The Estate
Behind the private security gate, a quarter-mile driveway winds toward the main residence. The circular drive at the front entry offers ample parking, complemented by a three-car garage arranged as a game room and a two-car covered carport. The full-size basketball court enhances the estate’s recreational appeal.

Beyond the front garden, the main living space opens to floor-to-ceiling windows framing the pool and surrounding landscape. Generous seating creates an easy flow to the outdoor terrace and encourages connection throughout the home.

The formal dining room comfortably accommodates eight and opens to a professionally appointed chef’s kitchen, centered around a large island with seating for four. The kitchen is fully stocked with small appliances, cookware, utensils, place settings, cutlery, and a selection of teas and coffees. A welcome tray with drinks and snacks ensures guests feel immediately at home. Private chefs may be arranged upon request. A spacious walk-in pantry and an additional secondary pantry provide storage, while the adjacent breakfast nook offers seating for six to eight guests.

The secondary living area includes lounge seating, a dining or game table, television, and a variety of board games. Two elegant half baths, a dedicated office with built-in desk, and a laundry room with washer, dryer, iron, and ironing board provide additional convenience.
Multiple access points lead to covered patios with ceiling fans, a fire pit, and fireplace. The views extend in every direction and remain unrivaled in their scope and beauty.

The Primary Suite
The primary suite lies behind floor-to-ceiling wood doors, offering complete seclusion. Beyond these doors, a hallway leads to a refined bedroom with a king bed, fireplace, and seating area. The ensuite bath includes a soaking tub, dual vanities, a makeup area with seated lighting, a walk-in shower with private steam room, and a spacious closet with ample storage. The nightly rate covers the first 5 people. Each additional person is just $30 per person/per day. This applies to anyone age 3 and over (kids 2 and under are free). The fee is applied to anyone that comes to the property (not just those staying the night). The extra person fee covers additional wear and tear to the property and amenities, additional professional cleaning/disinfecting, increased use of the internal plumbing, electricity, and other utilities, etc.

Smoking Policy
• No smoking inside the house or garage.
• Evidence of smoking indoors will result in a $1,000 fine.

General Rules
- Respect neighboring properties—no trespassing into yards or driveways.
- Keep outdoor noise at a reasonable level at all times.
- Quiet hours outdoors begin at 10:00 PM.
- Any amplified outdoor music must be pre‑approved by the host.
- Park only in the garage or driveway. There is ample parking on the property. No street parking is permitted.
- Fireworks are prohibited anywhere on the property.
- Neighbors are aware that guests stay here—please treat them with courtesy and respect.
- Lock all doors and windows when leaving the home.
- The host is not responsible for accidents, injuries, illnesses, or loss of personal belongings during your stay.
- No off‑road vehicles are allowed on the property.
- Refund Policy:
- 100% refund (less 3% credit card fee) up to 30 days before arrival
- 50% refund (less 3% credit card fee) up to 14 days before arrival
- A pre-authorized damage deposit hold of $2,000 is required. It is released a few days following check out provided there is no damage during the guest stay.
- Do not attach anything to walls or ceilings with tape, tacks, or adhesives. Damage will result in charges.
- Please return any moved furniture to its original position. A $100 fee applies if items are not reset before checkout.
- Early arrival or late departure without approval will result in a $200 fee.
- All canceled reservations incur a 3% credit card processing fee.
- Pool & Hot Tub:
- Pool is typically open May 1st through mid‑October, weather permitting.
- Maintained at 75°F during pool season.
- Heating above 75°F is $50 per degree, per day (request at least 24 hours in advance).
- Pool is not heated in the off‑season and will be too cold to use.
- Hot tub is available year‑round. Please contact the host in advance if you plan to use the hot tub so we can remotely turn on the heat.
- Maintenance staff visits once per week, typically for 30 minutes.
- No pets allowed at this property.
- Minimum rental age is 25.
- $500 fee for neighbor complaints.
- $500 fee if security is dispatched.
- $1,000 fee if police are called, and guests may be required to vacate immediately without refund.
- $500 penalty + $60 per unregistered person for anyone on the property not included in the reservation.
- Guests must sign the rental agreement prior to check‑in. Instructions will not be released until the agreement is signed.
