Welcome to " Sea You Soon" @ Gulf Highlands Beach Resort. This 2 bedroom, 2.5 bath townhome sleeps 6 and is steps from one of the eleven heated pools offered at this resort. If you are looking for a perfect location near the beach (a short 10 min walk) look no more. Park directly in front of your door with this ground level entry town home, this unit has a reserved parking space (2 spaces only). No exceptions. The two vehicles must be parked in the designated parking spaces. No waiting on elevators or crowds. This gated resort community offers amenities that your family will enjoy: 11 swimming pools (5 heated seasonally), tennis courts, 18-hole mini golf, shuffleboard and a Beach House Restaurant with a pool directly on the Gulf of Mexico.

This: 2 Bedroom, 2 1/2-bathroom town home sleeps 6 with the master suite offering a QueenBed, private bath & TV. Bedroom 2 offers two twin beds & TV. The main level of the unit offers an open kitchen/living room and dining room with half bath. Queen sleeper sofa on main level. Kitchen is well stocked, making meal prep a breeze. This unit walks out onto a large back patio, with seating & a view of the pool on the left. There is plenty of seating in the living room. Activities are just out your front door with tennis courts, swimming pools and a shuffleboard court. Take a short walk, across the street, to reach the sunny sands of Panama City Beach.

Gulf Highlands Beach Resort is a gated community that requires a code to enter. There are 11 pools on property, five of which are heated seasonally. The largest pool looks out directly onto the gulf and includes a clubhouse with a restaurant & snack bar. The resort offers a workout gym, 18-hole mini golf course, shuffleboard courts and kids' playground.

If you want to take a break from cooking, Panama City Beach has numerous casual eateries as well as fine dining options. When you get the urge to explore, Pier Park is just 3-4 miles away with over a million square feet of open-air shopping, restaurants and attractions. Miracle Mile Amusement area is right next to Pier Park. If golf is your game, enjoy both the Hombre Golf Club and Holiday Golf Course, both being within a couple minutes of the town home. A vacationer's paradise, this resort walks thru to Rock It Lanes which offers a bowling alley, roller skating rink and arcade or enjoy Shipwreck Island Water Park which is a few short blocks away.

Frank Brown Park is nearby and offers over 200 acres of outdoor recreation with 9 softball and baseball fields.
Whatever your vacation needs may be, this little piece of paradise allows you to kick back and unwind. Historic St. Andrews Bay is a short drive away that features the charm of 'old Florida' enjoy shopping and lunch overlooking the marina and bay. Take a drive to the west on scenic 30A to enjoy the quaint village of Seaside that features shopping and dining.

Please note prior to booking there is a 25-age requirement to book this condo. Person who books must be 25 at the time of booking & present during the entire stay. Please also, note everyone in the party must be 25 or older unless under 18 & accompanied by somebody 25 or older. This is strictly enforced. We do not allow 3rd party bookings. Failure to meet minimum age requirement of all guests upon check in guests will be evicted and will not be refunded for the stay. After booking a signed rental agreement & a copy of the person driver's license who booked will be requested. Rental Agreement & Driver's license must be sent back within 48 hours of booking to secure your reservation. If no signed rental agreement & driver's license is sent back within 48 hours guests forfeit reservation & will not be refunded.

No more than 2 vehicles are allowed. The resort has 2 designated parking spaces for each unit. We do not allow overflow parking. If more than 2 vehicles are brought the resort will tow, and you possibly could be evicted with no refund. No exceptions to this rule. There will be a proximity card left in the unit for guests. That card is how all guests will be able to enter Gulf Highlands security gate. The card must be left in the unit when a guest checks out. If the card is missing, damaged, or lost during the stay guests will be responsible for the $25.00 charge to replace the card.

This property does not allow Spring Breakers under 25 years of age. Absolutely no exceptions.

No outside golf carts or scooters are allowed within the resort.

This unit is not pet friendly. If we are notified that you have a pet in the home, you will be evicted immediately with no refund. If any evidence of a pet is found during inspection after your checkout you will be charged a $500.00 violation fee.

No smoking if any signs of smoking are documented, the renter agrees to pay a $300.00 fine.

Check In Time is 4pm check out time is 10AM if you are not out of the unit by 10:15 am, you agree to be charged 50.00 per half hour charge.

Quiet Hours are 10pm to 8am. If we are notified by security of guests be disturbing to others, you could be evicted with no refund.

Renter agrees to report issues with the unit to management by midnight, the day of check in.

No unregistered guests are allowed in the property; violation of this rule will result in immediate eviction with no refunds given. We do not allow extra guests. We count heartbeats and only allow the number of occupants, that the unit sleeps. No more than 6 heartbeats allowed in this unit.

Failure to take out trash or excessive cleans caused from guest's additional charges will apply. The management company will have the right to charge the guest between $150.00- $300.00 for failing to abide by this rule.

Please note we only provide a starter pack of amenities to get guests through their first night. We do not provide amenities for the guest's entire stay.

Check in is 4pm central on the day of arrival & checkout is 10am central on the day of departure. We do not allow early check ins. By booking guest agrees to wait to go to the property until the 4pm check in time or when you have been told by the office that the unit is ready.

The Rental Guardian Damage waiver included in the booking total only covers accidental damages. This insurance does not cover linen.
Example: comforters, encasements, mattress pads, pillows, pillowcases, sheets, towels, hand towels, bathmats, washcloths, & kitchen towels are not covered under the Rental Guardian Damage protection. If a guest damages any linen the guest will be charged & is responsible for covering the charge for each item that is damaged, stained, or missing.

Gulf Highlands Terms & Conditions: If any of these rules are violated by guests you will be responsible for the fine associated with each violation & will be evicted immediately with no refund.
- Not following leash laws. All dogs must be on a leash when outside of the condo at any given time. $50.00 fine (Applies if the unit is dog friendly)
- Not following pet waste regulations. All waste must be picked up from your dog. $50.00 fine (Applies if the unit is dog friendly)
- No parking pass. All vehicles must have parking pass displayed in the vehicle. $50.00 fine.
- Reckless Driving of Golf Carts. (This includes renting through the resort) $100.00 fine.
- Underage Golf Cart Driving. (This includes renting through the resort) $50.00 fine.
- Feeding Wildlife ( Example: Turtles, fish, & birds ) $50.00 fine.
- Violating Noise Ordinance $50.00 fine.
- Offensive or Unlawful Activities $100.00 fine.
