About this Space



Thank you for considering our fundamentally brand new 3 bedroom home in Port

Isabel. This home is directly across the Queen Isabella Causeway bridge

approx. 2.75 miles from South Padre Island.



This two level home was completely remodeled last year top to bottom a

complete rebuild. New eat in kitchen with white quartz & all high end

stainless appliances, all new gloss white ceramic floors, new walk in massive

tile showers & more.



The home has a built in bulkhead (serves as “dock” ) as well as multiple decks

on the 2nd levels. Enjoy spectacular views of the island especially at night,

all the boats under the bridge or fireworks on summer weekends off the Island.



Feel free to test your fishing off the dock if you don’t have a boat – trouts

are abundant. It’s also a superb location to put in a SUP (stand up paddle

board) or kayak and paddle up the flat water that is protected from the waves

in the bay.



We do allow up to 14 people here – please read below for exact bedding as that

is less than ideal for sleeping. This home sits on the end of a deep water

channel with dock space as well as a power lift boat slip suitable for most

shallow sport (and some) console smaller boats.



On the main floor is a 2 car garage (1 space may be used other space for owner

use), walk thru breezeway to the water, as well as main floor bath, kitchen,

living room, really great 4 season porch off the bulkhead & doc with a couch

and new flat screens for movie nights or a nice play area in AC for your

kiddos.



Upstairs you will find the 3 bedrooms and 2 more bathrooms with huge walk in

new showers. The bedrooms all have a king bed. The 2 spare bedrooms also have

fold down futons that can be moved around for extra sleeping space.



One real highlight is the 2nd floor patio overlooking the water with a

straight view down the channel of the water, sunsets, & boats. We do provide

patio furniture and on the ground floor patio there is a gas LP BBQ grill for

you to enjoy (please bring a LP tank if you plan on using we do not provide

that).



You can easily walk to many bars & restaurants here off the Port Isabel square

including Hopper Haus for beer lovers with really decent bar food, finer

dining at Pirate’s Landing, amazing breakfasts & specialty coffees at the new

Josephfinas, as well as many more small mom & pop Mexican food places. You can

also walk to the historic lighthouse and climb to the top or visit the Port

Isabel Historical museum. Wal mart, wingstop, & HEB are but a stone’s throw

away



There is the added benefit of it being really peaceful to escape the Island

traffic after a long day at the beach. Parking of a truck/trailer is on the

street – though we cannot guarantee space (generally zero problems FYI) You

can put your boat in a few places – inquire for more details.



This 3000 square foot home has plenty of room to spread out, and the new 4

season porch is a great area for kids / teens to have their own space as there

is a door that closes it off so parents can get some rest later at night.



While this home does not have a pool nor access to one, the beach is just so

close – yet you get a $1 million + home to enjoy for much less than the

Island.



The home has a washer & dryer though we do not provide detergent/dryer sheets

- and the fully equipped kitchen has all pots/pans/dishes, etc to prepare

convenient and affordable home cooked meals or grill out that can create

memories for a lifetime.

While we do allow up to 14 guests, you can see what bedding is provided.

Please bring your own bedding, including sheets, comforters, pillows etc for

the futons, couch, and/or airbed as we do not provide that, important if you

plan on using for your comfort.



High speed internet/wifi is included though Spectrum is the sole provider and

not always flawless. The Smart TV you can watch using whatever your favorite

app is – we do not provide cable TV.



This home is available for medium term rentals of 1 to 6 months, inquire for

special rates if you would like to know more.



Please understand that this home is in a quiet, exclusive neighborhood, and if

you believe your group is loud/partying or unruly, please do not book this

property as we do security patrol & will evict. We do not have a warning

system – you know your group so this is up to you – we want you to enjoy the

home however loud music is never allowed - this home is for families please.



You are not allowed to go over the max occupancy of 14 for any reason, or host

events/parties/get togethers/BBQs etc even if it is “just for the day.” This

is super remodeled and high end, and we must protect the home so apologies up

front about over the top covering all the bases on that.



Babies and/or infants ARE INCLUDED in this max occupancy head count. Max

allowed is 4 vehicles – please note if more we do enforce towing your own

expense.



We do require you read and agree to ALL house rules prior to booking – failing

to do so is not a legitimate request for refund. Note this home does not have

adequate fencing to completely protect small children from the waters edge and

supervision of children is required at all times.



Additionally a max of one vehicle may be parked in the garage as the other

stall is for Owner use –they have a golf cart and some misc items in there.



There is also a yacht parked to the front left side of the home that does not

allow boarding nor use ?



Last nuts & bolt info:



While we have the best available Internet/wifi from spectrum they are the only

provider on the island and up time and coverage can be spotty at times we want

you to be aware of that



If you can't find the network name SouthPadreTrips it's usually means we had a

power outage and when the power comes back on It typically defaults the router

to the factory network name and password, which is located on a sticker on top

of the router.



Generally, if you reboot the router by unplugging it for a few minutes and

plugging it back in it will pop up



We operate as South Padre Trips the best property management company on the

Island at 2600 Padre blvd and do answer phones 24 hours a day, 7 days a week



We have tried to install every possible thing a family could want to the best

of our ability to make this a great place to enjoy this house close to the

beach.



Don't forget - beach gear (I don't provide as so messy)



Or rent 2 chairs and umbrella on the beach for $45 cash per day - bring cash

and no need to reserve in advance the vendor is right in front of many

properties up and down the beach



I do allow up to 2 pets but please revert to reading the house rules if you

plan on bringing :) There is a $75 fee per pet - Be kind & disclose if not we

have to evict ? Our listing again, REQUIRES that the primary tenant is 25

years of age or older to book & must be present at check in. You MUST contact

us prior to booking if you are not 25 - no exceptions - though it IS POSSIBLE

sometimes with additional requirements.



Please take note we do require an E sign rental agreement with an attached

photo ID after booking is made, We require to maintain our City of Port Isabel

Rental License a signed rental agreement you may esign prior to arrival to be

checked in with door code therefore you must provide your email address. You

must attach a pic of your photo ID OR upload to your booking platform

messaging to age verify as 25 years of age or older





An electronic door code is provided to enter the property via text message to

the cell phone number on file by 3 pm on day of check in. We do not provide

door codes earlier as we cannot have guests attempting to park nor slowing

down maid service of course is If you need a somewhat earlier check in,

contact our office on day of check in around 11 am and we can check for you.



If you have any questions prior to booking, please let us know, we are here to

Our Short Term Rental License from the City of Port Isabel is available upon
