BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

NO SMOKING: All properties are non-smoking.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

PARKING PASSES: 2 - The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

Great place

Loved it! The place has all you need with no hiccups. Emails lay out everything well in advance, and it's smooth getting in and out. Just a solid spot all around on the beach.

My grown children, their spouses, and I enjoyed our stay. A sister and her family own a unit at Gulf House & another sister & her family rented another unit there. It was great to have all of us together! We hope to plan it again next year! Thanks!

Wonderful location

We had an absolutely wonderful time. Condo was right on beach which we loved. Balcony was awesome to sit out and enjoy the ocean scenery. My only complaint would be to have cleaners clean under beds and dressers. Also clean ceiling fans and bottoms of furniture. Other than that, everything was excellent

Property is a convenient location. Short walk in the sand from the building to the actual water. No hangers in closets, no heavy blankets, and no iron. Ice maker does not work. Would rent again I suppose, but overall place is smaller than appears in photos and ceilings are very low. Honestly price is too high for rental.

Great location but Issues...

Checked love it because of the location. Condo was clean and we'll equipped (except for the sand in the sheets...I guess we did want a beach vacation, just not while we sleep). The location was amazing! You are just a few steps from the beach and very close to all the shops and restaurants. However, there were a few issues...the air only allows you to turn it down to 70 which makes it very warm during the heat of the day. You are on the top floor and even with the air @70 it still only gets about 76-77 in the condo. The showers in the common bath needs sokme modifications...the shower head is WAY TO LOW. I'm only 5'7" and I couldn't stand under the shower without hitting my head. Although it was the perfect hight for my 10yr who is only 4'9". There was also major issues with the elevator...it stopped working several times over the course of the week. Normally this wouldn't bother us except we were on the 6th floor and with beach toys, chairs and tired children it's a very long and tiring climb! Also, each condo is assigned a locker down stairs where beach stuff could be stored (this would have made the stair trips a little easier) but the one for our unit was already locked with a combination lock so we could not use it. Over all we had a good week and nice vacation but will definitely look around before booking our next trip.

The location is great. It’s right on the beach, and just a few stop lights away from the fun restaurants/ The Hangout/ shops. There’s a trash chute just near the door which was so convenient! Covered parking available with no extra charge, and an elevator. Our kids enjoyed being able to run back and forth from the beach to the pool because everything was so conveniently close. The one negative about this unit is that the master bathroom is tiny. (Like turn sideways to slide into the shower door.) However, the bedrooms were a very nice size and the furniture was comfortable. We really enjoyed our stay!

Overall, I recommend this vacation rental. Reviewer Comments: Our visit was great. We were a little off put by the size of the master bathroom. The pictures did not show that there is a step up into the toilet/shower area or that the size is smaller then a single stall in a public bathroom. The glass shower door opens less then half way due to the toilet and you cannot close the door and use the restroom without your knees being squished into it. It was not very functional. Everything else was wonderful. We had one minor issue during our visit and the communication was great and problem fixed quickly. Everyone we encountered was kind and the location was really good. There is a key pad entry and no way to further lock the door once inside which was a little bit of a safety concern but overall we were very happy with our stay and would stay again

Pleasant stay..clean pool! The only thing that was weird to me was as much as you pay to stay at these places you had to pay if you washed or dryed anything and had to use an app and debit card to do so, that should be free!

Overall, I do not recommend this vacation rental. Reviewer Comments: Overall we had a great stay. It was 4th of July week so it was super crowded but physical loved the location of this condo and proximity to the beach. The condo itself met our needs, but could do with some upgrades. The numbers on the oven knobs are worn off so it was hard to tell when you were cooking which direction the heat was going, there was water damage in the main bathroom that had to be fixed while there, and there were not enough pieces of silverware for the amount of people it said it slept. The property group was super responsive though which was great in terms of getting our needs met. The biggest downfall, more than anything, were the chair rental groups that are located on the beach in front of the condo. I don't know if there is anything you can do about it, but for this reason alone we most likely will not rent in this location again. They hoarded all of the spots, asked people to move who were there before them, set up their chairs right behind us if we did set up before them, and completely blocked the ocean view all the way down the beach if they could. I understand it is a business, but having to get up at 5 or 6 am just to put your chairs out so you could "hopefully" see the ocean was not enjoyable for our family.

Decent....would return!

Overall, decent spot (3.5-4 rating). It does the job for a quick visit, just not what I'm used to for beach side vacay. Upsides: -Easy access to beach, spacious "enough" for 3-4 adults/1 child. -Easy check in process / location to find. -Clean and building wasn't overrun with folks using the elevator etc. -Bedding/bathrooms seemed to be in order. -Definitely a cozy / small home feel. Growth Edges/Opportunities: -While the "proactive" communication with the property was decent via text, it was off-putting. The day before arrival, was told that the property might not be ready by 4pm due to housekeeping needs (it ended up being ready by 345pm, which was great--however walked in and saw candy in the "bar" chairs that wasn't ours). Then the day before we were to check out, I was asked when we were leaving so that housekeeping could get in (which felt like we were being rushed out). On either side, just didn't leave a good feeling--just have what I'm paying for ready/available (and early check in where possible). -View of the beach from balcony is narrow (the picture is truly accurate) and unfortunately also close to main road. So, if you're looking to hear waves, the sound will heavily mixed with the honking and other noises of the road. -The master bath is super small, as is the kitchen. Not ideal for bigger/taller folks. -The "main" bath is decent, but the tub had some draining issues (was not sand, as this was an issue before even getting into shower). -Balcony door gave a bit of problem, but just had to figure out. Main door also didn't always lock, which was odd. Screen door lock wasn't super secure either. -Batteries of the double bed room for dvd/tv need replacing (One remote batteries were corroded, the other just didn't work). -No laundry within the unit (I didn't know there would be housing units on the beach sans in-unit laundry. I'm sure coin-laundry is probably listed on description, just didn't think of it since all other locations had in-house laundry). Again, all in all it did the job, as most of our time was at the beach anyways! I would visit / stay again in a pinch!

No internet connection on TV and basic cable only. Property manager (Hunter) said cable company would come quickly, but never did. The master bathroom is HORRIBLE set up (Tiny and too small for an adult). Hot water in kitchen was turned off, dishwasher wouldn't close (maintenance came quickly), DVD player had volume issue, Screen door was broken so we had to use brute force to get in. Property Manager said "don't close it," and never had it fixed. He kept saying that he opened and closed several times without problem. Seriously! Unfortunately, the wind didn't take his advice. Property Manager was rude and unprofessional. Told me I was "looking to give a bad review," and called me a liar. Owner needs to find another property management company

Very nice place. Only problem we had we were on the 6th floor and on Sunday the elevator was not working for most of the day. But they did allow us to stay later on our check out day.

The only bad part was when the elevator broke made it **** getting everything down from the 6th for the beach and back up.Also the other issue is people just parking there without a parking pass so there wasn’t enough place to park.But other then that it was a great place to stay and a great trip.

The condo was very nice and clean. We loved the Beach theme décor and our view of the ocean from the balcony was amazing.

Good week at the beach

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We had a really good time.
