Ref 07. Stunning villa at Lake Berkley Resort near Disney.

This fabulous 4 Bed Villa is located in a peaceful corner of Lake Berkley Resort with beautiful views to the Conservation Area and one on the lakes at Lake Berkley.

South West facing pool.

The villa is fully equipped with everything you will need including air con throughout, private pool, WiFi, fully equipped kitchen, laundry room, bed linens, towels etc.

Full air con and hi-speed WiFi throughout.

As a guest of Lake Berkley Resort you will enjoy all these facilities free of charge: fishing, tennis, basketball court, both indoor and outdoor gym, clubhouse, children’s splash pool, and running trail.

This fully air conditioned property offers all of the homely comforts you would expect whilst being on vacation and will sleep up to 8 people. Cable TVs are provided in the main sitting area and 2 of the bedrooms, there is also a PlayStation available. There are also 2 cots for your use.

The Lounge area is well furnished with new modern furniture and looks out over the pool deck. There is 40 channel Cable T.V. PlayStation, DVD, Radio, CD player, and reading books for your entertainment.

The typical American style kitchen has large hob, oven, microwave, dishwasher and ice making fridge freezer. There is plenty of china, glassware, cutlery and cooking utensils, saucepans etc for your use.

There are two Dining Areas: Breakfast and formal dining area and are located adjacent to kitchen.

The recently refurnished Master Bedroom offers a King sized bed, Cable TV, walk in wardrobe and ensuite shower room with WC & wash hand basin. Bedroom 2 has a Queen size bed, luxury furnishings and plenty of storage space. Bedrooms 3 & 4 are twin bedded with built-in double wardrobes.

The main bathroom has both a bath and a shower, as well as washbasin and WC. The separate Laundry room is fitted with a washing machine, tumble dryer, iron and ironing board. So no need to pack loads of clothes in your suitcases, save the space for new items you will buy much cheaper in Orlando.

The pool deck overlooks the conservation woodland area and one of the three lakes on Lake Berkley. The large pool area is furnished with table, chairs, and sun loungers. Also there is a large gas BBQ. Pool heating can be added for additional fee, please enquire if you would like a quote for this.

We employ a local management company to take care of the villa and are available 24/7 to deal with any questions/issues during your visit to the villa.

Things went very well. Had some plumbing issues but called the number provided and it was cleared right up.

Overall good experience. There are some things that could be better like the mattresses which were hard and creaky in all the bedrooms except the queen which had a very comfortable mattress. The carpet needs to be either deep cleaned or replaced, the stains and wear and tear are showing. I would definitely prefer an extra roll of toilet tissue instead of the multiple mini bars of soap. Most people travel with soap but not toilet tissue. The information in the booklet needs to be updated because it said check out was 11am but the email said 10am. Batteries were missing from several remotes for the TVs but other than those minor things the place was very nice.

All in all good. House comfortable, all utensils available. However, quality of mattresses and cleanliness of floors & carpets, as well as patio below standard. Pool cover in terrible shape, better to get rid of it since small plastic particles everywhere, everyday. Pool/patio net to cleaned.

Terrible house but good area

Everything close but the house is terrible. And make sure you don’t forget anything when leaving the house because the cleaning person takes anything you forget and they don’t get responsibility for that. I forgot my iPad and an hour late came back , but the cleaning person took it but they didn’t get responsible for that. the beds are horrible and super old they make so much noise every time you move on it .the bed blankets are super old too .. super dirty with a lot of big cockroaches, smell like an super old place , the bathrooms are dirty and smell bad , the pool gets a lot of worms and trash from the outside.. is really hard to get signal for the phone calls , and super hard to comunícate with the owners, there is not place where you can go if you need something because you just check in with the security guard. You have a phone number to call but you can only leave a phone massager and wait for next three days to get response . I would never recommend this house to anyone

Shortest stay ever

We didn’t even end up staying here. We found another place to rent. The unit needs some serious upgrades and a good cleaning. Beds/mattresses very cheap, bedding was cheap and dirty. We would have had to go out and buy more pillows and blankets. AC was barely working, it was very warm and clammy in the house. Patio was dirty and needs a good power wash. I wouldn’t have even let my dirty laundry touch the rugs they were so so dirty. It was not a place I expected would be on a vacation site. I should have read the reviews better and listened to them more. We had stayed in a house the week before in the same neighborhood that was great and found a place a mile down the road to replace this one that was great.

I loved my stay here the owner was very responsive the place was clean and just as ot showed in pictures the home is very spacious we traveled with kids and the house had toys a playroom I will definitely be staying here again

Family vacation

For the most part it was a pleasant experience. Just had a couple of small issues. We went to take showers and only had 3 wash clothes and we are a family of 5. We called and within a hour they brought more. The other issue we had was we paid for pool heat and we surely had pool heat. The water was like hot tub water. We called and they came right out to find that the heat was set to 92.

If you want trouble accommodation, welcome to this “villa”!

First, we paid extra for heated pool, but pool became usable on 7th day of our stay! If you want to enjoy your time at this “villa”, make sure you have extra: toilet paper, place had 1/2 roll in each bathroom, extra bath towels, we had only 4 for 5 people and only 2 hand towels, bring your own batteries for TV remote controls, half of them didn’t have any, to use dishwasher, bring detergent, there was none, extra garbage bags, only 2 were provided, ridiculous! Place is filthy, mold on bathroom windows, AC filters are so dusty and it’s in pandemic situation! It looks like, guy bought this place in 2012 and did nothing for 8 years. Everything is very outdated, mattresses old and very uncomfortable. Oh, forgot, half of the light fixtures had bad bulbs! You will be surprised in night time how noisy old kitchen refrigerator is! I have pictures of this nonsense, who interested, can send them. So, good luck to everyone who is looking to rent this place!

Family/Twins Bday Vacation

My overall experience was not as pleasant due to some issues at the property that could not be resolved or address during my Stay and the issues that wasn’t address was the biggest perks why I pick this property or as I could have stayed in any other property if would have known these issues. I want to just start off with I paid for Pool Heat for 5 days and as of today they still not have refunded my money and I check out Wednesday I guess I will have to get my attorney it was told it was turned on the day I arrived and it was not working than that Saturday the guy Kevin came out twice to turn it on and it still didn’t work, Secondly they listed a grill that was dirty that should have been cleaned before my arrival if I would have know I would have not bought grill groceries to only clean a broken grill that did not work lastly whining down our days my family wanted to do our laundry so we wouldn’t have to pack dirty laundry the wash machine listed was broken and maintenance was called and was unable to get it fixed until after my departure. All to say you shouldn’t list things in your property without knowing if everything is up to par that what you have a company managing your property for or you should maintain it yourself.

Nice property

The property is exactly what is listing on the website. Just had one small problem which I contacted the owner who redirected me to the property manager. On the day of arrival I contacted the property manager of my problem with pool after hours, but called back the next morning and was told they got message about my problem. I never heard back from them or gotten any update as to what was going to take place. 2 1/2 days into my stay I saw someone out of nowhere entered the pool area and said nothing until I addresses them. But other than the pool issue everything else was great and very quite community.

Quite getaway

Home is exactly like pictures shown! Very quite area. Easy to get around and find groceries and plenty of places to eat. The gate entry was a little frustrating at times as security may not always be in there and you just have to sit and wait. Also pool area was a little dirty but nothing a quick sweep couldnt fix.

Just Amazing

This house was so amazing and met every need we had. Communications with management and owners was great they were friendly and very prompt. I have no complaints everything was clean, stocked just had an amazing time! Thank you will be coming back soon!

A little bit dated

Overall pretty good property a little bit outdated air conditioner locked at 74° was a little bit warm in there could not control it . Had a few issues with pool heat but property maintenance company very easy to deal with helped the best they could. Pool never did reach a good temperature but I know that had nothing to do with property maintenance they were extremely helpful

Beautiful Villa

This villa is excellently situated. A quiet area with beautiful onsite facilities. The villa was modernly decorated and had lovely extras including- swimming floats, extra bedding etc. We had some issues but the owner of the villa was extremely helpful and things were quickly resolved.

Little getaway

The location was good. The gated community was very nice. I really don't like to nitpick. But it had some issues. As I have read before in other reviews before my stay. The master bedroom mattresse still needs replaced. The air conditioning is still messed up.got up to 87 one day. Had to shut off so it could defrost.. yes it is freezing up. There where a lot of dead love bugs in the house. Getting in windows some how. Lot of windows don't lock. Other than that it was a nice stay. The pool area was the hang out. Thanks for the stay. May consider again if up dates are made.

Good location

Site was very nice with gym and very friendly staff, can’t comment on the communal pool and bar as we didn’t use them. Villa easy enough to find and quiet. Pool was lovely not overlooked and very relaxing. Villa had what you needed.

Great location to be !!!!

It was a pleasure dealing with Stephen and his wife. Last minute we had to bring twin babies and they immediately responded telling us it was OK to have the two extra little ones with us. The location was great it was near 192 which has many shopping stores and attractions the pool was wonderful to have at the home. I would most likely rent again on our next trip.Aileen

Nice rental at a fair price.

Perfect base of operations for a mid-winter fishing trip. Great area Very nice sub-division/resort. The gated access was appreciated for security. House had everything we needed, only complaint the master suite bed was very uncomfortable and low quality (but the living room sectional was extremely comfortable) and made for a great nights sleep. Stephen was great and very accommodating to deal with. Would rent this house or any other from Stephen again in the future without hesitation.

Clean, spacious and perfect location

We had a great time here. Clean, Spacious house with great layout. Lovely pool- heating made it like a bath. Great location too. Walmart just down the road and easy access to Disney and to Universal. Would definitely stay again. Only downside was a very noisy air con unit which did shatter the piece of the area slightly. Overall great property and would recommend it.

Amazing villa. Simply the best

Stayed in may villas over the years near Disney, but this was the BEST we ever stayed in. Spacious, private, clean, modern, and on a safe secure Resort. Photos don't do this place justice, it is much better. Coming back next year. Sally and family

Just fabulous

Everything about this villa was just fabulous. Dealing with the owners was very easy, check in was easy with key code access. Villa very clean and maintained to a high standard. Villa is in a lovely position, conservation view, lovely large pool and deck. Great BBQ. Lake Berkley resort is gated and very safe, beautiful grounds and lots of amenities. we highly recommend and will book again nexy trip. Ron and family

All the villas have their own private pool, luxury furnishings, lounge with large screen TV, fully air condioned throught, WiFi internet access, fully equipped kitchen, at least one bedroom with ensuite bathroom, washing/drying facilities and free access to all the facilities at the Resort. Please note we have a strict policy of NO SMOKING and NO PETS in every villa (smoking is allowed on the pool deck).
