Our gorgeous home sits on the premier VIEW street of Granby Ranch, with views towards the Fraser River, the Ski Area at Granby Ranch and the Continental Divide. You will see Longs, Grays and James Peak as it is perched on the top of Pawnee in the exclusive neighborhood of Prospect Ridge at Granby Ranch. Enjoy Ski Granby Ranch with Skiing, Golfing, and summer festivals just mins down the street. Grand Lake, Lake Granby, and Rocky Mountain National Park are also just 20 minutes down the road!

Get ready to make lasting memories in our beautiful home! From our 360 degree mountain views, deck space, outdoor hot tub, 2 family rooms, and upstairs shuffleboard table, our home has something for everyone to enjoy! Our home offers 6 bedrooms across 3 levels and 3.5 baths with 2 family rooms that have a fireplace in each.

On the main level you will find our kitchen, dining, main living area, half bath, office, and master bedroom with ensuite bath. This level also features an office with door for privacy and queen size murphey bed. Unwind on the sofa by the fireplace for a nice movie night or gather around our kitchen and dining area for a family meal!

Our upstairs level features our loft area game room with 2 full size bunk beds and a separate full bed, game table, and shuffle board!

Our lower level features another large family room with ample seating and large TV. Step off the family room outside to our deck area's and private hot tub! This level also offers a bedroom with 2 full size beds and ensuite bath, our huge bunk room with 1 queen, 1 full, 1 twin, and a sleeper sofa, and a king size bedroom!

Granby Ranch offers many year round activities such as skiing, snow shoeing, down hill biking, golf, hiking, festivals and more! We are also just 30 minutes from Rocky Mtn National Park and Grand Lake. Come make lasting memories in our home and see all our area has to offer!

All Winter Park House properties come stocked with a basic starter package of paper towels, toilet paper, facial tissue, hand/body soap, conditioning shampoo, dish soap, sponge and dishwasher detergent (this is a 3-4 night supply, guests may purchase additional products locally). Each home is equipped with bed linens and towels. Kitchens are stocked with a coffee maker(Keurig and standard), cookware, bakeware, dishes, glasses, utensils and small appliances(griddle, crock pot, blender, food processor, rice cooker and waffle maker). We also offer a large capacity washer and dryer for your use.

Other Amenities:
The Ranch House at Granby Ranch (5 minutes away by car) has a ping-pong table, foosball, and a fitness center with weights, treadmills, etc. Current rates for guests of Granby Ranch: $10 for a Day Pass per guest (kids 6 and under are free). Simply provide a copy of your reservation with the address showing.

the various seasonally-available dining options are located).

House Rules
1.) Please respect our county wide quiet time hours are 9pm to 7am. Our county does fine for violations and that will be at your expense.
2.) No events of any kind permitted at anytime. Violations will result in immediate eviction and $1500 fine.
3.) No outdoor fires are permitted at anytime.
4.) No more than our stated allowed number of 5 vehicles total at our home. No on-street parking allowed at anytime. Our HOA does fine and tow and you will be responsible for any fine incurred.
5.) All of our rentals are non-smoking. By renting this home, you are stating that you will not smoke in our vacation rentals. You will lose your deposit if evidence of smoke is found once you check out.
6.) You and your guest are using our home at your own risk. We nor the owner of the property will be held responsible for any injuries that occur at the vacation rental or for any lost or stolen items.
7.) No boats or trailers are to be parked at our rental properties. Any fines from the home owner association, as a result of this broken rule, will be charged to the refundable deposit.

Our home is equipped with noise/smoke sensors. Exterior cameras are also present.
