All A/C issues have been resolved. Owners have been here for a couple of months and have taken great care in getting their home ready for the busy rental season. So sorry you had this experience with the A/C. It should not happen again.

The house is perfectly laid out on the Matterport (virtual tour) that is on the listing. That way you are able to see exactly what you are renting and make sure that the layout will work for your group. This home does have 4 bathrooms including the one that is outside the property. The doors to the bathroom are pocket doors that have the capability to lock like any normal door so that you still get the privacy that you need when showering. The A/C was reported and fixed. If there were any further issues with it, we would have been happy to address if we would have known. The side doors in the bedrooms do indeed lock. You have to lift on the handle like an Anderson door lock. We truly value our guest feedback!

We were unaware that there were any issues with the cooling of the A/C in the property or else we would have sent an A/C tech out to access the problem. We actually had our tech go out 3 days before your arrival. The A/C was checked out and upon arrival, the thermostat was set to 74 and blowing out 60 degree air. Unfortunately, we are held at the mercy of third party vendors with the blinds. They are built into the window and have to be worked on by them. The vents had mildew and not mold from condensation. The condensation was created from windows or doors being left open while the A/C is running. All issues are being corrected and we are glad that y'all had a wonderful time.

The owner has put in light blocking curtains in the living and bedroom facing the gulf to help with the warmth in the house. There are built in curtains to help with that as well. If doors or windows are left open, then it takes the A/C time to cool back down. There is a full bath on the ground floor outside and another full bath in the master bedroom. The last bathroom is shared by the two king rooms on the main living level. Both rooms have their own toilets and sinks but share the shower and tub. The toilets are closed off to the shower area. We have a 360 tour of the home on our website that takes you through each individual room. We are glad that y'all were able to visit the Cape and enjoy all the beauty that it has to offer.

Once we were notified of the air conditioning concerns, we responded by sending our maintenance technician, followed by two licensed HVAC companies to thoroughly inspect the system. The HVAC filter and evaporator coil were cleaned, and both companies confirmed that the system was operating properly with no mechanical issues. They also noted that, given the home's high ceilings, large windows, and the extreme summer heat, the system may have difficulty maintaining lower indoor temperatures during the hottest parts of the day. In an effort to improve our guests comfort, we also delivered a portable air conditioner, although we understand it could not be used due to the style of the windows. We understand there were recommendations regarding a larger HVAC system. However, the current unit was professionally installed, approved by a licensed HVAC contractor, and is functioning as designed. While we always advocate for our guests and communicate their concerns to the homeowner, decisions regarding major upgrades or equipment replacements ultimately rest with the property owner. We also appreciate the noted maintenance issues. They have been documented and shared with the homeowner for review. Throughout the stay, we remained committed to addressing these concerns as quickly as possible and appreciate the opportunity to respond.
