The second level's open floor plan & great outdoor dining is the perfect spot to grill out and unwind after a day in the sun. It's beach living at its best! Here's what you'll find throughout:

- Guests must provide food, drinks, spices, condiments, and paper goods.

EXTRA SLEEPING ARRANGEMENTS:
2 twin trifold floor mats w/ extra linens and pillows (best used for children) are provided; rollaway twin beds can be rented, in lieu of floor mats, if desired. Make arrangements in advance to ensure availability and delivery in time for your arrival.
OUTDOOR LIVING:
- Large front balcony w/ lounge chairs and gas BBQ grill
ALSO INCLUDED:
- Wi-Fi
- Central air conditioning; heating; ceiling fans
- 4 low-profile beach chairs
- hair dryer; iron/ironing board
- Starter supplies of toilet paper and paper towels (guests must provide additional amounts, along with their own personal toiletries/shampoo/conditioner)

Washer/dryer are located inside the unit; guests must provide their own supplies
PARKING:
- 1 garage space for small to mid size vehicle sizes (right hand side).
- General street parking (metered and non-metered) can also be utilized throughout the neighborhood subject to availability.
- NOTE: Parking in front of the garage is prohibited at all times.
LOCATION:
This home is within walking distance of all the local favorites: the Balboa Pier and Fun-Zone area, and eateries galore! Take the ferry across the harbor to Balboa Island, and don't forget...the beach! Even better, rent some bicycles and enjoy a car-free vacation!
LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.
RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and much more! Contact us for more information.
CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and to ensure compliance with local ordinances.
