POOL|SPA:
Pool: $100/daily fee to 84 degrees. (More heat is an additional fee)
Spa only: $35/daily fee to 102 degrees. SPA HEATED ON DEMAND ONLY. USUALLY 15-30 MINUTES TO HEAT, DEPENDING ON THE TIME OF THE YEAR, CAN BE UP TO 50 MINUTES IN COLDER WEATHER. SPA IS NOT HEATED FOR ARRIVAL.
Gas prices are at an all time high entering the new year, and we do not profit on these fees. If you need the pool/spa heated upon your arrival, let me know at least 24hrs in advance. We can have it ready for your arrival at that time. Pool heating time varies depending on outside temperature. Pool fee can not be refunded unless heating issue is due to a problem with equipment.
**Pool heating is not needed in summer months. Pool heating is available all year and usually recommended mid September to mid June.

THE CITY OF DESERT HOTS SPRINGS - VACATION RENTAL RULES:

QUIET HOURS AFTER 10 PM - MINIMAL OUTDOOR ACTIVITY

NOISE
• Music is now allowed outdoors at cellular/ laptop level before 10pm. Vacation rental properties are monitored by noise monitoring systems.

OUTDOOR AND POOL:
• Please be considerate of the neighbors and keep voices and pool activities to be at a reasonable level. Continued and ongoing screaming or excessive noise for an extended time is one way to upset the
neighbors.

• There is no use of outdoor amenities and/or outdoor games or any outdoor activities that create noise between the hours of 10 p.m. - 8 a.m. (NOISE AND ACTIVITY SHOULD NOT BE HEARD OUTSIDE AFTER 10 PM)

PLEASE NOTE: The desert can become extremely windy. Please close umbrellas to avoid damage when not in use and overnight. Thank you, kindly.

Parking: 2 cars in the driveway and 2 on the street.

PETS:
We are pet friendly! Please let us know in advance, if you need any special accommodations. $200 pet deposit is required and if no additional pet cleaning left behind, $150 is refunded at time of check out and $50 goes towards pet`s stay and $25 for each following pet thereafter at least 24 hours in advance prior to check in date.

EARLY CHECK-IN/LATE CHECK-OUT REQUESTS:
If you need special accommodations with early check-in/late check-out, we will gladly help UPON AVAILABILITY. Early check-in fee is $75, payment has to be provided upon request or request will NOT BE VALIDATED. Late check-out requests are not easily attainable as our staff needs to properly sanitize and clean before the next guests arrive. In the event we do not have a reservation following yours, we will gladly accommodate for a $75 fee and move our cleaning crew to a later schedule or help you extend for the day or night at a special rate.

RESPONSIBLE RENTING:
We have wonderful neighbors that welcome you to our neighborhood, please ensure to respect them and the area around you. There is no music allowed outdoors, please keep the music indoors and have windows/doors closed. Quiet hours are between 10pm and 8 am, please ensure the deck is quiet as per the ordinance that is in full effect. Thank you for your kindness and understanding as this is what is required by law in our city.

ADDITIONAL OCCUPANTS/VISITORS:
Please note, you are allowed to have additional 4 daytime occupants but please ensure they exit the premises after 10pm.

CHECKOUT DUTIES: when possible, if you could start a load of pool towels in washing machine, put your trash in the trash area and start a load in dishwasher. It is the request asked by my cleaning team and they appreciate it immensely. With CDC new guidelines, which we follow, they have a lot more duties to complete, this helps them to be timely for everyone. Thank you so much!

CHILD TRAVEL ITEMS:
Being a small family business, we love hosting and accommodating all of our guests, especially our younger ones! We do provide a pack and play and a high chair, complimentary for our little guests with a 24 hour advanced notice. For any other items such as strollers, car seats, children toys or anything along those lines, we have partnered with a local vendor that can be of assistance. Please reach out to our team for details. Please note: Fees will apply for those items. Payable directly to the vendor.

FESTIVALS:
Please note for the right group we are willing to give a special discount for Coachella and Stagecoach. Referrals and repeated guests will be rewarded with a discount, depending on the time of the year. All festival bookings are non-refundable with additional deposit requirement. Regular noise ordinance is in effect.

Guests will have entire use of the home and property.

Brand new subdivision located a short 15 min drive from the famous downtown area of Palm Springs! It is a quiet and relaxing atmosphere in the neighborhood with incredible views. Come out and re charge, unplug with us. We can recommend some health spas in the area.

Uber, taxi and car rental.

Pet fee is $200. After your stay, $150 will be refunded, provided no mess or damage. Propane for firepit and grill will be provided.

City of Desert Hot Springs Ordinance for Short- Term Rentals:
Music cell phone/laptop level only before 10pm. It cannot be audible at the property line or front of the house.
After 10pm quiet hours. Please ensure zero music outside and human noise to absolute minimum.
Occupancy of max 6 overnight and additional 4 people in the daytime.
Breaking any of the city rules will result in code enforcement fines payable fully by guest and potential evictions.
If the person that booked the reservation cannot attend to their phone in case of an issue, please provide an alternative number, if we have to dispatch emergency contact, there will be $50 during the day and $100 after 10pm charge to the guest.
Please know, we do not micromanage and want you and your group/family have an amazing time and give you full privacy but these have to be observed

I Understand that landlord, its Officials, directors, agents, employees, volunteers and Representatives (collectively, `landlord`) retain the right To restrict access to the pool for the failure of any person to comply with the Pool rules. WARNING! THERE ARE OBVIOUS KNOWN DANGERS INHERENT IS SWIMMING ACTIVITIES. FOR EXAMPLE: PHYSICAL INJURY, AND IN SOME CASES, DEATH. I. INDEMNIFICATION AND RELEASE OF LIABILITY In exchange for the landlord allowing me to voluntarily Utilize the pool, I understand and agree to: ASSUME AND ACCEPT ALL RISKS arising out of, Associated with or related to my and the Pool Area Users` Use of the pool, even though such risks may have been Caused by the negligence of the Landlord; 2. BE SOLELY RESPONSIBLE FOR ANY INJURY, LOSS OR DAMAGE which I and the Pool Area Users may sustain while using the pool, even though such injury, damage, loss or death may have been caused by the negligence of the Landlord; INDEMNIFY AND HOLD HARMLESS Landlord from any And all claims, demands, actions, liability or costs, Including attorneys` fees, which might arise out of my or The Pool Area Users` use of the pool, even though such Claims, demands, actions and costs may have been Caused by the negligence of the Landlord. a) has the effect of releasing, discharging, waiving, and forever relinquishing any and all actions or causes of action that I may have or have had, whether past, present or future, whether known or unknown, and, whether anticipated or unanticipated by me, arising out of my or the Pool Users` use of the pool; b) constitutes a complete release, discharge and waiver of any and all actions or causes of action against Landlord; c) applies to personal injury, property damage, or wrongful death which I and the Pool Area Users may suffer, even if caused by the negligent acts or omissions of others; d) is an affirmative representation that I am assuming full responsibility for any and all risk of death or or personal injury or property damage suffered by me and the Pool Users while utilizing the pool;
