Experience Seaside, FL at, 'Beachside Kiss', an open, cheery, one-story beach cottage! Perfectly situated behind Seaside's town square in Seaside proper, this 3 bedroom, 2 bath beach home sleeps 8 comfortably, all on one floor. Beachside Kiss is adorned with a large front porch, featuring relaxing lounge furniture, overlooking East Ruskin Street. This area is perfect for enjoying your morning coffee or just watching life go by at the beach. Inside, you're greeted with a large open living area with slipcover seating for all, high definition flat-screen TV, an oversized square dining table (seats 8), and a gourmet kitchen complete with stainless appliances and Emeril Lagasse pots and pans for the chef in the family!

Just off the dining room is a bonus Florida room with a queen sleeper sofa (sleeps 2) and seating areas, complete with curtains, offering privacy from the main living space.

The 3 bedrooms are off the main living space. The king primary suite offers a flat-screen TV, a private primary bath with bath/shower combo, and a marble sink top. Across the way, you'll find the king guest room with a flat-screen TV and a twin bunk room (sleeps 2) with a flat-screen in the armoire. The two guest rooms share the 2nd bathroom with a tub/shower combo and dual sinks with granite countertops. In the back of the home, you'll find an outside shower and back deck space. Beachside Kiss is a charming and ideally located Seaside classic!

Location is great. House is just okay.

Rating Details: The property manager was very helpful. The vacation rental was clean. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: We are frequent visitors to Seaside, and always try and use Homeowners Collection. This property did not measure up to the properties we’ve stayed at on the past. The location was great, which is the main reason we selected it. Walking distance to the square, shops, and beach. The house seemed outdated in many areas. There was mold in the dishwasher and the dryer contained rust spots inside the drum. We couldn’t get the ice maker to produce ice, although we never called maintenance because of the inconvenience. We just bought ice. The bedrooms did not have any ceiling fans to assist the inadequate airflow throughout the house in July. There were two box fans that we had to use to keep bedrooms cool at night with the thermostat all the way down. Recommend an electrician take a look at the switches. A lot of the didn’t seem to work and one outlet didn’t work in the master bath. Overall the size of the property was great and the location was perfect for our family. It just seemed to us there hasn’t been any updates to the home in some time.

Charming Cottage

Overall, I recommend this vacation rental. Reviewer Comments: Seaside is a wonderful place for a family vacation. So much to do and so family friendly very secure. We liked our cottage. Well furnished, there is some water damage in the master bathroom caused by the washing machine we thought that will require major handyman work. The cottage could use ceiling fans, the master and guest bedroom have one AC vent each. A fan on the front porch would be great as well. Overall our vacation was a success. The manager of Homeowners Collection is very responsive.

we love this house, but it has gotten very dirty.

Reviewer Comments: We have stayed in this house several years in a row and are sad to say it has gotten very dirty. All of the floors were dusty, and there were small pieces of candy ( nerds ) and small rocks all over the carpet. this was problematic as we had a one-yr-old with us. We love this house and hope to see the cleanliness improve!

All good. Only complaint is check out time is too early.

Overall, I recommend this vacation rental. Reviewer Comments: Notes for Homeowner of Beachside Kiss to pass on. We had a lovely time here. We loved the house and location. A few things to attend to for the owner might be: The dryer lint catcher is rusted, 'might want to have owners get it looked at. Had to dry towels twice to get fully dry. The bath mats and kitchen mats need washed (in standard sized washing machine) or better yet, replaced. Things needed for kitchen: cheese grater, garlic press, 4 more wine glasses .. stemless would be nice, pie pan, covered butter dish. We couldn't figure out how to get a dvd to play.. instructions about how to get Source onto DVD player would be nice. Ice maker didn't provide much ice for the week... Mattresses for King bed might need replaced. We used one of the the black trash containers on the cottage side of house. Wasn't sure if we shared those with the neighbor? Overall.. we enjoyed our stay and loved the accommodations. The suggestions I made would have made it "next level". The location was fantastic.The rockers on porch were great. Seaside is our favorite. ' Been coming here for 16 years.

Love Seaside

Overall, I recommend this vacation rental. Reviewer Comments: This was our first visit to Seaside. We are experienced beach goers, but we typically stick to the Orange Beach area. Seaside was amazing even though we visited in the middle of COVID19 restrictions. The house was ok. It felt dated and dark in the living spaces. The bedrooms were great, but the beds needed new mattresses desperately. We appreciated the 2 king beds. The bathrooms were fine but the tubs were very small. Not good for soaking if you want to take a relaxing bath. There was a nice size pantry to hold all of our food for a week. I understand the pricing is based on the house being located in Seaside, but it didnt feel like the house justified the price. The location was amazing. Centered in-between the beach and town. Homeowners Collection was great and very responsive to our needs. I would rent from them again, but probably not this house.

Making Memories in Seaside

First, we love Seaside. So the location is already sold to us. This was our first time at Beachside Kiss. It is one of the older cottages in the area but has been well kept and updated along the way. We thoroughly enjoyed it and will easily come back here in the future. The square kitchen table is an incredible addition and makes for great meals, games and visiting. Thanks for sharing your awesome place.

Nice Cottage

Overall, I recommend this vacation rental. Reviewer Comments: Homeowners Collection provided outstanding customer service during the reservation process and visit. The beaches at Seaside were not crowded, the restrooms were clean and the beach umbrella service was good. Bud & Alley's is a great restaurant but dining choices are limited in Seaside and the surrounding area. Be forewarned - The Seaside community is better for families than for guests over 60 years old. Unfortunately, here is no parking (including handicapped parking) anywhere except at your cottage and guests are expected to walk or ride bikes everywhere. The recommended golf cart company provides excellent customer service, but renting one is useless because of Seaside's permit requirements and the lack of parking. Be sure to rent your chairs & umbrella months before your arrival.
