During the construction period, you can expect construction activities will generate significant noise levels throughout the property with limited to no access to units based on work in progress.

We apologize for any inconvenience this may cause and appreciate your understanding as we undertake these necessary improvements.



Overlooking the dunes and the Gulf of Mexico, this spacious three-bedroom, three-bathroom corner condo has a wraparound balcony that can be accessed from all bedrooms and the living room. Additional sleeping can be found in the living room on the queen sofa bed. The kitchen is fully equipped and there’s an in-unit washer and dryer for guest convenience.



Kayak on a nearby coastal dune lake, Eastern Lake or Deer Lake. See rare birds in Grayton Beach State Park, which is part of the Great Florida Birding Trail. Ride bikes through 16 distinct beach communities along the 19 miles of the paved Timpoochee Trail on 30A. Challenge your loved ones to some friendly competition on the two pickleball courts.



Things to Know

Free bike rentals and beach service are provided from March 1 to October 31.



Guest Access:

AGE RESTRICTED PROPERTY, ALL GUESTS MUST BE 25+ TO BOOK

Please be aware there is a $40 registration fee per vehicle that covers your parking pass and wristbands. This fee is collected upon check in at the onsite registration desk that is run by the HOA.



The Neighborhood:

Explore the vibrant neighborhood surrounding our beachfront condo in Panama City Beach! Step directly onto the pristine white sands and enjoy the sun, surf, and stunning views. You're perfectly positioned to witness breathtaking sunrises and sunsets over the Gulf. For entertainment, Pier Park is a short drive away, offering a variety of shops, restaurants, and attractions like Ripley's Believe It or Not and WonderWorks. If the weather isn't cooperating, enjoy indoor fun at Dave & Buster's or catch a movie at the AMC theater, also located at Pier Park. Embrace the 'Fun in the Florida Sun' and create unforgettable memories!



Other Things to Note:

REFRIGERATOR: There may be a 12-hour delay in the cooling process of the fridge when you first arrive and load groceries, so please plan accordingly.

SECURITY: Security is on-site from 5 pm to 5 am nightly.

FRONT DESK: The front desk is open daily from 9:00 am to 4:00 pm CST.

FITNESS CENTER: The fitness center is open from 7 am to 9 pm. Please wear shirts and shoes at all times and wipe down equipment after use. The fitness center is located in the east tower on the Lobby Floor.

COFFEE SHOP: The shop is open from 7 am to 2 pm daily. The shop is located in the West tower on the Lobby level.

POOL: The pool/spa are open from 8 am to 10 pm. No horseplay is allowed.

QUIET TIME: Quiet time is from 10 pm to 8 am. Thank you!

RULES: No smoking or pets are allowed. No emotional support animals are allowed per HOA regulation.

AC: Do not turn the AC below 70 degrees or above 78 degrees to avoid issues. Please also keep balcony doors closed while the AC/heat is on.

RIPTIDE BAR AND GRILL - The poolside grill is open from March to September. Located by the Ground level pool area.

BEACH SERVICES- We are not associated with beach service. Beach service may be complimentary to some units via Splash HOA/Owner(s), Guest must visit the Beach Hut located on the beach for more information regarding if beach service is complimentary for the booked unit or the pricing and availability.

LUGGAGE CARTS- Luggage carts are located on the lobby level of the parking garage; first come first serve.

PARKING: Palm Coast Code Chapter 44-Parking on the street or lawn is prohibited. -Parking in the swales is prohibited between 1:00 AM and 6:00 AM. -Only licensed passenger vehicles, which include an automobile, motorcycle, moped, passenger van, SUV, or pickup truck may be parked in residential zones.-Recreational vehicles may not be used for overnight lodging in any driveway.-No vehicles of any kind may be parked overnight on undeveloped private property.-It is prohibited and unlawful to park or store a utility trailer at any time.-Trailers and recreational vehicles must be stored in an off-site storage area (RV’s, Boats, travel trailers, utility trailers, etc.) No commercial vehicles allowed. Should you have any questions about what is allowed to be parked at this residence please contact us immediately.

THE BEACH: The 'wet sand beach' is not private property, so enjoy sitting, relaxing or building sandcastles on the white sandy beaches. If you dig holes in the sand, please fill in the holes so baby turtles just hatched, don't get trapped in the holes. The 'dry sand dunes' are off limits. It’s considered private property. The sea oats and sand dunes act as a wall to help protect property from storm surges. The dunes are also part of the coastal ecosystem that hosts a wide range of animals. From shoreline birds, beach-nesting birds, sea turtles and dune mice. The survival of these animals is by protecting the sea oats and sand dunes which are very fragile and cannot survive being trampled on.

If we are flying in, do you offer an airport shuttle? No, we recommend 30A ON DEMAND

Is there any food in the vacation home? No. All open food products including salt, pepper, sugar, seasoning and coffee are thrown out after every check-out.

Is there an ice maker on the property? No, every unit has a refrigerator with an ice maker

Is there daily housekeeping service? No.

Is the pool heated? No.

Is there a crib? No. Crib Rental Companies: Crib Connection, Beach Baby. Reservations must be made at least 3 days prior to guest arrival

Is children day care or nanny service available? No, if you need someone to watch an elder or children, you can contact “Nurse or Nanny home health”

Is there a church or chapel at the resort? No, the closest church is PCB First Assembly of God. The church is 0.6 miles away and has a Wednesday worship at 7:00 PM with a complimentary dinner from 6:00 PM - 6:40 PM Sunday worship 10:30 AM

What time is check in? Your check-in will be promptly at 4 PM.

Is there entertainment close by? Yes, Pier Park (Panama City Beach), an outdoor mall with plenty of places to choose to Eat, Drink, Shop & with Entertainment that includes a fishing pier, Dave & Busters and the SkyWheel ferris wheel.

CELL PHONE RECEPTION: Your vacation is in paradise. Long stretches of pristine beaches made up of the brightest of white sands. Refreshing and relaxing. Unfortunately, this beauty limits the amount of cell phone towers in the area. The coverage is marginal with one or two bars and even worse when the network is over capacity with thousands of visitors in town.



Interaction with Guests:

ARRIVAL: Check-in starts at 4 PM CST and is guaranteed by 6 PM. You may check into your condo using the code in the check-in email. You will need to register with the Splash Gift Shop. The hours of operation are from 8 am to 4 pm daily. Parking passes must be displayed on your vehicle and wristbands must be worn in order to use on-site amenities. If you are checking in after the desk is closed, you will need to stop by the following day to retrieve the materials. You may still use the amenities if you arrive after hours.

The rental unit was very spacious and the views from the balcony were amazing! The interior (furniture, decor, etc) was a bit outdated but it had everything we needed for a great family vacation.

Great location,, awesome views

This condo was perfect for our family of 6 visiting the area. Centrally located yet off the beaten path. Master suite was perfect for my parents with the extra room and walk In shower. In fact , each room had its own bathroom, plus a powder room off the living area, was a major bonus. Views were incredible from the condo - amazing sunsets! - and access to the free bikes was appreciated. We stayed for 12 days and it truly felt like home away from home.

On the beach

This condo was so spacious and every bedroom room had an amazing view. We had some cold and windy days so it was perfect to sit on the balcony and play cards and still feel like we were RIGHT on the beach. The pools were lovely and location next to the Old Florida Fish house restaurant and easy bike rentals coffee, and ice cream right up the hill were perfect. We will definitely come back

There are gorgeous views from every room in this 3 bedroom condo. Plenty. of room for 6 adults to hang. The outside covered deck area is perfect day and night to appreciate the beautiful water, and the star filled skies.

Couples getaway

Everything great except the bed mattress in the room facing beach with the long hall. The bed felt like it was broken and the mattress sunk in the middle. Other than that we would consider staying there again.

All about the Views and Private Beach

Awesome neighborhood, not too busy, great shops up and down 30A. The condo has amazing views from each of the 3 bedrooms. Easy access to the private beach. Wrap around deck is awesome. Downsides are that the kitchen and bathrooms need updated badly. The master bed is creeky. Could have better linen options as well. The a/c blows cold which is great when coming back from the beach! Overall, great spot and would stay there again.

Great views. Spacious accomodations

This is our first time renting a three bedroom. It exceeded our expectations! The master is spacious with a nice bath tub and all in shower. The second bedroom is big enough and has an en suite walk in shower. The other bedroom is down a hallway which gives it a very private feel. We put our loud snorer in that suite. Kitchen, eating area and living room is big enough. Not extremely updated but very comfortable. Maybe some salt and pepper in the kitchen would be nice. But the views and balcony make this unit rise above. Two narrow catwalks good for views, plus a large section holding 2 lounge chairs, table for six and bar top table for 4, all with great views. When we come back we will stay a whole week.

Cannot beat the view and location!

As soon as you walk through the door you are taken by the gorgeous beachfront view. The unit worked out perfectly for our family--mom, dad, four kids and two grandparents. The grandparents took the "separate" area, which is essentially a bedroom, bathroom and closet that is accessed by a door in the entry way. The rest of us had the master bedroom, the bedroom next to the master bedroom, and one of the sleeper sofas. The kitchen is stocked with most of what you need to cook (but there were a few items I had to purchase, including coffee filters, extra dish soap and dishwasher/washing machine detergent). Good sized table and breakfast bar, as well as plenty of outdoor seating for dinner on the balcony. The only thing I would take issue with (and for me personally, this wasn't a big deal) is that the furnishings/touches are a bit dated (eg no granite countertops in the kitchen), but the price and the accessibility to the beach make up for that. Proximity to Seaside, Watercolor, Hub on 30A were within minutes by car, or about a 20 minute bike ride. Highly recommend!!

Great Location but wifi problems

Overall we liked this condo a lot and would definitely rent again. The location and views are amazing!! The most frustrating thing was that we had a lot of trouble with the wifi from the beginning. Two of us had work to do while there and had to leave and go find wifi elsewhere. We called the property manager every day about this; they were responsive via phone but it took 3 days for someone to come by. The wifi did come on for about an hour on the last day but it didn't stay on. Also, not as important but the TV situation isn't great. We could get the guides to come on each TV but could never get a channel to come on. Again, we didn't want to watch a ton of TV but it did rain most of the weekend so it would have been nice to have.
