This expansive 8-bedroom, 5-bathroom oceanfront duplex is the perfect place for large families or groups looking to experience the best of coastal living. With plenty of space for everyone, the home is designed to offer comfort and privacy while taking full advantage of its stunning beachfront location.
Inside, the duplex features two separate living spaces, each with its own spacious layout. The open-concept living areas are filled with natural light, offering panoramic ocean views that stretch across both levels. The kitchens are modern and fully equipped, ideal for preparing meals and hosting gatherings. Each of the eight bedrooms is generously sized, providing ample room for relaxation, while the five bathrooms are thoughtfully designed to accommodate guests with ease and style.
Step outside and enjoy the large patio, which offers plenty of seating for lounging, dining, or enjoying the sea breeze. A balcony off the upper level offers an even more elevated view of the ocean, making it the perfect spot for watching sunsets or simply soaking in the beauty of the coastline.

From this location, you can safely walk or ride bikes anywhere on the Newport Peninsula, Balboa Island, or down to Huntington Beach (45-minute bike ride in one direction) along the oceanfront boardwalk. However, with more than 30+ restaurants & bars, shops, electric boat/jet ski rentals, Surfboard/Stand-Up-Paddle-board Lessons all in the area you will never need to travel far!
Although you may be looking for a quiet getaway, the action is never more than a Walk/Bike Ride away. (2-15 Minutes by Bike) 20+ Restaurants, Bars, Coffee Shops, Surfboard/Bike rental shops, Grocery Store, Duffy Boat Rentals, Newport Pier, Balboa Pier, Balboa Fun Zone, Balboa Island, Boat Docks (The Catalina Express, Whale Watching Tours, and Sailing Adventures) Huntington Beach Pier/Pacific City, and much more!
PETS
This property accepts one (1) pet with a fee of $399 plus tax and applicable fees. All pets must be disclosed at the time of booking. Please note, not all breeds will be permitted on property and will be subject to the discretion of the property manager. Pets are not to be left unattended at any time. Should your pet become a nuisance due to excess barking and/or cause a threat/harm to other residents or guests, we will ask that you remove the pet from the property immediately or cancel your reservation without a refund of any kind. All potty accidents must be reported to the property manager immediately. Additional charges may be applied to cover the costs of repairs or damages caused by any pet.
IMPORTANT HOME NOTES:
Adjacent construction throughout 2026.
- Primary guest must be 30+ years old and present throughout the entire reservation.
- City of Newport Beach Quiet Hours 9 pm - 7 am.
- No Patio/Balcony Access after 9 pm
- Please review house rules regarding noise, day/nighttime occupancy, etc.
- Noise from surrounding homes, adjacent units, and beachgoers should be expected.
- Air-Mattress, High Chair & Pack n' Play must be requested 48 hours prior to your stay and are provided pending availability.
- You are provided 2 Parking Spots in the 2-car garage. Mid-Sized SUVs and compact cars are recommended. 3rd row vehicles will not fit
- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.
-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.
- Upon arrival, the guest will be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.
- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later than advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.
