Overall, I recommend this vacation rental. Reviewer Comments: This property is in a fabulous location. Easy access to the beach a few steps away. The owners have completed MANY updates and it looks really great. Fresh paint, flooring, new bedding, new appliances, new furniture, including new furniture in the outdoor gazebo. It's where we spent most of our time looking at the ocean. Hoping they will add new pictures so everyone can see just how great it looks now. It wasn't clear that there were 3 bedrooms and 1 full bath upstairs and 1 bedroom (with the 4 twin beds) and full bath downstairs. It all worked out great for us. We will be back to this location again!!!!

Disappointed 2024

Rating Details: The property manager was very helpful. The vacation rental was very dirty. I was happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: To date, there has been no response regarding service recovery.Both bathrooms require updates: 1. The upstairs bathroom has rust/ debris and stains in the shower (photos were sent upon arrival). 2. The ceiling fan in the downstairs bathroom shows water damage and bubbling in the ceiling.On Monday, during our stay, the septic system overflowed into the downstairs bathroom shower, to the bathroom floor and bedroom - leaving standing septic water while we were out.Plumber came, indicated the septic tank needed to be pumped it was full.Later conversations with the owner/ designee seemed to suggest that we had caused these issues, which is perplexing considering we had only been there for three days. Guests were adult males and post-menopausal women (So no risk of the caution for sanitary items being flushed) We spent the evening and the following day cleaning had to cancel our plans and decided to leave earlier than intended.The cost of the house stays certainly did not reflect its value.

I was somewhat dissatisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: First of all, the location of this house is absolutely amazing. The house is a great size and easily fit 4 adults, 4 children, and a 100 lb lab with room to spare. The yard was huge, plenty of room for the kids to run and play. The beds were comfortable. And the proximity to the private beach could not be beat. All this good would be amazing if some basic repairs were made to the home. The paint was chipping off the doors upstairs - we had to sweep it up daily so that the toddler and dog didn't get into it. The wall in one of the bedrooms was leaking when it rained. Shades were missing from several bedroom windows. The bathroom lights were barely bright enough to see and the shower drain was completely clogged. We had to call the first day because the house had clearly not been cleaned - unfortunately it was dark when we arrived the previous night so we didn't fully realize how dirty the house was. There was hair on the wall in the showers and small pieces of trash on the floor. The floors throughout the house were sticky. The screen door was ripped. Garbage was never collected - there were supposed to be 2 pick ups during the week. Garbage was full when we arrived and overflowing when we left - despite calling twice about this. Overall the house was just in disrepair. We are fine with a dated cottage on the cape, but this house was beyond that. We would love to stay in this location again, however, unless some major repairs are done to this home, we will not be back. Sad because with some minor maintenance, this house would be an absolute gem!

This house was an unbelievable find. After 51 years of renting on cape cod (except for 2020) this house is the ONLY house I want to return to. It’s simply perfect. Well stocked, comfortable, excellent location- I love it. Can’t wait to return.

Excellent choice for our family

This is a very nice property for 6-8 people. Living space (kitchen, living room, sun room) were spacious and comfortable. Kitchen appliances were new and top notch - outstanding for a rental property. Bathrooms were dated and could use an upgrade but they were functional. Same could be said for the sleeping accommodations. That said, the places you spend most of your waking hours were really nice. Excellent access to a private beach and easy walk to the public beaches. Also excellent location for restaurants, groceries, etc. Hard to beat this property and location.

Overall, I recommend this vacation rental. Reviewer Comments: We had an amazing vacation at 40 Highbank Circle. The location is amazing. You can walk to private beach & wonderful restaurants. The house was very spacious, with A/C in the bedrooms. It could use a few updates though, minor things such as blown light bulbs in many rooms, miscellaneous stuff that was left behind from previous renters in the kitchen cabinets. I would absolutely rent again, but the owners should do a run through.

The air conditioning in the bedrooms was very good but the beds in the downstairs room were extremely high for the kids (who are under 4). Overall a very fun vacation!

Overall, I recommend this vacation rental. Reviewer Comments: I have rented this house for at least 3-4 years in row. We love the location being so close to the beach and have got to know some of the neighbors. The house could clearly use some updating, furniture is mostly very old, the gazebo lights outside don't work, the patio and landscaping seems very outdated, the place could use a decent cleaning and maybe a little paint in a few area's. I understand it's all about the location but the house is getting a little weathered and could use some updating.
