Ride the Back 40 Trails just .25 miles away, enjoy the lakes, golfing, and village amenities.
Located in the hilltops of Bella Vista, this relaxing open‑spaced two‑bedroom, two‑bath home offers beautiful lake views. Limited availability as the second level is undergoing a makeover.
Please note: there is no access to the second level of the home or the lake.

- Fully stocked kitchen with cookware, utensils, coffee pot, toaster, crock pots, and more
- Master bedroom: king bed, patio door with deck access, wall of windows overlooking the lake

Perfect stay

Pictures don’t do it justice. We had a great stay and loved spending time on the private dock. Neighbors were incredibly nice. The house had everything we needed.

Lovely home, beautiful lake view

The house was very comfortable, quiet, and super clean, with all the amenities that make guests feel right at home. My favorite spot was sitting on the deck, looking out over Lake Ann. We also liked the surrounding wooded area that provided privacy around the house and deck. In addition, the lower level has a game room with a pool table, which was great fun. I would highly recommend this home away from home!

Beautiful View! Wonderful Home!

Very pleased with this property. Very spacious. Large rooms. Even the hallways are wider. very comfortable. Magnificent view of Lake Ann. Quiet neighborhood, but only a couple of minutes from the highway. Great host. One word of warning, Bella Vista amenities are for residents & guests only. The host graciously offered to get guests permission, but we didn't get our request in early enough. Be sure to give the town more than a week to be sure.

Really good football weekend stay

The house is very nice and has a great view. We got there at 4:00 but cleaning for our stay was not completed. Christina arrived about 5 minutes after we did and showed us everything. We had some errands to run and when we returned the house was spotless! Would help if they had a live TV subscription for us to have accessed college football that night. The only shortcoming in an otherwise great stay

The location was so convenient to area attractions and the neighborhood was delightful and folks friendly! The view of Lake Ann was spectacular! Holly Hudson was very accommodating and friendly! House was perfect!

Nice place

Wonderful home in ideal location

Spent 2 nights on our way to Branson and cannot wait to come back. Amazing house that has all you could want and more. Super clean and comfy beds! Mountain biking trail was less than .5 mile away, easy access to the back 40 and 25+ miles of great trails. Had 3 inches of snow the day we arrived and yet the trails were in great shape to ride the next day. Lots of birds and deer to be seen around the property.

Long weekend.

My husband and I stayed here with my sister and her husband for a long weekend. We enjoyed our coffee in the morning out on the deck overlooking the lake. It was closer than I thought it would be. Very nice view. We visited family and did some local sightseeing. We played cards and had snacks in the evening. Great sister time.

Wonderful Getaway

We had a wonderful stay! The house was open and spacious! All the windows let in lots of natural light! The view from the deck was beautiful. The finished basement was a huge hit with our teenage son! He made that his area for the trip. The pool table was a game changer! Home has everything as described and the host were hospitable and so easy to work with! Would definitely stay here again!

Beautiful Ozark Retreat

What a great week we spent at this lovely Ozark Mountain home! The location is perfect for visiting many towns in the area, the house is really comfortable and equipped with everything we needed for our stay. Our hosts stayed in touch with us before and during our stay to be sure we didn't need anything. I really appreciate the ample supply of towels, soap, shampoo -- it is great not to have to pick that up during the week. Sunsets from the dining area overlooking Lake Ann were gorgeous. And the living room was perfect for winding down and enjoying some great movies at the end of our busy days. And if you enjoy hiking (or biking) there were many trails - even a trailhead within walking distance.

Host/hostess could not have been more gracious and helpful. Pool table in walkout lower level with TV and comfortable seating. TV and DVD in all bedrooms and in the entry level with outstanding sofa and love seat. Huge balcony overlooking Lake Ann and there is a trail from house to the lake. Will go back again and hope property is available.

Spacious & clean with pool table & other activities. Good for family reunion

This is the 2nd year we have come back to this location. It is a beautiful location with gorgeous views. It is peaceful with occasional views of wildlife & there are several parks close by to see waterfalls & enjoy outdoors.The house is spacious & clean & even has pool table to enjoy for after dark enjoyment .

Great views, great location.

Very relaxing place to stay with wonderful view overlooking the lake. Very quick responses to any questions I had. House was well supplied for all of our needs. Very short ride to the MTB trails and easy to ride into Bentonville from here if that is what you want to do. Look forward to my next visit and hopefully can book my stay here.

Great location for Northwest Arkansas mountain bike trip

This is a great location for mountain biking. You can ride to Back Forty easily from the house. Plenty of room room to store bikes. Interesting property with a view of the lake. If you want to grill make sure you bring your own charcoal and you must provide your own propane as well if the tank is empty.

Not quite what we expected

This house has so much potential, but needs some tweaking.. The outdoor space left a lot to be desired. The deck isn’t covered so there is no shelter from the sun. The patio furniture was worn out and uncomfortable and the deck was in need of a fresh coat of paint. The view of the lake is wonderful. but there is no access to the water, which was very disappointing. The interior decor and furniture is in need of updating as well. Property managers/owners were very friendly and responsive when we contacted them about a few issues, which was a huge plus.
