THIS PROPERTY IS A DUPLEX (2) SEPARATE CONNECTED HOMES

5 BEDROOM 3 BATH SECOND LEVEL HOME

The Upper unit is the larger of the 2 connected homes. This home has an oversized great room equipt with a Pool Table, Dining Room Table, Seating Area with Smart TV, gas fireplace, and attached Balcony with BBQ.

These two bedrooms are closest to the living room area and share bathroom 1 which has a Blue Vanity and Standup Shower.

These two bedrooms are in the middle of the home and share bathroom 2 with the shower and separate oversized tub.

Bedroom 5 - 2nd Floor Queen Bed w/ Private Ensuite

Located at the back of the property overlooking the backyard/Jacuzzi. This Bedroom is furthest from the living room/kitchen area and comes equipped with a fireplace and ensuite bath. The ensuite has a standup shower with a decorative teal tile stripe and a rock tile floor pan.

2 BEDROOM 2 BATH GROUND LEVEL HOME

The lower home is a completely separate apartment from the main house and is located on the ground floor beneath bedrooms 3-5 in the 5 bedroom home above. This unit comes fully equipped with its own kitchen, fireplace, Smart TV, dining room table, and backyard with its own Hottub!

HOME LOCATION

This property is centrally located on 51st Street North of Newport Pier. You can walk or ride our bikes anywhere on the peninsula from this home. The best thing about this location is that you are a 5-15 minute walk to over 20+ restaurants, shopping, the balboa fun zone, boat rentals, all while staying at the beach.

For those of you with kids, West Newport Park is just a few blocks away with basketball, tennis, and racketball courts along with a full playground making this home an ideal location for families.

IMPORTANT HOME NOTES:

- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.

-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

- Upon arrival, the guest will be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.

- Primary guest must be 30+ years old and present throughout the entire reservation.
- City of Newport Beach Quiet Hours 10 pm - 7 am.
- No Patio Access after 10 pm
- Please review house rules regarding noise, day/nighttime occupancy, etc.
- Noise from surrounding homes, adjacent units, and beachgoers should be expected.
- High Chair & Pack n' Play must be requested 48 hours prior to your stay and are provided pending availability.

PETS

This property accepts one (1) pet with a fee of $399 plus tax and applicable fees. All pets must be disclosed at the time of booking. Please note, not all breeds will be permitted on property and will be subject to the discretion of the property manager. Pets are not to be left unattended at any time. Should your pet become a nuisance due to excess barking and/or cause a threat/harm to other residents or guests, we will ask that you remove the pet from the property immediately or cancel your reservation without a refund of any kind. All potty accidents must be reported to the property manager immediately. Additional charges may be applied to cover the costs of repairs or damages caused by any pet.

-This is a Two Story Duplex, 2 Bed/2 Bath Apt Downstairs, 5 Bed/3 Bath Apt Upstairs.
- Stairs are required to access the upper 5 Bedroom/3 Bath home.
- 4 Car Tandem Garage, (2 Deep) Truck/SUV Permitted. No parking on the driveway or blocking the garage/sidewalk.
- Fireplace must not be left unattended while ignited for any reason
