The Space:

PARKING
Paid parking is available at Park it Place across the street from the penthouse located at 107 6th St NW, Albuquerque, NM 87102. There are also several parking garages located around Downtown Albuquerque. Please do not leave valuables in your vehicle.

Guest Access:
Guest will have access to the entire apartment with the exception of some lockers near the entry that are for the cleaners.

The Penthouse is located Downtown so you are close to all public transport options including Taxi's, Uber and Lyft.

Other Things to Note:
- Terms and Conditions agreement and guest verification must be completed within 24 hours of reservation confirmation or prior to check-in which ever is sooner.

- $3,000 accidental damage protection included in every Stay! Although rare, accidents do happen even while we are on vacation. Historically, this was managed with a big security deposit, which can lead to very awkward and unpleasant conversations when the vacation rental manager needed to withhold deposit lot damages. With Security Deposit Waiver, accidental damage from a guest is covered unless it is specifically excluded such as but not limited to smoking inside the unit, intentional damage. pet damage, and willful violations of house Rules. Guest is responsible for damage not covered by the damage waive and for amounts exceeding $3,000. Final claims subject to approval from underwriter. Relax and enjoy your stay with confidence at Irvie Homes.
- Pets Policy: Dogs only must be under 40 lbs. Pet fee of $200.00 per pet. No pets on furniture and if left alone must be in kennel.
- Welcoming 2 guests in total.
- Full-size laundry available for guests.
- No parties allowed.
- No removal of any items from the property.


House Rules:
• No local guests allowed to book within 50 miles of property.
• Must be 25 years of age to book.
• Guests must complete Check-In Form and agree to the Irvie Homes terms and conditions, and provide photo ID within 24 hours of booking, or immediately if same day arrival.
• Quiet hours is between 10pm to 7am.
• No smoking, vaping, or consuming illegal substances of any kind on property .
• No parties or events.
• No moving furniture or appliances.
• Must obey house Occupancy Limits. Occupancy limit is 12 persons.
• Secure the home by locking all doors and windows anytime you leave the home.
• Reservations over 30 days may require security deposit, background and credit check.
• For stays over 30 days, a monthly cleaning fee will be applied.
• The Guest agrees to report any issues at home to the Host immediately.

NOTE: The building has a surveillance system at entry points, including elevators, for safety and security. The system monitors movements and actions to detect security threats and provide peace of mind for residents and visitors.

Covid Restrictions
• Please visit the NM Department of Health website to view any restrictions or travel advisories
• Guests acknowledge there is risk of Covid transmission with all travel. Guest will contact host if they believe they may be at high risk for having the Covid virus including known exposure to persons with the virus, fever, shortness of breath, coughing, or other covid-19 symptoms.
• Guests Agree that Irvie homes, and homeowner will not be held responsible for Covid-19 transmission during any travel.
• Multiple guests per room limited to 'Same household' only

Great place to stay near downtown. Cool industrial vibe; great amount of room, much larger than a typical hotel room. Check in was a little clunky, but there was a point person who was immediately available to get questions answered. All in all, a very a pleasant experience.

Very noises from the streets. Lots of homeless people. Bathtub didn't have none slip strips. Drapes were falling off the hooks.

Well designed and decorated. Situated on the end of the main drag for the downtown Albuquerque cultural zone. Friday night there were couples everywhere holding hands. Lots of packed restaurants and the smell of good smelling food hung in the air. I never felt unsafe. Police were parked every block, but I never saw anyone get in any trouble. Sunday night was low rider cruising night. Police start blocking off the side streets when it gets late to slow things down. I parked on the street for 5 days for free. No one was giving parking tickets. NO homeless camps here. Building was VERY quiet, safe and secure. Balcony is perfect for watching the people out and about. I rebooked the same place a month out. Love all the windows. Great vibe to the place. Very private.

ABQ ELREY STAY
Very nice stay in downtown Albuquerque. Great location and great communication with host. The condo has a lot of extras and is nicely put together. My only suggestion is to put a TV in the master bedroom. Other than that this is a great place to stay!
