Situada en una tranquila bahía de Stivašnica, a solo 15 metros del mar, Villa Adastra es un lugar de tranquilidad, adornada con una exuberante vegetación mediterránea e inspiradoras vistas panorámicas del mar Adriático.
Villa AdAstra se distribuye en dos plantas, combinando interiores de diseño moderno con elementos más tradicionales, como escaleras y puertas de madera. Es afuera donde la villa realmente brilla, con jardines bien cuidados, parrilla de barbacoa cubierta y varias áreas para comer. Puede relajarse en la amplia terraza o, si lo prefiere, tumbarse junto al mar en la playa privada de la villa. También está disponible una piscina privada climatizada, rodeada por una terraza de madera. Mide 4m x 9. 5m, con una profundidad de agua que varía de 1m a 1. 5m y escalones de ancho completo en el extremo poco profundo, lo que hace que entrar y salir sea muy fácil.

Si bien ofrece privacidad y comodidad íntimas, la villa es ideal para aquellos que desean explorar la hermosa costa dálmata. Los sitios del patrimonio mundial de la UNESCO en Trogir, Šibenik y Split se encuentran en las inmediaciones, así como los espectaculares parques nacionales Krka Falls, las islas Kornati y los lagos de Plitvice. Uno de los puertos deportivos más prestigiosos del Mediterráneo, Marina Frapa, y la fascinante ciudad de Primošten se encuentran a 15-20 minutos en coche. Y para aquellos que llegan en avión, el aeropuerto internacional de Split está a solo 25 minutos.
Todo el espacio está cubierto con conexión Wi-Fi gratuita, hay una TV de pantalla plana vía satélite, cocina totalmente equipada con lavavajillas, microondas y cafetera. Lavadora / secadora también está disponible. La villa tiene aire acondicionado y calefacción, mientras que cada habitación contiene además un ventilador de techo. This villa is stunning. Its only 20 minute walk to the village, 35 minutes from Split.The villa has everything you could possibly need. The host is on hand for any questions and leaves you local produce.Having the sea so close offers a magical experience for all ages.

This villa is incredible. It has absolutely everything you need. We are 3 families, 6 adults, 4 children aged 1-11years and we have loved every second. The hardest decision is do you want to go in the pool or the sea first. The views are incredible and the pool is perfect. We’ve been out on the paddleboards every day which is a brilliant touch. We had a few bad days of weather but it meant we could explore Trogir and Rozognica as once at the villa, we didn’t want to leave and ended up getting takeaway pizza or have a bbq most nights. We wished we stayed for longer, 7 nights is not long enough!Would highly recommend!

Wonderful Family Holiday

We have been renting vacation properties for years, and Katarina and Ivan went above and beyond to make our vacation one of the best! The property is exactly like the photos and was large enough for our family of eight. I highly recommend staying here!

excellent accommondation

This accommondation leaves nothing to be desired. Everything is furnished with a lot of love and style. The house is fully equipped, a small bag with clohes is enough. Everything else, and i mean really everything else, is provided by the host. On a scale up to 10 i would give 12 stars, and the most importantly, the hosts are extremely friendly. This house is a absolute recommondation without restriction. I stayed with my family, 3 adult children with their Partners and 2 grandchildren.

Great property with spacious outdoor areas and pool. Verywell equiped. Very well set up outdoor kitchen and bbq area. Katarina and Ivan were very helpful.

Beautiful Villa by the sea

We enjoyed a wonderful stay at Villa AdAstra. The property exceeded our expectations and Katarina and her husband couldn’t have been more helpful. The welcome gifts were much appreciated as was all the useful local information. Vans selling fresh fish and another selling fresh bread came past the Villa door every morning. The property is within a 23 minute walk of the local village where there are several nice restaurants and small supermarkets however the walk is quite hilly and a little adventurous for the less mobile.

Superb

A truly amazing property that exceeded all expectations. A lovely welcome from the host, to guide us around the property and show us how things worked. They also kindly gave us a welcome pack.. katarina and her husband were very responsive to any request. The Villa was fully equipped and spotlessly clean. We would fully recommend, it was the most amazing holiday.

An outstanding villa and hosts

We were met by Katarina and Ivan in the local town, which is just as well, as the villa is really tucked away and quite a challenge to find. Wonderfully isolated. Being shown round by the owners showed us all the bits we needed to know and their generous welcome package was much appreciated. Everything as described online and the villa really offered everything we could ask. The outlook was wonderful as the rocky coast opposite gave a real feeling of privacy and the houses either side are well screened by garden planting. Can’t fault it! We’d be very happy to return and can thoroughly recommend the villa.

Family vacation

Rest, exercise, play, run, swim in the pool or the Adriatic sea, paddle or row, hike... all of these activities are available at the same location. The house is beautifully decorated and fully equipped to enjoy a peaceful well entertained family vacation. Only one negative point for me, is the road to access the property. I did not move the car for a week as it was so difficult to drive the last 5 miles to arrive at the address.

Incredible Stay!

We loved our stay here! We were 8 people (2 families of four with kids aged 7-9). The hosts are very kind and responsive. They made us a delicious welcome snack when we arrived. The kitchen is well stocked and the supplies (paper towels, garbage bags, etc) lasted all week. They even had some sunscreen and bugs spray we could use. The walk down to the ocean is only a few steps and so easy to access. Paddle boards included and the bay is gorgeous. It has a great energy too. Lots of folks on the water but not crowded. We walked into the town square with our children every night. Good restaurants in Razanj and we took the water taxi over to Rogoznica. The little grocery store in Razanj had everything we needed for the week. Lots to explore and visit, Krak Falls, Trogir and Primošten (all amazing). The house was very clean and spacious. We appreciated all the different outdoor spaces to enjoy our coffee and wine. The kids had their own area in the pool table room by the pool. Air conditioning worked great in the rooms and they have air conditioning in the main kitchen living room. Honestly, nothing but good things to say about this place! We would definitely go again and it was our favorite VRBO location to date.

Absolutely Fantastic

What a beautiful villa. Katarina and Ivan were amazing hosts and welcomed questions from us if we needed anything such as kayak hire, fishing gear etc. The fish seller comes round every Morning around 7.45am and then the bakery man around 9.15am. The access to the sea was the best thing for our two teenage boys who used the SUPs provided everyday in the calm bay as well as lots of snorkling. The villa itself is immaculate and clean and with such fantastic views, it all seems like a dream ago! It was about a 20 minute walk (with some hills) to town but well worth it for a fantastic evening meal. We loved the restaurant’Oliveo’ and the pizza place next door as they were extremely careful about my son’s food allergies. If you want a luxury Relaxing paradise book this villa!

Probably the best holiday accommodation that we have stayed in!Ivan and Katerina are simply the best hosts. They met us at the village of Razanj (the villa is a little difficult to find for the first time) and attended to our every need. They provided a lovely welcome set up of drinks and snacks. The couple of minor plumbing issues during our stay were corrected speedily and without fuss. The accommodation is simply superb. Quality of everything is first class and the choice of sun bathing areas is unrivalled. The kitchen is comfortably the best equipped of any property that we have rented. 3 fridges and the ice machine were thoroughly utilised throughout the stay! The pool area is excellent offering excellent shade for those that require it. The jetty area was great for both sun bathing and swimming and the pool table a welcome addition. Outdoor dining area is excellent. The bedrooms are all a good size and all bar one is air conditioned with also a ceiling fan and the bedroom without the A/C is downstairs and the ceiling fan was enough for comfortable sleep throughout or stay. The beds themselves were also very comfortable.The bathrooms are of excellent quality and there are plenty of towels both for the bathrooms and the pool area. The village of Razanj has two good small supermarkets - big enough for day to day and the bakery was great. Getting to and from the village by car is a bit of a challenge on a one car width road but you get used to that! First class!

Dear Katarina / Ivan What a fantastic Villa – great location – great amenities – and the attention to details is outstanding – really appreciated the cold beers in the fridge upon arrival. While we stayed early in the season – the heated pool was warm enough to use everyday. (all be it briefly) Proximity the sea, and village which has couple very surprisingly good restaurants was a real bonus – enabling us to leave the car behind. Additionally we really appreciated the additional insights and tips provided. Your responsiveness to questions was instant.. Anniversary Trip to Croatia

We originally booked the villa with Katerina and Ivan in 2020 so that we could celebrate with our family our 40th wedding anniversary and my wife's seventieth birthday but unfortunately Covid struck so our trip was delayed for four years - The villa was excellent in every respect - comfortable bedrooms - well appointed bathrooms - kitchen / cooking facilities and a fantastic outdoor BBQ. The pool was clean and warm and we had ample space and seats / loungers etc for the whole family - Villa was a 15 - 20 minute walk into the village where there were several very good restaurants and bars - Access to the Adriatic was down several steps and again there were ample loungers and shades provided. Owners Katerina and Ivan were delightful and welcomed us upon arrival and met us again on departure - The resort was quiet as the main holiday season started at the beginning of June but the villa provided the whole family with everything for a successful and highly enjoyable holiday Our best regards to Katerina and Ivan

Little piece of paradise!

We had amazing time at this fabulous holiday villa. The location, space and amenities are first class. Having access to the sea and the paddle boards was the icing on the cake. And of course the pool and decked area! The house itself is very well equipped with everything you would need. It was spotlessly clean and Katarina and Ivan were the perfect hosts who certainly went the extra mile. Thank you for the delicious treats, drinks and feast you left us! Appreciate this lovely gesture. You can walk to a few local restaurants from the house and there is a beautiful old church 5 minutes down the path which was a perfect backdrop for watching the sunsets. Krka falls worth a visit - stunning! Also Trogir and Split. We also did a boat trip to Vis and the Blue Caves which was very relaxing. We would love to return!

Fabulous villa in a beautiful location

This Villa is amazing! We we were all wowed as soon as we arrived - superb facilities, really well presented and in a beautiful location. I was worried it might be too good to be true but it exceeded our expectations. We visited as a group of 3 adults and 5 ‘children’ aged 16 - 20 and everyone was impressed. On our first day we said we could easily see ourselves returning here. The kitchen is well equipped and the large outdoor grill was used a few times, though we ate out for half the week in the village - a pleasant half hour walk and I highly recommend Prstac. The swimming pool, sun terrace at the water’s edge, snorkelling and paddle boarding in the bay were the highlights of our week. It was fantastic to have the use of the Villa’s paddle boards, snorkels and masks. It was also fun to have a pool tournament in the lower room which was also really well equipped with ice maker, 2 toilets and shower.

Absolutely perfect!!

We stayed here with our kids and my parents. There's absolutely nothing negative about this villa. It's clean, large, peaceful with amazing views and equipped with everything you need. The games room is a great addition, good way to keep the kids entertained and out if the hot sun for a few hours. We made good use of the kayak and paddle board. Loads of space for families to hang out together but also space to have some alone time if you need it. My Mum meditated every morning by the sea, a really peaceful spot with a lovely breeze. The village is about 20/25 mins hilly walk away, there are a small number of restaurants and the 2 we sampled were really good. Our favourite was Prstac, make sure you ask to go upstairs on the terrace for fabulous views while eating. The hosts are very friendly and respond really quickly to any requests. They sorted out our car hire for us. They also left some lovely home made treats for our arrival. I 100% recommend staying here, you will not be disappointed.

Das Haus besitzt alles exakt der Beschreibung, alles sauber, ordentlich Top in Schuss. Hervorragend war auch die Betreuung von der Vermieterin Katharina, immer parat bei Fragen, alles beim Einzug erklärt, inclusive leckerer Snacks und Getränke. Auch der Meerzugang war top, kein „fremder“ der zwischen einem durch läuft oder nerven kann. Es war bisher das beste Haus was wir hatten. Wenn wir könnten würden wir auch 6 Sterne geben.

zeer leuke ontvangst met zelfs hapjes/drankjes ! super ruim huis met alle voorzieningen die je je maar kan indenken ! zalig verwarmd zwembad en toegang tot de zee prachtig ! omgeving rustig maar toch ook kort bij stadje met de nodige winkels en restaurantjes en zelfs lokale bakker die aan huis kwam ! mega genoten ! dankuwel Katarina

We are family living in nearby city of Split. After our two boys grew up and stopped spending summers with their grandparents in our villa, we decided it's time to start renting it.

We like to call it "a place with a soul"; since villa was initially built as our family holiday home, we made it look and feel as cozy and comfortable as possible. It was our place to relax after busy week in a city and we are sure you will be able to feel that inner peace it offers, just as we did for years.

Have your morning coffee while enjoying the stunning views of perfectly calm sea. Take a walk and explore beautiful sunsets in Stivašnica bay, or just lay down and watch the sky full of stars. And during those warm, summer days, you will find refreshment in crystal clear sea, no more than few steps away. It is so close, that you can feel the salt in the air.
The villa is surrounded by cypress, pine and palm trees, various Mediterranean plants and flowers, which gives it that special, tranquil, effect.
