The front patio features a built-in gas BBQ grill and an outdoor dining table with seating for six, offering a great space to enjoy meals and both morning and afternoon sun.

- Guest Bedroom: Two twin-size beds, ceiling fan, and en-suite bathroom

LIVING, DINING, & KITCHEN:
The living area features a leather sofa and loveseat, a streaming TV, and a fireplace that is currently not operational. Sliding glass doors open to the front patio, and the space flows seamlessly into the kitchen, creating an open and connected layout.

The kitchen includes a center island with barstool seating for six and is fully stocked with dishes, glassware, flatware, cookware, and bakeware. Both major and small appliances are provided. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

HOME FEATURES:
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Space is limited in the home, and the mats may be used in the bedrooms or in the living room and kitchen area. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A washer and dryer are located in the garage, a complimentary starter set of laundry essentials is provided.

Parking: Two tandem parking spaces are provided in a shared four-car garage, suitable for most vehicle sizes and accessed via the rear alley. Additional street parking is available throughout the neighborhood when space permits.

YOUR SPACE:
Guests will have private and exclusive access to the entire ground floor residence. This includes all interior spaces and the private front patio. The second-floor residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups. Please note: This home is conveniently located along the peninsula’s main boulevard. As a result, ambient traffic noise may be heard.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
