Great house / Great location

House was just as nice in person as it is in the pictures. Location was excellent (in the heart of everything) easy access to the beach.

The stay was good. We just really wanted to use all of our balconies and there was no furniture in the second and third floor balcony.The management team was great!

Great stay

This property is very new and absolutely beautiful. Our family had a wonderful time and when we needed help the property managers were easy to reach and very responsive. Easy access to the beach and the CoastAL restaurant/bar next door has a great atmosphere. Would highly recommend staying here again.

Perfect house and great location!

This house was amazing! Great location and extremely clean. No one in our group had anything negative to say about the space. Close to the beach and the a great restaurant next door. Will be coming back!

The Bluffs 7 Beach House Perfectly located in Orange Beach, just steps from the shore and right next to Coastal, this home offers the ultimate getaway experience. The house is beautifully designed, providing a relaxing and comfortable atmosphere. Whether you’re looking for convenience, stunning views, or a luxurious retreat, this property has it all. Perfect Stay

Property was exactly as listed! House was open, airy and good views from balconies. Easy check in and out. No issues at all. Beach just short walk and great restaurant right next door. Beds were comfy and clean. Quiet area and every thing very clean. Would definitely recommend!!

Perfect for Family

This is a beautiful freestanding home. I wasn't quite sure what to expect from the pics. It's 4 stories, but the stairs weren't too daunting -- plus there is an elevator. Just a few steps to the beach. Restaurant and beach bar next door. 4 parking spaces. Great pool as well as beach chairs and toys. It was perfect for our family of 6 adults, 2 pre-teens, and 1 toddler.

Great Property

3 bedrooms on second floor are small and should have some type of dresser for clothes storage, but given the size of the bedrooms, that may not be possible. Property was very nice and definitely clean. Kitchen area was very nice!!

Beachfront Oasis

Had an incredible weekend with friends here at the beach! Made so many memories on the beach, the private pool, and the beautiful main living area! The house was beautiful, clean and so easy to work with. Our one complaint was that in some of the bedrooms with skylights is was bright in the mornings. Otherwise, it was great!

Beach trip 2024

Overall the house was wonderful. Perfect location to restaurants and the beach. Only complaint needs for kitchen items. Pots and pans and utensils. There were a few minor repairs that needed to be fixed (vent in ceiling loose and hanging, locks in doors not working) which I reported on leaving. Would definitely stay here again.

Easy beach access, convenient location.

Overall a very clean house with easy access to beach. Brand new condition. Parking and management company were great. Down side: lack of window coverings with lack of privacy from living room view of adjacent condo parking lot. Black out shade need to be added to bedrooms. I would stay at the Bluffs again but I’d pick one of the four that looks out onto beach.

Thank you so much for your feedback! We have window coverings ordered for the living room and they will be installed very son - plus we are doing tropical plants to the deck to offset any parking view! There is a beach view from the deck as well! The beach front houses are gorgeous but about 2X-5X the price of the off beach houses, so awe hope we continue to be a more affordable Bluffs option for guests!

The Bluffs (new and beautiful)

This is a new property that still needs a few finishing touches but it is an A+ unit. 4 floors, 3 balconies with ocean views , excellent kitchen and appliances. All bedrooms are king beds with private baths and there is a private pool. Walk out your door and you are steps away from the beach. Will definitely stay again. (Only suggestion is some family games, etc that stay with property, maybe. Book with Wi-Fi password and local favorite suggestions, and some dressers or similar in the second floor bedrooms even if located in closet. )

The house is beautiful and only steps from the beach. Location is great if you want to be in the middle of everything. Coastal located next door provided easy access to lunch and drinks esp from the beach. My only complaint is how the house is furnished. There are 3 balconies with decent views of the beach however, there is NO furniture on 2 of the balconies. Not even 1 chair on the upper 2 balconies (off the bedrooms, with the best views) and the balcony off the living room has only 4 chairs w small side table. So there isn’t anywhere to eat on a balcony and you can’t even sit on the upper balconies to enjoy being outside, looking at the beach, which is something I really enjoy. Also, the living space is quite large but is also inadequately furnished. There is a large dining table but there isn’t enough sitting space in the room. Only 2 sofas and 2 chairs in a house that sleeps 14 and these are crowded into 1 corner of the room. We only had 6 adults and it’s a good thing because there would have been nowhere for anyone else to sit! If you have a large group, you will be sitting at the dining table, which is not the most comfortable. Also, the area around the pool has only a high top table w 2 chairs. We had to use our beach chairs just to have a place to sit! Just something to consider if you’re bringing a large group. Maybe the owner will read this and buy some more furniture!

Annual friends trip

House was great but the views from the living room are of a parking lot. When you sit in the chairs on the patio you can't see any ocean because of the pony wall. I wish they had the wire cables on the deck for the wall on the main floor like they did on the 3rd and 4th floor so you can sit outside and actually see a slice of the ocean. Nice house but they need more lounging space in the living room. There is plenty of room for more furniture but instead there is a huge empty space. All in all a good time and nice place.

Furniture on the 3rd and 4th floor balconies is needed - this space is useless without something to sit on.Because 3 of the bedrooms are just a bed only with two small nightstands, your suitcase has to be placed on the floor.
