Although the location is great and the views from the balcony are absolutely amazing, this place is very outdated and needed deep cleaning and updates. We had to spend half a day just to wash dishes for the kitchen. Everything is very old and has gathered dust and dirt over the wear from many years. We put linen over the furniture to make it feel a little more fresh. Additionally we had problems with ants, broken blinds, and on top of it you get a long list of things you are not allowed to do and associated penalties. We believe these comments are consistent with some of the other reviews. Not a place to stay if you want a modern, fresh and clean experience.

Overall, I do not recommend this vacation rental. Reviewer Comments: This property unit was very disappointing. I thought I was renting what I saw online. What I got was dirty carpets, kitchen floors with ants and sticky substance under a rug, a broken pocket door in the guest bathroom, dirty furniture that we had to cover with sheets to sit on. I could go on but please do not rent this, you will be disappointed. Managment company told me they can't get the owners to clean the carpets. The only good thing, was the view. Outside furniture just as bad as inside. But had to make the most of it. Like the area but NOT this unit.

Our family of four loved our stay! The views are unmatched! The condo had everything we needed for the beach and cooking an easy meal. We would love to come back!

Overall happy, but be aware

We had a wonderful 8 night stay here. The view cannot be beat and that was the most important thing for us. So, we are overall very happy. That said, be aware that this unit is a bit beat up. There were electrical outlets that didn't work, an outdoor door that didn't open, and a other things not being listed here. The furniture and carpeting are quite worn out, saggy, and mostly uncomfortable. Important cleaning was good (kitchen counters and bathrooms), but we found some surprises . Bedrooms were comfortable and the bedding was nice. A little inexpensive love would make this place amazing. Stubbs replaced a broken patio chair and provided a long electrical cord, so we could use the lamps in the living room that needed the broken outlets to use. The other issues I guess are the owner's. If the view is what you care about, this place will make you happy.

A value unit with great ocean views

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The property description was accurate. Stubbs provided excellent cleaning and management. Some pictures are not updated. 2nd bedroom now has a queen bed but picture and description shows a smaller double bed. A great property in general with some owner upgrades needed so this can be a level up on the Stubbs rating system. Vertical blinds throughout are in disrepair and give little privacy in the bedrooms. The blinds fall to the floor constantly & have scotch tape holding them up. We hung towels where some were missing, as the neighbors can look into bedroom. The grill needs to be replaced or replace the unusable rusted grate. We bought a replacement grate for our use. We bought new pillows for our use, they were stained. We also bought 2 frying pans as they were in rough shape. All the screens in the unit need to be replaced. Buying the few items we needed for our 22 days made our stay really nice. The location, bathrooms,parking garage,appliances,ocean view, beach access and condo gardens are really nice. They had 4 floor fans which gave a nice breeze.

Repeat customer, repeat perfect trip

Overall, I recommend this vacation rental. Reviewer Comments: This was our second year staying a week Above the Waves. This time the grandkids came for a few days and a trip to Legoland. It was during one of the unusual hot spells which was great for the beach but a bit warm inside the unit since no A/C. Many more pros than cons. PROS: Stubbs service was fantastic, view incredible, kid friendly beach just a few stairs away, market and restaurants within walking distance, gated garage, plenty of running and riding trails, beach chairs, boogey boards, umbrellas, towels provided, and more. CONS: unit a bit dated, fridge door full of grease/rust, unit is warm with afternoon sun. Pros far out weigh the cons.We will be back.

All we had hoped for

We thoroughly enjoyed our stay. The property was well stocked and comfortable. The location was great, and we enjoyed coffee on the deck each morning. The stairs to the beach were fine for us, but could be a problem for some. Once on the beach, we were able to walk for miles.

One, the dining room table chairs are really worn out, we could not sit in them, we ate at the counter. Two, the window blinds are really dated, falling apart and not very effective. Otherwise, it's a good rental, we will return.

Nice but not great

Location is great, though seems to be mixed opinion as to if the property is Non-Smoking. Rental company says it is, property management property says no...which make sitting on your ocean view balcony much less pleasant when someone sits at the bench who smokes. Unit is in need of updating. While everything seems to be working, most are at the end of a good life :). Front door looks like it belongs to another property - very old and weathered. Many of the appliances have rust showing through the paint. The master bathroom still has a shower head that is a little over 5' high. Guest bedroom bed is pretty firm but master is very comfortable. Location is great, parking very convenient and proximity to beach access is very good. We love Solana Beach and have been staying at Sea Scape Sur and Solana Beach Tennis Club many times, just love it here

Sadly, the cleaning service did not meet the high standards we had come to expect. I vacuumed an enormous a mount of sand from the living room area and from the runner in the kitchen . Bathroom rugs had not washed.

Can’t quite give it 5 stars

We loved the property and location! The top-floor, oceanfront views were amazing. We enjoyed the sunsets and watching for dolphins. The condo itself has a good floor plan with plenty of windows for airflow throughout. It’s very close to the stairs down to the beach! And it’s a short walk to a few restaurants, just a slightly longer walk to Cedros where there are more restaurants, coffee shops, and several galleries. (Didn’t get to enjoy much due to Covid, but good to know for the future.) HOWEVER... the master bedroom mattress was awful. It must be extremely old, as it’s overly soft, saggy, and W-shaped. I did not sleep well, and that would be the one thing that would keep me from booking this same property on our next visit.
