Guest access:
• This is a 2nd floor condo with 10+ steps to enter.

• This home has private entrance with one private deck.

• This home is a duplex with an occupied unit on the 1st floor. Each unit has a separate outdoor shower & trash area.

• There is a shared outdoor shed, patio, and BBQ grill with 1st floor Unit A.

Other things to note:
• Must be 25+ yrs old to book.

• All staying or non staying guests must not exceed 6 persons (not including under 2 yrs old) during the entire stay due to fire and safety ordinances. This will be verified prior to guest entry, throughout stay & upon checkout. HOA Policy.

• Pet policy: Max 2 dogs only with breed restrictions. Must disclose breed and weight of dog prior to booking in message to host. HOA Policy. All dogs must be house trained. Must add dog(s) on guest reservation page prior to booking reservation which will include $100 pet fee. This is for your dog(s) to occupy the property as a guest, not used for additional cleaning and/or damages. All dogs must be house trained. Absolutely no other types of animals other than dogs which includes emotional support animals due to severe allergies no exceptions (please find other accommodations). Dogs must never be left unattended or must be crated if left alone. Guest is responsible for providing crates and puppy pads if leaving for an extended period of time. Excessive barking is prohibited. This will be met with a friendly warning and must be rectified immediately. Dogs must be leashed at all times when walking along the property for community safety. Dogs must be taken off premise for bathroom use with immediate pick up. HOA Policy.

• No smoking (cigarette, cigar, marijuana and/or vaping) of any kind inside the property. Detection monitors inside the unit. $300 smoke remediation deep clean charge for damages, immediate cancellation and guest removal from property. Smoking permitted outside in designated areas 10 feet away from building. No smoking on deck. HOA Policy.

• No events, no house parties, no after prom/senior week rentals, or bachelor/ bachelorette style parties. Any unauthorized event or party is grounds for immediate cancellation of reservation, authority involvement and physical removal of guest’s and their property from the premises. HOA Policy.

• Quiet hours 10PM to 8AM. Decibel detection monitors located inside the premise. Violation of noise ordinance will be met with a friendly warning. Failure to heed warning(s) may result in cancellation of reservation, authority involvement and/or physical removal of guest’s and their property from the premises. HOA Policy.

• Early checkins and late checkouts when available and reserved are not guaranteed and will be refunded if unable to accomodate. When available, $25 for 2pm early checkin and 12pm late check out. Extended late check out please ask. Failure to check out on time may results in $50 late check out penalty plus for each twenty-four (24) hour period (or any portion thereof) that you overstay, an additional nightly fee of up to two (2) times the average nightly listing fee originally paid.

• Beach sand must be removed by outside shower or outside hose prior to entry.

• All guests are encouraged to purchase travelers insurance & review cancellation policy prior to booking.

• Please understand this is a 2 unit multi-family duplex vacation home, not a hotel. The HOA allows me to share my unit with you based on the specific rules listed above. Please respect 1st floor neighbors private areas to ensure communities use & enjoyment.

With respect, if you are uncomfortable with any of these house rules, I would advise you to look for another place to stay. This was perfect for our stay in Brigantine. Block & half to the beach and probably the most complete provisions supplied I’ve experienced with a beach rental - from beach gear (chairs, cart, tags), linens (everything except your own beach towels) and non-perishable kitchen items. We basically only needed to go to the store to stock items in the fridge.Host communications were complete, timely & very informative of what’s available in the area since we were new to visiting Brigantine.Had a great time there & look forward to returning in the future.

Great beach Getaway

We are so glad we found this gem of a place! It was the perfect place for our family. This was our second stay just this summer and it was just as good as the first. The place is beautifully decorated with nice furnishings, comfortable sofa and beds. The bedding and bath linens are provided. We really had everything we needed!

Get away / dance trip

Perfect location, easy walk to the beach. The house had lots of space for family. We were there for a dance convention and it was a quick drive to Harrah’s casino. The owners offered lots of suggestions for eating and shopping. The property is very clean.

Nice Beachy space felt like home

Had a great time. First trip to the shore with the our dogs and two teenage kids. Close walk to the beach. Nice open floor plan with a nice sitting area on the deck. Hope to return again. Very easy to work with.

Birthday weekend with family

This house was beautifully maintained. It is bright, cheerful, and clean inside. Our only issue was an unanswered message from the host asking about a possible early check in. We passed the time and it worked out in the end. We would definitely stay again!

Home away from home

Comfortable welcoming features and provisions for my 4 day solo retreat to this shore resort. Andrew is a gracious responsive host who is accessible by phone or text. The 2nd floor living space with modern features is expansive. It includes a nice size kitchen dinning area, three bedrooms, 2 full bathrooms and laundry room. Definitely would go back!

Great location and plenty of room

We had a great stay in July of 2023. Three large bedrooms and two full baths are perfect for our family of four with enough room for everyone. This is a second floor unit with the entrance on the side. When we stayed the downstairs occupants, whom are owners were not home during the week, so privacy was a bonus. We did meet them and they were very nice though! This place is very clean and you would never know that dogs were okay.... we stay and brigantine every year and always have trouble finding places that accept small pets. You get one parking spot that you can fit two cars in if you needed to, plenty of off street parking as well. Local enough to walk to the arcade, Rita's, etc... Highly recommend.
