- Welcome: Pirates Beach is a wonderful family friendly community just a short drive to The Seawall and Jamaica Beach. If you don’t even want to make that trek, you can take advantage of the Fresco Mart, fresh seafood market, two liquor stores and Mario's for delivery or take-out pizza, right on the corner for all your getaway essentials. Mandated quiet hours from 10 pm to 7 am will ensure calm nights for your stay.

**GROUND LEVEL**

- Park: Driveway parking for 4-6 vehicles. Storage room full of beach and family fun essentials.

- Bonus Room: Separate entrance bedroom perfect for the group who wants a little separation – grandparents, teens, or a couple with small children. Equipped with Queen over Queen bunk beds, smart TV, bathroom with walk-in shower stocked with shampoo, conditioner and body wash, hair dryer, and plush bed and bath linens.

- Outdoor Bar: Sink, refrigerator, charcoal grill, picnic tables and plenty of chairs to enjoy the covered patio or the backyard for fun and games.

- Outdoor Shower to rinse the sand off and hang up your beach towel.

- Lower Deck: Sip your morning coffee or evening cocktails around the gas fire table.

**MAIN LEVEL**

- Back Deck: Large west facing deck with access from the kitchen and a bedroom. Patio furniture for dining, laying out or enjoying the Gulf breeze.

- Kitchen: Fully equipped, complete with granite countertops and ample space. Coffee and tea station with complimentary supplies to get you started. Drip coffee maker, Keurig, French press and electric tea kettle to suit all your caffeine needs!

- Laundry room: Just off the back entrance, which is stocked with books, games, and puzzles, is a HUGE pantry to store all your supplies in the walk-thru laundry room equipped with full size washer and dryer, iron and start-up laundry pods for your convenience.

- Dining Areas: Under a BEAUTIFUL mural of Galveston’s Pleasure Pier is a dining table that seats 8 along with 2 barstools at the kitchen bar. In the Living Room find a table with 2 chairs and checkout the Game Room where you can accommodate even more dining space!

- Living Room: When it's time to unwind, the living area boasts two sectional sofas and a 55” Smart TV for cozy movie nights.

- Game Room: Even if bad weather puts a damper on your beach plans, keep the fun going with the multi-function game table for playing pool, ping-pong, board games, or puzzles. With 2 benches and 2 stool seats it can also accommodate 10 more people for extra dining! Kids will love the charming “Harry Potter” nook under the stairs with a twin bed and smart TV.

- Front Deck: Another highlight of this property is the large east facing deck with a full lounge conversation set and dining table that seats 8. Enjoy the sunrise and VIEW of the Gulf from this outdoor oasis.

- Bedrooms: Ready for bed but the fun is still going in the living areas? Both bedrooms are separated from the living areas for quiet and privacy. One bedroom includes a King bed, closet with built in drawers and sitting area. Another bedroom includes a Queen bed, dresser and closet for your belongings plus access to the back deck where you can enjoy your morning coffee from the mini coffee station provided. Both bedrooms boast plush linens, Smart TVs and charging stations.

- Bathroom: Between the two bedrooms is a bathroom with walk-in shower, stocked with shampoo, conditioner and body wash, lighted makeup mirror, hair dryer, plenty of vanity space and a large linen closet to accommodate all your personal toiletries.

**UPPER LEVEL**

- Balcony bedroom: Enjoy views of the Gulf from the large private deck with seating for laying out or just chilling. The room includes a Queen bed and Twin daybed, Smart TV, mini fridge and charging stations. In the closet is a dresser for your belongings plus equipment for a baby/toddler: Pack 'n play, highchair, booster seat.

- Bathroom: Shower/tub combo stocked with shampoo, conditioner and body wash, large vanity, hair dryer, and plenty of built in drawers to store your personal items.

- Bunkroom: Through the bathroom is a twin bunkroom perfect for kids to hide away and watch shows or play games on the Smart TV. There is a pull-out bed with foam cot under the bottom bunk in case an extra child wants to join in. Store your personal belongings in the full closet or dresser.

The entire house is for the guests.

Plenty of driveway space to park four vehicles. Two minute walk to the beach. Wagon provided. Consider renting a golf cart to explore the neighborhood.

SMOKING POLICY
- Smoking is strictly forbidden. No smoking of any substance (including vaping) is ever allowed.

- It is very costly to have a service remove smoking odors - especially in the short time between guests. If we need to have the unit treated because of the smell of smoke, we will need to hold your entire security deposit to cover the cost.

PET POLICY
- We are animal lovers; however, unfortunately, this home is NOT pet-approved, so we cannot accommodate any furry friends at this time.

QUIET TIMES
- Pirates Beach has mandated quiet hours between 10 pm and 7 am. Guests who cause noise complaints will be removed by management, security, or law enforcement without a refund.

EQUIPMENT USAGE
- Do not cook any sort of food over the gas fire table. Cleaning, or replacing, the glass rocks will be charged to the security deposit.

- Outdoor swing barstools are for sitting, please do not swing or horseplay on the seats for your safety.

We understand that sometimes accidents happen! Should anything break (large or small) please let us know immediately - you have a damage protection plan that comes with your rental.
