This lovely villa at Tivoli by the Sea, the Resort, is perfectly located within a short golf cart ride to the beach. So, jump on the golf cart and spin on over to the sandy white beach and emerald waters. You can also take the cart to the Village of Baytowne Wharf for boutique shopping, entertainment and dining!

Inspired by the timeless architecture of the Mediterranean, Tivoli by the Sea is tucked away on the beach side of the Resort. Picturesque clusters of Tivoli villas are located on the Baytowne Golf Course, perfectly situated near the beach. This lovely vacation property is spacious enough for eight guests and offers impressive golf course views from the screened balcony.

Designed with comfort in mind, our villa offers two bedrooms, two bathrooms, and an additional custom bunk bed off the master bedroom- all finished with new wood flooring. With travertine tiled floors, the family area offers a comfy sofa, swivel chairs and an HDTV. Our well-appointed kitchen is updated with stainless steel appliances and is fully stocked with everything needed to whip up a meal for the family. Guests will love our spacious screened balcony overlooking the 15th fairway at Baytowne Golf Course - a perfect place to enjoy the warm Florida breeze while relaxing on the new outdoor furniture!

The master suite offers a king bed and an additional nook with custom bunk beds (2 twins), plenty of closet space, an HDTV and direct access to the screened porch. The guest bedroom is furnished with a king bed and offers access to a full bath.

The location and accommodations are perfect! Make your vacation plans to enjoy our villa at 5247 Tivoli by the Sea.

*** NOTICE REGARDING PARKING: Each unit is allocated one assigned parking spot only in accordance with HOA and security regulations—no exceptions. The resort does not offer overflow parking. For additional parking, guests may use off-site paid parking at Geronimo RV Park in Miramar Beach (2.9 miles away). Please contact Geronimo RV Park directly atorfor availability and pricing.

Sandestin is an Awesome place!

Our choice in this property at Tivoli was perfect! It was very close to the beach enough to enjoy the Golf Cart ride! We absolutely loved the use of the large Golf Cart it made our stay very enjoyable to move around when we were ready to go!

Everything was great! Condo was clean, comfortable, nice and roomy, equipped with everything we needed for a week's stay. Loved the Sojo toiletry and kitchen kits! Strong WiFi and Roku TV for the streaming services. Had some trouble with the AC one evening, but maintenance came out bright and early the next day to fix it - definitely appreciated the promptness of dealing with the issue. Loved the close proximity to the pool, and the 6 seater golf cart! Would book this place again for sure!

An Amazing Vacation!

To say this place was amazing is an understatement! We were ready to book next year as we packed the car to end this one! Tivoli Villa was the perfect location and was absolutely beautiful! From the time we arrived, until the day we left, everything was just so nice and accommodating. The area was so beautiful and just fun to explore on the golf cart. We packed up every day and headed to the crystal blue green waters and spent the majority of the five days that we were there at the beach! Evenings were spent at the Wharf for the kiddos, dining and ice cream! An amazing place for an amazing vacation! Clean and in a good location

Unfortunately, this was not the property we initially booked. We were very excited to be able to stay in a more plush property, but literally one week out the other property pulled out and the property managers said that this was our only option - so this wasn't the initial property we had even selected. There was NOTHING in the property - I had to buy additional toilet paper, soap, coffee filters and laundry pods to do the towels - it was a blank canvas. It was acceptable, but I wouldn't rent it again.

Equally unfortunate is that you did not call if you had any issues. All of our units have a starter supply of needs, as one roll toilet paper in each bathroom, one roll paper towels, soap in bathrooms, enough dishwasher soap for a load and dishwasher liquid soap, etc. Our goal is to provide a clean and attractive vacation location for our guests, that is exactly what the unit is. The master shower was remodeled recently, taking out the tub. The 2nd bedroom made into a king sized bed. The patio furniture is brand new. The bedroom flooring was recently converted to wood instead of carpet. Plus you had a golf cart. I am always available to my guests to assist in anyway. All you had to do was call. It was not a unit that I manage that sold but another manager's who thought as I do that this is a great property for guests. It appears you came to stay believing for the worst but in reality was given the opportunity for a great vacation. A vacation rental is more than soap and toilet paper, and I assure you it is and was not a blank canvas. Thankfully the guests that actually book through me, choosing this unit do enjoy it.

This unit has a new walk in shower. 2nd bedroom now king bed. Patio furniture brand new. Furniture in living room less than 2 years old. New AC unit. New wood flooring in both bedrooms. It has been updated and most of my guests love this unit as it is close to beach, has a golf cart and is pet friendly for those that want that. Your opinion of the "property condition" a 2 is obviously your personal taste, not the condition of the unit. I was always here to assist you in any way you may have needed.

Very nice

Upon arrival, our small dog found about 10 pieces of trash throughout the rental including two used bandaids. I noticed that other pets had urinated numerous times on the curtains which our dog started to do as well but we kept him away from them. I was able to clean what needed to be, so not a big issue. The owner, Ms. Bette was so nice and was able to run me the mailbox key for a delivery. Wonderfully sweet lady and overall we love the rental! So close to the beach and even the pool! We enjoyed the cart pretty much everyday! Would definitely stay here again!

Good, but could use improvements

Check in was great. Location and golf cart were perfect. Couple of things that were inconvenient :The guest room tv did not have streaming capabilities for two days (it was a fire stick that only the owner could access), we notified management the first day. There were issues with the ac during the duration of our stay and access to repair men was given several times (including times we were trying to sleep). We understand things happen though. The air filter was completely wet indicating an existing issue (these things should be checked in between the arrival of new guests). We were charged several hundred dollars in cleaning/servicing fees so all of these things should be checked. The only other suggestion is that when you have a number of guests staying more than a few days, more than one bath towel per guest should be provided. Overall we were happy with the property location and our trip.

There were interior steps from the front door to the main level and several steps from the parking lot to the front door. The steps did not present any difficulties for us, but just mentioning for anyone who has a mobility issue. We loved the area, 10 minute walk to the beach and the Hilton which was very handy and the rest of the resort was easy to access. The area was quiet and friendly and very walkable. I would highly recommend this unit . Special thanks to Neal of beach blue properties, for going above and beyond to ensure we had a great rental experience .

Rating Details: The property manager was very helpful. The vacation rental was clean. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Follow up on minor issues by NEal was outstanding
