The spacious living area includes a sectional sofa and gas fireplace, with floor-to-ceiling windows showcasing bay views and a sliding door to the front deck. Unwind with your favorite show on the TV with built-in surround sound.
DINING ROOM:
The dining area seats eight and features wall-to-wall bay views, a gas fireplace, plus a sliding door to the front deck.
KITCHEN:
Take in courtyard views from the fully equipped kitchen, featuring granite countertops, top of the line appliances and all the essentials. A full laundry setup is available in the utility room nearby.
BEDROOMS:
Bedroom #1 features a queen bed; antique accents; side chair; nearby bathroom
Bedroom #2 includes a twin trundle set; leather side chair; built-in storage; cable TV; slider to inner courtyard

NOTE: Regularly scheduled gardening maintenance takes place around the entire property, including the inner courtyard, on Mondays.

The open floor plan includes a fold-out full-size sofa bed, cable TV, and a dining table with seating for four, highlighted by a large picture window that frames a lovely bay view.

The spacious kitchen is equipped with all the essentials to make every meal an enjoyable experience. Please note, there is no dishwasher in this residence.

Bedroom #5 features a queen bed and a large walk-in closet.

Bathroom #5 is located next to Bedroom #5 and has a step-in shower.
OUTDOOR LIVING:
The bay-view deck includes a table, chairs, and electric barbecue. Set in a quiet Balboa Island neighborhood with a bay front walkway that circumnavigates the entire island.
EXTRA SLEEPING ARRANGEMENTS:
To fulfill the maximum occupancy, 3 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.
LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.

- 8 low-profile beach chairs
- Tower fans; heating
- Iron/ironing board; hair dryer
- Starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with their own personal toiletries/shampoo/conditioner)
DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.

Property Boat Dock & Gazebo is off-limits to guests and is for the sole use of property and boat owners

Bay views on the quiet side of Balboa Island; front public boardwalk circumnavigates the entire island; close walking distance to the Balboa Auto Ferry (cars, bikes and pedestrians) that crosses the main harbor to the Newport/Balboa Peninsula and ocean daily until 11 p.m.; Marine Ave. is the charming main commercial district 1/2 mile away - a pleasant walk - to shops, eateries and much more - a must!
GENERAL BOAT DOCK INFO:
There are several public boat docks throughout Newport Harbor, including one right near this property - especially convenient for picking up your guests on a rented Duffy Electric boat or other water craft. (highly recommended activity!) There is no overnight docking on public docks. For longer term docking, mooring or anchoring, call the Newport Harbor Master for locations and pricing.
RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, Pack n Play portable cribs, and portable high chairs, etc. Contact us for more information!

A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
