The home

This entire home is a large villa located within the guard-gated ChampionsGate Resort in Davenport, Florida. It sleeps up to 20 guests across 9 bedrooms and 5 full bathrooms, making it well suited for large groups and multi-family stays. The layout places 2 bedrooms and 2 bathrooms downstairs, with 7 bedrooms and 3 bathrooms upstairs, offering a practical balance of shared and private spaces.



Sleeping arrangements

Downstairs, Bedroom 1 features 1 king bed with a bathroom in the hallway, while Bedroom 2 offers 1 king bed with a private bathroom. Upstairs, Bedroom 3 includes 2 full beds. Bedroom 4 has 1 queen bed and shares a bathroom with Bedroom 5, which has 1 king bed. Bedroom 6 is set up with 2 bunk beds (full over full). Bedroom 7 features 1 queen bed. Bedroom 8 includes 1 queen bed and shares a bathroom with Bedroom 9, which has 1 full bed and 1 twin bed.



Living spaces

The living room is designed for gathering, with ample seating for everyone. A dedicated game room adds another layer of entertainment, featuring a pool table, game console, sound system, and space to unwind indoors. Laundry facilities with a washer and dryer are available for longer stays.



Kitchen and dining

The kitchen is a full kitchen, giving you space to cook and dine together. An open plan connects the kitchen, dining room, and living area, keeping conversations flowing whether meals are homemade or picked up from nearby dining options.



Outdoor living

Step outside to enjoy the pool and hot tub, along with outdoor furniture and a patio area. A BBQ grill and backyard space create options for relaxed outdoor time between park visits or resort activities.



Resort amenities and location

Guests have resort access to The Retreat at ChampionsGate amenities, including a resort-style pool with water slide and lazy river, fitness center, movie theater, games room, playground, sports courts, and golf facilities. The home is about 10 miles from Disney World, with SeaWorld roughly 35 minutes away and Universal Studios about 40 minutes away. Shopping and dining at Posner Park, along with access to I-4 and US-27, make getting around straightforward.

Getting Around:

Feel safe and right at home when you enter the gated community with 24-hour security guard. Parking can accommodate up to (4) vehicles in the driveway parked back to back.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not provided. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
