Location, location, location! Great base camp for all White Mountain outdoor adventure (hiking, biking, fishing, skiing, swimming, tennis, etc). Directly on the East Pemi River close to the Lady’s Bathtub swimming hole. Easy access to White Mountain hiking trailheads and just down the street from Loon Mtn entrance. Walk/bike to downtown Lincoln on the paved trail (less than 1 mile) for Black Mtn Burger, Common Man, One Love Brewery, Seven Birches Winery, shops and more. Minutes to Franconia Notch, Cannon Mtn…. and a short trip down the Kancamangus to North Conway. The possibilities are endless for an amazing vacation!

Fantastic third floor condo with a newly renovated kitchen looking out on the Pemi River. Updated 2BR/2BA unit with vaulted ceiling, wood-burning fireplace, deck, TV/internet and more.

We had a great stay! Matt has the house well equipped and was a great host, offering suggestions for the area and making sure we enjoyed our stay. The condo was the perfect location for our hiking and exploration of the White Mountains. Fall was showing off and we couldn’t have been more happy!

Fabulous place!!!

This was our 2nd time staying at this location and it continues to exceed our expectations!! Matt was great and checked-in with us after we had arrived to ensure everything was in order. Exceptionally clean and everything we needed was included. Having the pool right next door is a plus! We enjoyed sitting on the deck listening to the river and relaxing. We will continue to plan our future visits to Lincoln at this property. 5 stars all around!!!

Great Spot! Easy access to Loon

Condo was spacious and well appointed. We had a great stay and the shuttle bus to loon made getting too and from the mountain supper easy. Matt was very accessible throughout the trip and was flexible with us on dates and departure time, which we really appreciated. Definitely come back.

There are no words to adequately describe the beauty of this property in the fall. The setting is in the woods with a babbling brook running directly under the balcony and mountains, all around . The neon orange, red and yellow color of the trees with the sun shining through was breathtaking. The white Mountain national forest is right down the road .The condo itself was so peaceful, tastefully decorated and comfortable it made you want this to be in your own home. I’m sure it is lovely in other seasons as well. I highly recommend this rental. The host was available via text and no problems were encountered. You won’t be disappointed. A word of caution: in peak seasons the restaurants (which are within a half to 2 miles of the property ) are very crowded, but are worth the wait.

Feeling of a Tree House Retreat....

Matt's third floor, 2 bedroom unit a with small stand of conifers right outside the deck and facing the Pemigewasset River made for an idyllic visit to the White Mountains of NH. I am definitely returning. Best to Matt....Barbara and 3 visiting adult children.

Relaxing and peaceful getaway in the beauty of NH!

This condo was in such a perfect place (just away from the hustle and bustle of Main Street in Lincoln, but right on the Kancamagus Highway). It was so spacious and COZY that my kids asked several times if we could return and stay at the same place again. The owner was one of the most attentive and well-communicating ones I've ever interfaced with when renting a Vrbo property. Can't wait to return!!!

great place in the mountains. close to everything but far enough away to feel secluded. being riverfront was great. being able to hear the river flowing by was special. spacious condo with everything we needed available. pool was great after day of hiking. highly recommend!

Wonderful place

We thoroughly e joyed our stay. The condo was immaculate. The beds were very comfortable! Loved the living room with the huge tv. But the best part was listening to the roaring river! The location is also great with lots of great restaurants & hiking spots! I wish we could have stayed longer!

Another great stay

We enjoy Lincoln area. Great bike, running or walking path goes right by condo. Nice swimming spot on the river and pools are a plus as well. Condo has everything you need and furniture is comfy. Would stay again. Don't forget to display a parking pass:)

Condo was clean, spacious, perfectly accommodating and close to everything we needed. We had a very enjoyable stay and the river was refreshing to swim in and relaxing to listen and fall asleep to. I highly recommend it!

Beautiful Condo, great location

This condo was perfect for what we had planned on our vacation. We loved the one level because we have a 1.5 year old and we were able to have him sleep in his own room on the same floor. A lot of our plans were in Lincoln so there was no beating the location and we utilized the river right behind the condo every day! The owner was very responsive and the place was super clean upon arrival. We would definitely come back and hope to next summer!

This was one of the best locations we have stayed at! The unit was exceptionally clean, comfortable and inviting. Having the river right out the back was a great bonus. Matt was very responsive. We couldn't ask for anything more and would definitely rent here again!

Memorable stay

We had a very comfortable stay at Matt's place. The river view makes sitting in the balcony so rewarding. The condo is located just 5 min away from everything you need and is very close to the scenic kancamagus highway. We would like to stay here again on our next trip.

My friend and I fell in love with this property even being on the third floor (no elevator) getting our exercise in. Property was super clean and had great communication with the owner/manager. Will return to this condo when we visit there ares next time. Wish I could rate it higher. So relaxing.

Outstanding

The condo was outstanding and the view off the porch was relaxing in the evenings just listening to the sound of the river. Waking up to the sun through the trees was a delight. Just two items to point out - and both are ON the listing, but I figure others might make the same mistake I did and not read closely. 1) It is a 3rd floor unit. It's a good workout, but worth it. 2) There is NO AC. 98% of the time it is not an issue, but when it is the few days a year when it is the high 90s...it gets warm. The owner has fans, but plan ahead - otherwise you only have yourself to blame.

Excellent Condo and Location!

We (Two adults, one child) stayed here mid July, no complaints whatsoever. Great communication from the owner, and great location! Condo was a perfect "Home away from home", with everything one could possibly need. Location on the river sold me, spent some time each day in the river or the pool. Will most likely return next year. A++ Thanks again for sharing your property with us!

Great stay in Lincoln, NH

This place is awesome. It’s about a 1 minute drive to Loon, 2 minutes to downtown Lincoln, and you can hop right on the Kancangus. The condo sits right on the Pemigewasset river and a short walk from a great swimming hole. It also has a pool right next to the unit. The condo was clean and comfortable. We didn’t have any issues but the owner did check in to see if we needed anything and was very responsive. Would highly recommend this place.

Excellent location, beautiful place

We came as a family to visit Franconia Notch State Park as well as the White Mountain National Forest and this location could not be better with easy and quick access to both. The condo provided ample space for my husband, myself and two teens to spread out comfortably. The space was quiet and comfortable, the pool was fantastic and right next door. Balcony was the perfect spot for breakfast and an afternoon coffee. We would stay again without hesitation!
