PET POLICIES:
- Only 2 pets are allowed at $50 per night. Guest must notify Host of pet and pay pet fee.
- The following heavy shedders are NOT allowed. Akita, Husky, Corgi, Retriever, Great Pyrenees, German Shepherd, Chow Chow, American Eskimo, Alaskan Malamute. If Guest brings any of these breeds, and extra cleaning fee is more than pet fee, Guest will be responsible for the difference. Guest will also compensate host for loss of income if cleaning takes longer than usual, resulting in late check-in and refund for next guests.
- Pet must be fully potty trained, flea and tick free, and current on prevention treatment.
- No pet on furniture.
- Never use human towel for pet.
- Do not leave pet alone in the house unless pet stays in a crate and is fully crate trained.
- Guest must clean up after pet both indoor and outdoor. If Guest needs cleaning assistance, please contact Host.
- Guest must keep pet quiet. Continuous barking is not acceptable.
MUST-KNOWS BEFORE YOU BOOK:
- If you have a credit card with travel insurance, use it to book. Otherwise, we strongly recommend purchasing travel insurance for peace of mind.
- The primary guest must be at least 21 years old.
- There are three flights of stairs from Level 1 to Level 2 and two flights of stairs from Level 2 to Level 3.
- Several short portions of the road to the cabin is moderately steep. This is very common for mountain cabins which offer spectacular views in return. During winter, four-wheel drive or snow chains are recommended.
- Our driveway is steep and curvy as the cabin is built on a slope (see picture in listing). We will send you tips to help you park like a Ski Mountain local! Our previous guests found it very helpful and have no problem with parking so far.
- Driveway parking at the top is limited to 2 sedans. If your cars are larger, you can park on the lower section of the driveway or across the street.
- You must inspect the home on arrival and report any cleaning issues that same day. All other issues must be reported immediately when they occur. We do not issue refunds for issues reported after check‑out or for incidents that occurred days earlier but were not reported promptly.
PHOTO ID AND DAMAGE DEPOSIT:
In light of past issues with fraudulent bookings, to protect our property and all guests, we require the following from the primary guest within 48 hours of booking (or immediately if check-in is within 48 hours).
1. A government‑issued photo ID showing your photo, full name and birth year. All other information can be blackened out if needed.
2. A fully refundable damage deposit of $300, to be reserved on your card 1 day before arrival, and released about 1-3 days (up to 14 days) after check out.
All personal data is used solely for guest verification and is not shared with third parties. After booking, you will receive an email with a link starting with "orez" to complete these steps.
IMPORTANT HOUSE RULES:
- No smoke/drug/party/event allowed. Quiet hours 10pm to 6am.
- No weapon allowed at the property. Do not leave your weapon behind. You will be entirely responsible for any injury or death caused by your weapon.
- Trash must be bagged and put inside the closed bins. Always properly secure the latch on the bear box.
- Cover hot tub when not in use
- Do not feed or get closed to wild animals.
- If pregnant, suffering from heart disease or respiratory illness, or have any medical condition where hot tub use is medically discouraged, do not use hot tub. Excessive consumption of alcohol, use of prescribed medication, or over the counter sleep aids is prohibited before or during use of hot tub. Children under 16 years old are prohibited from using hot tub. Hot tub use should be limited to 30 minutes maximum.
- Use in-sink garbage disposal for small food remnants only.
- Do not put liquid dish soap in dish washer.
- Do not wash white bedding and white towels with colored fabric.
- Extra fee will be charged for stubborn or unremovable linen stains or any item damaged or removed from the premise.
RENTAL CONTRACT
By booking this house, Guest acknowledges and agrees to the following terms:
1. RESERVATION AND PAYMENT: Reservation is confirmed once Hosts receive 50% of the rental total, and a photo ID.
2. NATURAL DISASTERS & WEATHER: Refunds are not provided for hurricanes, storms, wildfires, or other weather events, unless a mandatory evacuation order is issued. Guests are advised to purchase travel insurance.
3. MAXIMUM OCCUPANCY: The maximum occupancy is 10 persons. Non-compliance may result in eviction.
4. DELAYING OR HOLDING OVER: Guests must compensate Hosts for any loss of income, reputation, or goodwill caused by failure to vacate on time or violation of house rules.
5. CLEANING & REPAIRS: Guests must dispose of trash, clean dishes, and maintain the property. Extra cleaning may incur charges.
6. ACCIDENTAL DAMAGE INSURANCE: Guests are responsible for all damages, whether accidental or negligent.
7. CONDITION OF PROPERTY: The Host has, to the best of their ability, given an accurate description of the property and its condition. Issues such as malfunctioning amenities or insects are not grounds for refunds.
8. WILD ANIMALS: Property is frequently visited by wild animals. Black bears are usually seen in the backyard, driveway, or around the neighborhood. Guests are advised to follow bear safety tips provided by US National Park Service. Hosts have bear safety tips included in the welcome binder. Guests are fully responsible for their own safety and agree to hold the Hosts harmless from any liability related property damage or physical injuries caused by animals.
9. HOT TUB USE: Guests agree to hold Hosts harmless from any bacterial or other infection, injury, illness or death from any cause related to use of hot tub. If pregnant, suffering from heart disease or respiratory illness, or have any medical condition where hot tub use is medically discouraged, do not use hot tub. Excessive consumption of alcohol, use of prescribed medication, or over the counter sleep aids is prohibited before or during use of hot tub. Children under 16 years old are prohibited from using hot tub. Hot tub use should be limited to 30 minutes maximum. Use of oils, soap, or other additives is prohibited. Shower before using hot tub to prevent introducing body oil into the system. Shower after use to remove water disinfectants from your skin. Replace hot tub cover and secure with strap when not in use. Leave float in hot tub at all time. Refill hot tub using water hose if water level drops below skimmer. Contact Hosts if bromine tablets are not present inside the float, or if no water hose is present.
10. ASSUMPTION OF RISK: Guests hold Hosts harmless for any injury or property damage arising from their actions.
11. CHILD PROOFING: Property is not childproofed. Guests assume responsibility for the safety of children on the property.
12. MISSING ITEMS: Charges apply for missing items not returned after notification.
13. PERSONAL PROPERTY: Hosts are not responsible for lost, stolen, or missing property.
14. PARTIES: No parties allowed. Special occasions must be disclosed and approved by Hosts. Renters must be 21+.
15. NON-SMOKING: Smoking inside the house results in additional cleaning charges.
16. SUBLETTING: Subletting or assignment of the lease requires prior written consent from Hosts.
17. ENTRY OF PREMISES: Hosts may enter the property for repairs or inspections with reasonable notice.
18. RELATIONSHIP OF PARTIES: The relationship between Hosts and Guests is that of proprietor and lodger. Tenant laws do not apply.
19. REMEDIES: Hosts may re-enter the property in case of default and recover damages. Guests waive claims for damages related to Hosts’ re-entry.
20. ATTORNEYS FEES/DEFAULT: The prevailing party in any legal action related to the agreement is entitled to attorney fees.
21. INDEMNIFICATION: Guests agree to indemnify Hosts for any liability arising from negligent or intentional acts.
22. DISCLAIMER: Hosts are not responsible for personal injury or property damage due to weather, accidents, or unforeseen events, except for intentional harm.
