental agreement, etc.) in pdf format since the owner was not able to accept pictures of the rental agreement in jpeg format. A couple of minor issues were that there was not enough silverware and the pots and pans were scratched up. The waffle maker was a great addition!
Overall, we would definitely stay here again. Thanks.

Thanks for the kind words. We apologize for the inconveniences. We have updated both kitchens and the downstairs wet bar/ kitchenette for 2023 including many new appliances, replaced most cookware, and made sure we had more than enough plates, utensils, a drink ware, etc… to accommodate up to well over 20 people as items Sean to dwindle toward the end of the season.
As you mentioned you would stay here again. Please feel assured that we continue to constantly make improvements every year and lol forward to hopefully hosting you again. Since we are local, anything reasonable able you notice that the house is lacking we can usually do a store run or Maintainance visit same or next day.

We had a wonderful time at a time when we really needed it. The house met our needs very well. We did see some bugs but all in all it was great.

Thanks for your review. Glad you enjoyed our house We use a licensed pest control professional service with a once a month spray service and they guarantee to come out immediately if any bugs are spotted on between sprays. This is industry standard but occasionally, as in all rental houses in the area, the follow up service is needed.

Strange layout
Everything worked out fine. The kitchen sink faucet leaked and needs to be fixed. Pool will need some repairs. Loved having a few entertainment spaces. Many bikes and kayaks but no lifevests.

Another Great Vacation!
Our group returned for a second year for our annual trip. The house was very clean upon our arrival and the property manager was very accommodating and helpful. The house provided ample space for our group for the week. We had perfect weather, which made hanging out by the pool and relaxing on the decks even better. It is only a short walk to the beach, shops, and restaurants which makes this an ideal location. I strongly recommend renting this home!!

Ruining Easter
The house was filthy . the tubs didn't drain . the plumbing was faulty. They didn't address the tub drain issues for days. The pictures of the house on the web site had to be 20 years old. Furniture was shabby and broken, there was mold and spider webs all over, rugs dirty. broken locks on doors. House desperately needed painting and floor refinishing. Pool was dirty and full of leaves. should have been covered. lack of communication . This house was a disaster , and should be removed from your site. I have pictures if you need proof.

We responded to every issue that you had at the home during your stay within a timely manner. The house is professionally cleaned by a licensed cleaner who has been servicing the house for quite some time along with inspections done prior to your arrival. The home was just recently professionally painted just last month in February 2022 and the wooden floor was refurnished as of last year in 2021. New couches were placed in the home along with new smart tvs that were mounted to the walls, new comforters, pillows and mattresses all within this year 2022. Deep cleans of all of the rugs, carpeting and all tile grout was professionally deep cleaned at the beginning of 2022. All photos of the house date from 2019 - 2022. There was a plumber who went to the home prior to your arrival. During your stay we addressed one slow draining bathtub clog on Monday April 18th. You were informed on Saturday April 16th during the service call to the home that we would be unavailable one day- Easter Sunday as we were out of state that day, but swiftly addressed the slow drain clog on Monday. There were 2 service calls addressed on the same day on Saturday April 16th, and maintenance asked you if you had any other issues to the home, and the response was no. Spiderwebs were removed by maintenance on April 16th, and there was no report of mold, which would have been addressed immediately. We do not have mold at the home as the home is professionally cleaned and inspected before each of our guests arrivals. Maintenance was not informed of broken locks at the home, however upon further inspection there was one lock on one sliding door that the handle needed replacing and that has been taken care of and replaced. That same door has a bar lock that was put in place as a safety precaution back in 2021. Please note that the pool was not open nor available for use during your length of stay which reflected in the price, as the pool is only open and available to use starting May 16th through October 3rd. There are surrounding trees along the fence area so there will be some leaves in the pool on occasion. In season our pool is serviced and maintained by a professional pool/spa technician who has been servicing the home for years. During your stay the hot tub was serviced twice and kept maintained as it is available to the guests year round. There are records of constant communication and responses during your stay on the VRBO portal, phone call records and text messages, as we strived to assist you as quickly and as efficiently as possible. We apologize for any inconvenience caused during your stay, and appreciate your feedback. Thank you.
