No resort fees! (except golf) You’ll love this beautiful Home in Championsgate resort which features two spectacular golf courses. Championsgate is centrally located just off the I-4 exit which makes the trip to the Parks really easy. Awesome restaurants are a five minute drive away allowing for an fantastic night out on the town.

The home backs out onto the 5th tee of the Championsgate golf course and is quiet and serene.

The outdoor area features a west facing pool & spa (heating is an optional extra for both, note terms below), and sun loungers so you can enjoy Orlando’s amazing weather. It backs out onto the 5th tee of the Championsgate golf course and it is quiet and serene.
The interior is as neat as a pin and the open plan kitchen, dining and living area has been designed with entertainment in mind. What sets the home apart is the games room which features a large screen TV, giant Jenga and scrabble for those family nights indoors. The home features eight themed bedrooms with the two masters downstairs en suite. One of the master rooms have a full crib for a baby. All bedrooms have blackout curtains. There is a lounge upstairs with an additional TV for the kids to watch their movies while you watch that movie that you have been planning to see on the 75' LED TV located downstairs.

The home has plenty of parking with a double garage and two parking bays outside. Further, the home has a large washer and dryer available for guests. PLEASE NOTE that the spa is not a hot tub which means it will take a lot longer to heat up and in the winter months may not reach desired temperatures. Note further that the pool/spa can only be heated for the duration of your stay and needs to be paid for upfront. (before your stay $30 p/d).

Guests have access to the whole home

The Villa is situated a short drive (1.4mls) away from the Oasis Club, or, simply, The Oasis. This luxurious amenity center is for homeowners in Lennar's ChampionsGate together with vacationing guests staying in the resort's short term rental approved neighborhood, The Retreat at ChampionsGate. Inside the 16,000+ sq. ft. | 1,500 m² clubhouse building you will find The Grille Room restaurant and bar, concierge desk, a movie theater, fitness center, game room, and more. Among the outdoor amenities are two temperature controlled pools, a lazy river, 2-story water slide, children’s water play structure, sand volleyball, rentable cabanas, poolside food and drink service, and the Tiki Bar. Separately, the community also features 7 tennis courts and the ChampionsGate Country Club golf course.

Restaurants/takeout
If you're looking for something special go to the Omni resort - the food is good and the view is amazing. The best local chain is Millers Ale House for a good old burger and fries. They have a fairly deep beer list as well. Texas Roadhouse serves up awesome steaks. Pei Wei and Panda Express offer Asian fare and Bahama Breeze offers a great taste of the islands (avoid the US192 outlet) . Chick fil A is the best traditional takeaway.

Shopping
If you are looking for premium shopping then go to the Publix. If you working on a budget Aldi and La Nueva Isla supermarket just off the US27 on US192. Buy clothes from the outlet malls (tanger etc.) the discounts are eye watering. The closest Walmart superstore is on the US27 over the bridge to Clermont. Keep an eye out for the international aisle which is very well stocked with all those goodies from back home.

Vehicle is recommended to get around
This Vacation Rental Contract is a legal agreement between Kissimmee Rentals and Property Management (also referred to as the “Property Manager”) and you, the Renters (also referred to as “Guests” or “Renter”). This contract is entered into agreement as of the date when Renters place their reservation online and reservation is screened and accepted by the Property Manager. The rental home is a transient public lodging establishment and is regulated by Chapter 509 of the Florida Statutes.

1. PAYMENT TERMS AND CANCELLATION: All rental monies are due according to the payment policy outlined on the website. Please review these terms carefully. You may cancel your booking at any time before your stay, however amounts paid may not be refundable.

2. HOUSE RULES: The property may have specific rules regarding large groups, parties, pets, smoking and other items. These rules are detailed in the property description section of the website listing and or attachments thereto and are incorporated into this agreement. Please review these terms carefully, as a violation may result in additional fees or eviction without refund.

3. ARRIVAL DETAILS AND CHECK IN AND CHECK OUT: You will receive contact information for the primary contact for your stay once the booking is made. Your contact will assist with arrival, check in and coordinate any maintenance needs. Please note that the checkout time is 10:00am on your departure date unless otherwise agreed in writing with your local contact. Vacation homes are often booked on a back-to-back basis with the next guest arriving on the same day consequently any violation of the checkout time will result in $100 being taken from the deposit for every hour after 11:00am on the departure date.

4. DAMAGES AND SECURITY DEPOSIT: Please check the home for any damage on arrival and report it to your local contact immediately to avoid any deductions from your security deposit. Any damage made during your stay must be reported to your local contact before checkout. The home will be inspected on departure and the security deposit refunded within seven days net of any deductions for damages if applicable. Note that additional cleaning fees may be deducted from your security deposit if the home is found to be excessively dirty.

5. ADDITIONAL SERVICES: Pool (and spa if applicable) heat is an additional service for the home and will be charged separately when required. Pools do take a few days to heat in the winter months therefore advance notice is required to utilize this service. Pools are heated to 88F.

6. MAXIMUM OCCUPANCY: The maximum number of people and adults that may occupy the property is indicated in the listing. This rule applies to day visitors as well. Occupancy over the indicated capacity may result in eviction and forfeiture of amounts paid unless approved in writing by your local contact. The renter may not sublet or switch out with other guests without the written permission of the Property Manager.

7. MAINTENANCE – We care very much about our vacation rentals and strive to keep it in excellent shape. If you notice any problems or maintenance issues, please notify your local contact immediately. All electrical, plumbing and appliances should be in working order. We will do our best to have tradesmen attend to the problems but may not be able to fix everything over holidays and weekends. Utilities (power, water, gas, cable and wifi) provided to the home may be interrupted by service providers on occasion. Such interruption of service will not form the basis of a refund if it occurs through no fault of the Property Manager.

8. CANCELLATIONS BY THE PROPERTY MANAGER – You will be refunded 100% of any amounts paid if the Property Manager cancels your booking for any reason. We highly recommend that you purchase trip insurance to protect against certain types of cancellations, among other risks.

9. CLEANLINESS – You are expected to treat the property with respect, keeping in mind that this is an individual’s home, not a hotel room. Even although a cleaning fee is charged, you are expected to leave the home in a clean, neat and orderly condition.

10. WAIVER AND RELEASE - Please note that this property has a pool and has safety measures in place in terms of Florida statutes which we urge you to use at all times- we further urge that all children have constant adult supervision when swimming. To the maximum extent permitted by applicable law, you agree to waive any and all claims in the future against the owner, property manager, their agents, employees and representatives (hereinafter referred to as the "Releasees" in respect of the use of the pool and the pool area. Further you agree to release the Releasees from any and all loss, damage, cost or expense whatsoever that may be suffered by you and/or anyone you invite to use the home as your guest.

11. INDEMNIFICATION – To the maximum extent permitted by applicable law, you agree to indemnify and hold harmless the Property Manager, property owner, their agents, employees and representatives for any liabilities, damage, cost or expense whatsoever arising from or related to any claim in connection with your use and/or occupancy of the home and pool, including, but not limited to, any claim or liability for personal injury, damage, loss of personal belongings or theft of property which is made, incurred or sustained by you and/or anyone you invite to use the home as your guest.

12. ATTORNEYS FEES AND COSTS – If the Property Manager employs the services of an attorney to enforce any conditions of this agreement, you shall be liable to the Property Manager for reasonable attorney’s fees and costs.

13. FALSIFIED BOOKINGS – If your booking was made under false pretense, including, but not limited to, a falsified name, age, or size of party, you will be subject to immediate eviction and forfeiture of all amounts paid.

14. PROPERTY MANAGER ACCESS – If requested, you shall allow the Property Manager access to the home during your stay. The Property Manager undertakes to exercise this right of access in a reasonable manner.

15. DISPUTES - Any dispute arising from this agreement shall be resolved through mediation.

Golf Getaway

The property layout was ideal for 8 golfers to each have their own room. The pool and hot tub were enjoyed by all after time on the links. We did some cooking in the unit, and overall it was adequately supplied for 8 people.

Great place and location. Could use some basic maintenance. Toilet paper holders not fastened on walls well and dining room table chairs were not connected well sat in one and it collapsed on me. Other than that very clean, great response from owner. Awesome outdoor space

Spacious comfortable house for your Disney trip

Came for a long weekend vacation at Disney with our college age kids. The property had many bedrooms set for kids & adults plus a loft and a dedicated game room. Perfect house for a large group or multi family vacation. This is a must revisit. Location great house was more than enough space for our yearly family thanksgiving. Host response time was great just a minor issue with guest names at the gate with that just make sure name on agreement checks when checking in and have all your guest enter front gate. In and out scan great idea. If visiting in November pay for heated pool that was on us thinking warm for Florida😍.

Great Place!!

The house was perfect for us! It was very clean and the bedrooms and bathrooms were great. My only suggestion would be to have some more towel racks or hooks for the bath towels and the pool towels. I would definitely stay there again! I’d also recommend a little bit earlier check in time.

Perfect place for quick golf vacation

The Barefoot Villa was the perfect place to host a five day golf vacation for eight adults. The large kitchen and open family room allowed the whole group to comfortably hang out, play cards and have a couple night caps after a good day on the course. The place was fairly clean and well kept but had some usual wear and tear of rental properties (scuffs on the walls, some loose fixtures) but nothing that affected our stay. The slider door handle came loose when going out to the pool area, but was addressed the next day after a quick text exchange with the property management. The pool wasn’t heated the first day, but was again quickly rectified upon notifying the PM. The check in process could have been explained a little more clearly, but once a couple questions got answered, was very convenient to get in and out of the private area of Championsgate. Would definitely stay again.

Beautiful home, great location

My family and I absolutely loved this home! It was huge, the pictures do it no justice! The garage is open for use, which was perfect for rainy days. Only downfall was no tv in all bedrooms (4 rooms upstairs, including the two kids rooms) I asked before we checked in and brought two TVs from home. We are looking to book this home again in June. BOOK!!!!! You will not be disappointed!

This was an amazing stay! Beautiful Property, tons of space, and extremely present and attentive host. We went Memorial weekend so the neighborhood was PACKED! Cars along the street and folks enjoying themselves outside. It didn't bother us, we would definitely stay again. 10/10!

Lovely Home

Home was just as pictured. Enough room for our stay. Easy entrace and exit to local grocery store and restaurants. Small hiccup at the fate upon arrival, but it was quickly rectified. Only issue is that the rooms upstair didn't have tv's, but the common areas did, so it worked out well. Definitely would rent again.

In town for conference

The directions to actually get to the property was a bit confusing since it is a gated community. For the most part the unit was clean. There were no washclothes at all in any of the bathrooms; bed sheets were stained and one room had small hairs on the sheets. Mgmt company was very prompt in addressing an issue with tenants in the house next door partying all hours of the night.

Good House to get away from Disney crowds

The House looked exactly like the photos - it was very spacious and had plenty of bedrooms and space for 11 people. The biggest negative was the construction - they were actively building houses across the street and it was loud and hard to park with constant construction workers. The house needed minor updates - we all commented that it was as clear no one had ever actually lived there. The beds weren’t the most comfortable and the kitchen wasn’t well stocked, but it met our needs and was nice to have space after Disney. The pool was great and a good size. They did come to clean the pool and told us we couldn’t get in the pool for five hours - which was unfortunate because it was our one rest days. With traffic it was 35 or 45 minutes from Disney almost every time. Once or twice during off times we made it in 25 minutes but not often. It felt far from the community pool and slide (which we were told we’d have to pay for the big slide?). Overall the house was fine and met our needs but I do wish we would’ve been warned about the construction or pool cleaning.

A great location and house

The house was accurately described and very clean. We had some very minor issues and when I contacted the host, they were resolved promptly and without any hassle. Would stay there again. A great location!
