Welcome to our secluded waterside villa in Rotonda West, Pine Valley section. This large, 3 Bdrm./2 Ba. + Den Home offers vaulted ceilings, a light airy feel and abundance of natural light for our Guests. We are located on 3 lots over .75 acre with no direct neighbors on either side. affording our Guests lots of privacy and quiet during their stay at the Villa. There is a view of the Main Rotonda canal in the rear overlooking the South facing Pool & Spa. It provides gorgeous Sunrises and stunning Sunsets for you to enjoy with your morning coffee or evening beverage on the spacious covered Lanai. The Pool & Spa deck area spans the whole width of the home providing maximum sunbathing and activity space for your enjoyment. Pool and Spa refurbished in Pebble Tec finish in May 2021. It offers 2,130 Sq. Ft. of air conditioned and heated space for your comfort during those warm days and occasional brisk evening.

You are Welcomed into the home via a tiled entry and overlooking the Living room with the Pool/Spa area thru a wall of glass sliders. The formal dining area is well appointed, providing seating for 6 along with several at the Kitchen counter. A large kitchen offers an abundance of space to prepare anything from snacks to gourmet meals. The kitchen cabinets are fully stocked with glasses, dishes, pots/pans & plastic lanai dishes. A Microwave, Coffee maker, Toaster, and full array of cooking utensils are also provided. A kitchen Nook, overlooking the Pool deck and Canal provides seating for an additional 6 diners.

The Master bedroom features a King size bed and a full ensuite bathroom with large Walk-In closet. Dual vanities, corner Jetted tub and Walk-In shower. Glass slider doors offer direct access to the lanai/Pool area. The 2nd bedroom has a Queen bed and large closet with night stands and dresser. The 3rd bedroom has two Twin size beds and closet. Both 2nd and 3rd bedrooms share the 2nd bathroom which provides a toilet, double sinks and Bath Tub with shower. It also provides direct bathroom services to the pool area. The Den with Queen sleeper sofa can also be used as a 4th Bedroom. High speed Cable & WIFI services are provided along with a networked printer for local printing from your laptop or phone.

The Pool and Lanai area provide seating for lounging and dining with full access to the pool perimeter. A Child Safety barrier is provided around the Pool, if needed. The large Pool deck and integrated Spa offer plenty of space for a wonderful time in the Florida sunshine. There is an additional daily charge for heating the Pool and Spa. There are many Golf courses within 30 minutes with many of them only minutes from the home as well as a lighted Driving Range. Tennis courts, water sports, fishing- local and deep sea, Mini Golf, go-carts, beaches can be found nearby. There are a wide variety of restaurants and shopping opportunities to meet most every needs. Walt Disney World, Universal Studios and NASA facilities are all within a comfortable half day drive. Boca Grande beaches, restaurants and excellent Grouper fishing are within 15 miles.
