OUTDOOR SPACES:
Enjoy multiple outdoor spaces across the three residences, including a shared bayfront patio with dining for eight, two market umbrellas, a BBQ, and picturesque Newport Harbor views. Upstairs, the second floor residence features a private deck off the primary bedroom with access to the third guest bedroom and bonus room, plus outdoor dining for six, lounge seating, and a BBQ grill. Next door, the neighboring upper residence offers a private rear deck with dining for four, a market umbrella, propane BBQ grill, bay views, and an outdoor shower beneath the stairway.

GUEST ACCESS:
Guests will have exclusive and private access to each of the three separate residences included in this combined listing. This includes all interior spaces, as well as the private outdoor areas associated with each residence, including the bayfront patio, upper deck, and private rear deck next door. Please note that the residences are located next to one another but do not connect internally.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS:
Beachview Bundle: By booking this combined listing, you're eligible to receive our exclusive complimentary package upon request, which includes upgraded beach accessories (umbrella, chairs, cooler, and cart) and the potential for early check-in and late check-out, based on availability.
No Air Conditioning: Like most homes in our moderate coastal climate, these properties do not have air conditioning. Ceiling and tower fans are provided for your comfort.
Pets: 907 & 907 1/2 W Bay Ave each welcome one dog with prior approval. Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed. 905 W Bay Ave does not allow any pets.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Laundry: Laundry facilities are conveniently located inside both garages, with complimentary laundry supplies provided.
Parking: Parking includes two spaces in the shared three-car garage on the right and left sides of the bayfront property. The left side fits one standard vehicle, and the right side fits a small compact car. There is an additional uncovered parking space directly behind the garage on the left side only. The neighboring residence next door includes one single parking space in the shared double garage, which will accommodate small to mid-size vehicles only, no SUVs. General neighborhood street parking is also available in front of or near the homes. Please be sure to check all posted street-sweeping signage before parking.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
