Beautiful villa overlooking the ocean with wonderful views, house was spotless and tastefully decorated, properry manager was attentive and very responsive, she coordinate chef service, on site massages and yoga and all was fantastic, only 10-15 min from downtown Cabo, Highly recommend!

Beautiful home ocean views, Whales swimming in the distance. We walked to the beach and Marina hung out by the pool listened to music. Beatriz was very knowledgeable, house was kept up and had home made dinner by the chef. Great get away!

Girls Getaway

9 girls went on a girls trip & had a phenomenal time at Villa Sebastian. We felt very safe in the Pedregal neighborhood. Beatriz is irreplaceable, has amazing customer service, accommodating & so helpful leading up to the trip and on the trip with facilitating & things we needed on our trip. The housekeeping & chef services were an added bonus. The house was as advertised, stocked kitchen. The pool & hot tub were easily heated & an amazing hangout spot. Would recommend staying here!

Amazing!

This villa is so beautiful! We had a car so it was easy to get to town and down to the beach. If you don't have a car it's a little inconvenient. Lupita the house keeper was the best, she worked so hard to everyday to keep it clean. We had the chef Nobo come in twice. He cooked the fish we caught and it was so good! I would stay here again in a heartbeat!

Girls Weekend

The MOST amazing girls/ moms trip. The house is beautiful, beds are very comfortable. Felt very safe and well taken care of all weekend. The Concierge, Beatriz, ensured we had the best time and was responsive and helpful throughout the entire trip. Helping with transportation, reservations and anything needed. We used the Chef services and it was so much better than I could ever imagined. Food was phenomenal they even made us delicious cocktails. The maid services daily was a nice touch as well. We would go back again and again and recommend this place to anyone

Amazing!!

Beautiful home with gorgeous views of the ocean! With daily Maid service and concierge included..we were spoiled. Their home offers plenty of space for our party of 7. The pool was a wonderful place to take in the views and cool off. Plenty of space for the whole family to hang out. The kitchen has everything you would ever need. Carolina and Betty were so informative and responded right away! We will be back!

This place was incredible! Betty made sure we had everything we needed and more and was very quick to communicate if we had any questions. We were greeted at the door with margaritas and appetizers and shown around the house so we knew where everything was. The chef is a must add. He was amazingly good. We enjoyed that food more that any of the restaurants we went to for sure. Hands down the best place I’ve ever stayed on vacation, made for an amazing bachelorette. Thank you!!!

Margs & Matrimony Bachelorette

I stayed here for my bachelorette and WOW! Everything was incredible. The shuttle service from the airport was so easy and Beatriz was great at communicating when and where to be. Going to Costco was a plus too! Then the villa itself was stunning! Super safe area with a security guard for the community. The pool was definitely my favorite part! Great for pictures and floating around. The private chef service was also amazing! They were super friendly and the food was delicious. This was the perfect choice to celebrate my bachelorette because it’s quiet, close to downtown, close to the water if you want to go out on a boat, and just the hospitality received from Beatriz making sure our stay was everything we wanted it to be. Thank you Villa Sebastian and team!!

Great view

The house had an amazing view of the ocean. That's the first thing we noticed upon check in. The beds were comfortable and overall the house was clean. The kitchen appliances have seen much better days. The dishwasher racks have rusted to the point the metal has split. The oven doesn't close completely anymore. The last day a mouse ran across the kitchen and jumped into a cabinet. Half of the outside doors are also rusted and don’t open really.

Truly Awesome House/Host/Maid

This house is incredible. The location is amazing. The views are amazing. The layout is great, the pool is amazing. If you are thinking about booking this house but are unsure, just book it. One thing important to us staying in Pedregal is that that house faces as South as possible for maximum sun exposure, this house does. Cleaning service was offered everyday. The house was always very clean. Our host, Beatrice, truly made the experience awesome, from arrival to help along the way. We had in house massages as well as chef services one day. Both were fantastic. All around an amazing experience!

Best house and concierge!!

This house exceeded my expectations and was even more beautiful than the photos! The concierge, Beatriz was so helpful and responsive. She arranged a boat and chef for us and both were amazing. The only thing that didn’t go as expected was we could not play our own music in the house through the AUX cord which was a little frustrating but they did have sirus xm channels to choose from at least. Beatriz did everything she could to try to fix but there needed to be a technician so it did not work for the entirety of our trip. I would still stay here as it was an incredible experience and bringing a speaker or using xm radio is always fine.

Good view but way too many stairs and not enough shade in outdoor areas. Pretty pool and spa but pool heater did not heat the pool. Poor tv reception in great room and Dish is set on NYC time. Need tv’s in all bedrooms. Chef service was very convenient and reasonably priced but chef had to bring ice since there is no icemaker. Loud outside music at several neighboring houses some lasting until 4:00 am.

Dear Mrs Estell, glad to hear you enjoyed the views and amenities at Villa Sebastian, the pool heater has been tested and it is in perfect working condition but it does take about 3 hours to get to the desire temperature, the house manager would have glad to walk you to the process of heating the pool but unfortunately you never contacted her to report you had an issue with this. The dish service is address in the US, so all you have to do is adjust the time to our local time if you wish to view a specific program, which no other guests have found this to be a problem, sorry if this was an inconvenient to you. Villa Sebastian is indeed a multi level villa as described in my listing, therefore we do have a few sets of stairs which is disclose in my description of the accomodations you booked., in the pool level we have several shaded areas, a full size palapa, a shaded seating area plus umbrellas on the lounge chairs. Pedregal is an upscale residencial community in Cabo, they do have a very strict noise policy in place and of course all guests are required to adhere to these rules, but unfortunately some guests will not follow the rules from time to time and security will do their best to contact them, sorry you encounter some of these unruly guests during your stay.

Great house, great location, but one bedroom smells bad

The villa and location were great and as described. However, one of the guest bedroom suites does have a noticeable odor to it. After inquiring with staff about it we were informed that its from the plumbing/sewage system for that bedroom. They tried pouring a bunch of clorox down the drains but it didn't solve the Known issue. Unfortunately I had planned for guests to stay in both guest bedrooms during the stay however they could only tolerate the smell for one night. I had to spend an extra $1000 to rent a portion of a friends villa for my guests to stay in. So long as you don't plan on using the 3rd bedroom then everything will be 5 stars.

Dear Ricky, so sorry for the inconvenience while your stay at Villa Sebastian, it was confirmed by housekeeping that the problem started in the middle of your stay, management was notified on Friday and the problem was addressed by Saturday morning, the plumber indicated the smell came from a malfunction of the toilet plumbing system which needed to be replaced, the problem has been reported as solved, we try our best to provide our guests with a fantastic experience while staying at Villa Sebastian but unfortunately unpredictable issues arise without any warning, fortunately our management team is available 24/7 to respond as soon as possible, please accept our apologies and we sincerely hope you give us the opportunity to host your stay again on your next adventure to Cabo in the near future. Avoid at All Costs! Undisclosed Interior Cameras!

As a Host on VRBO myself, I can tell you this property violates VRBO’s camera disclosure policies. While mounted on the exterior, there are 2 live cameras pointing into the interior family room. (Property Manager said they were for “security.”). While exterior cameras are allowed on VRBO, they must be disclosed in the listing. We also found several cockroaches and scorpions inside and just covered them with cups. We declined the maid service, but the maid showed up at 7:45 am on day of check out. There is also construction immediately adjacent to the property and the location is hard to get to and NOT walkable to the marina, two questions I specifically asked before booking. The Property Manager was very pushy, as well, Pedregal is a nice community, but there are many other choices. Looks like listing has been paused by the Host.

Dear Jennifer, I am very surprised to read your review, I understand you were upset because your original reservation cancelled on you but when you contacted me and ask for a last minute stay and ask about construction nearby I was completely honest as I am with all my guests, we do not have construction adjacent to us, they are close by and you were perfectly aware of that, they are on final stages and almost done, working on the inside of the house, only two are active and they are on the hill behind us. As for the cameras they are not located inside the house, we have one on the garage, one on the main entrance and two on the back doors where people have access, and this is for your own protection, all doors and windows have a black uv ray protection tint and nothing can be seen from the outside of the house, these cameras are not being monitor all the time, only property manager has access to them and footage is only review in case of a security issue at the guest request. You were also properly disclosed that the house is within walking distance to the marina, we are less than a mile away, we also told you there were hills on the return. As for the insects we are on the desert and we are on their habitat, even after we have pest control twice a month they find their way in but they die inmediately, not trying to hide them at all. And lastly my listing is not paused, it is very well live since 2009, since then we take pride to provide personal and excellent service to all my new and satisfied returning guests year after year, as you can see on all my previous reviews.

Wonderful weekend getaway!

We had a fantastic weekend at Villa Sebastian! Both the owner and concierge were fantastic. Excellent communication, service, and attention to detail! Beatriz, the Property Manager, took care of every detail and made us feel welcome, informed, and taken care of. The villa was clean, cared for, and fully equipped. We arranged for transportation and chef services through Beatriz and had a wonderful experience all around. Thank you Carolina, the property owner, and Beatriz, for a beautiful weekend at Villa Sebastian! We highly recommend this property and look forward to visiting again.

Getaway in the sun and fresh air

My two friends and I rented this place. The views, weather, pol and sauna were more than we had hoped for. We took advantage of the personal chef who did a phenonmenal job. The property was clean, well kept up, with plenty of square footage to have alone time or play time. We would stay here again.
