The property boasts a spacious 2,424 sq. ft. of living space, featuring 3 bedrooms + den and 2 bathrooms, ensuring there's ample room for you and your guests to unwind.

Inside, you'll find a beautifully appointed chef’s kitchen that serves as the heart of the home. It features granite countertops and ample seating for family gatherings. The 4-pocketing sliding doors seamlessly connect indoor and outdoor living spaces. The primary suite is a haven of relaxation, with a spacious bedroom that opens onto the lanai.

Bedroom Configuration:
- Primary Bedroom: King-size bed, private full bathroom with a soaking tub and huge walk-in shower
- 2nd Bedroom: King-size bed
- 3rd Bedroom: Queen-size bed

Outside, the expansive lanai is perfect for entertaining, with a heated pool, swim-up bar/table, three water features, and a convenient pool bath. The fenced yard is beautifully landscaped, enhancing the stunning water views from both directions. The property also features a whole-house reverse osmosis system for pristine water quality and impact windows with bonus electric shutters and clear manual shutters for added protection.

At your doorstep, enjoy the waterfront amenities, including an 85’ seawall with a captain’s walk/boat dock and ample seating space. Take advantage of the kayak lift and kayak with life jackets for exciting waterfront adventures. This is the perfect spot to cast a line or paddle through the tranquil waters.

The property is pet-friendly, allowing up to 2 dogs with a $40/day fee capped at $250/stay; please note that unreported pets incur a $300 penalty. Mid-stay inspections are required every 30 days ($25/inspection), and optional mid-stay cleaning is available upon request. Starter toiletries and cleaning supplies are provided to ensure a comfortable stay.

Golfers, you can enjoy some of the best public golf courses in the area. Just 7 minutes away, Coral Oaks Golf Course is a must-visit, featuring an 18-hole championship course, extensive practice facilities, and a full-service restaurant. Cape Royal Golf Club and Palmetto-Pine Country Club are other excellent options.

Beach lovers, Fort Myers Beach is about a 45-minute drive, while Sanibel Island and Captiva Island are a bit further but well worth the trip.

For a taste of local culture and natural beauty, head to Matlacha, known for its vibrant art scene and kayaking opportunities. Explore the colorful galleries and enjoy fresh seafood at local eateries. St. James City, located on Pine Island, is another gem. It's about a 45-minute drive from the home. • All stays over 30 days will require a mid-stay clean. Longer stays will require cleans every 30 days (additional guest expense)
• Pool heating is available as an optional service beyond the ambient outdoor temperature. We charge a daily pool heating fee starting at $35 per day to cover the extra energy costs required to maintain the pool at a comfortable temperature, usually between 78°F and 82°F.
