Thanks so much for your feedback Charlotte. I'm sorry you didn't advise us of the hot water problem when you were there so we could have fixed it for you. We later discovered that one of the two water heaters had failed completely. It has now been replaced. We are also upgrading the bed linens for next season so we hope you and your family will return. Thanks to you and your family for sharing your pros and cons from your stay. We understand how important it is to families to avoid even the slightest negative experience on the rare opportunities we have to all be together and we think our very large number of 5 star reviews show that we almost always succeed at this. We of course appreciate that you praised the house and gorgeous grounds and said their overall experience for your family was great. But we also appreciate that you shared some things that disappointed you. We understand how important good wifi is for families and the Xfinity service in the Main House is excellent but you are correct that we haven't figured out how to extend the signal to the Guest Cabin and Xfinity is no help with that. While we do layout fresh linens and towels in sealed plastic bags on each bed we only pre-make beds when requested by guests, a practice that started during the sanitation regimes of the pandemic. And it is certainly true that our rural location does come with bugs and critters, but the house, cabin and grounds are regularly serviced for pests including mice and mosquitos under a contract with Orkin so there certainly should not have been mouse droppings in the cabin. We're sorry you didn't give us an opportunity to address your concerns during your stay as provide the phone number of our house manager as well as my personal cell phone so that we can quickly respond to any needs that crop up during your stay. We both live only 10 minutes away from Lumber Baron Family Estate. We hope you will give us the opportunity to show you our best by staying with us again. Michael

I am sure you are upset that you were charged a fee upon checkout. We certainly do not expect our departing guests to clean or do laundry but you left the house in the filthiest condition we have ever experienced and with broken furniture. In response to your protests, we sent pictures to you and to VRBO to justify the charges for additional cleaning and furniture repair. We agree that accurate descriptions and photos of the property are essential and while I regret that you misunderstood what a bunkbed is, VRBO did not find our listing inaccurate. And neither you during your stay, nor any subsequent client made us aware of a non-working shower or broken a refrigerator. We checked the bunkbed mattresses and replaced them with new ones. Your stay was a very rare bad experience for us too.
