After enjoying your Nespresso coffee from one of two sunrooms or one of two decks, while getting a small view of the ocean, walk over to Easton's beach or walk a little further to Surfers/Sachuest Beach. Decisions Decisions. Upon your return, relax and enjoy the beautiful sunset views before you hop in the car or uber 5 minutes drive to one of the many bars and restaurants in downtown Newport. Feeling more lowkey, then walk to the local bars, restaurants, shops right here in Middletown.

This home is great for generational families, Newport Beach House wedding family and guests, couples, girlfriends vacations, long winter retreats. Think you are seeing double? Our home boasts two kitchens, two family rooms, two sunrooms, two decks, four bedrooms, 3 1/2 bathrooms. This beach style home has been designed with a lot of attention to detail, wanting our guests to feel like they are on a true getaway.

OUTDOOR LIVING: Spacious outdoor seating area, patio seating for at least 12, firepit, large yard with cornhole, large outdoor table with chairs, grill, hot/cold outdoor shower, two decks, privacy fence.
INDOOR LIVING: House is split in two halves (zoned as two family, but renting as one). Sunroom enters you into both sides. Front side (street side) includes first floor kitchen, 1/2 bath, living room, second floor includes two bedrooms and full bath. Back side of house includes first floor kitchen, full bath, living room, additional sunroom, second floor includes two bedrooms and full bath, and additional deck with five adirondack chairs.
KITCHENS: Both kitchens are fully equipped, tables each seat 6 comfortably, Nespresso maker with pods, Keurig, toaster, cooking basics, spices, dishware & flatware.
GENERAL: Free wifi, large 55+ flat-screen TV's, linens/regular and beach towels, air conditioning, complimentary toiletries, first aid kit, hairdryer, steamer, trash bags, paper towels.
PARKING: 4 legal parking spots.

Our family enjoyed 5 days at Zita’s cottage. It was spacious, comfortable and in a great location. The outdoor area is very pleasant with lots of seating options. Lisa is a wonderful host and made sure we had everything we needed.

The property far surpassed our expectations! I loved that there were beach towels and chairs available for our use. The fire pit was lovely and all the different common areas were warm and inviting. The owner was a love and very responsive. I am looking forward to renting here again. :)

The house is fantastic. It has two sunrooms, a spacious outdoor patio area, and tons of nooks and crannies for larger groups who have family that maybe want to enjoy some quiet time - roof deck with a view of the ocean perhaps? We had 3 generations spend a week here, and everyone had a blast. As for the location, it is close to all the action, while at the same time being off the beaten path. The owners are very responsive. One text and they can be there if you need them. But coming back after a great dinner, and spending the night on the patio with everyone is what I’ll remember.

We had such a lovely stay at Lisa’s accommodation! Not only was she beyond kind and helpful the property itself was everything we could have asked for and more! It was so nicely organized and equipped with everything we needed and beyond. We all would love to return in the future. Honestly we would all love to move in lol!

We were three families travellig together, 10 in total with 4 kids The house worked really well for us and, had everything we needed and was nice and cozy. As we visited during winter/very early spring, we appreciated the heat being turned on when we got there. Host is super nice and easy to communicate with. Location is great!

The Zita Cottage is a fabulous space. It's a duplex with 2 completely separate living areas, but great common spaces with multiple balconies, porches and green space. Nicely and comfortable y appointed. Comfy beds! Great for larger groups and families since it sleeps up to 12. The Cottage is close to everything, walkable to some restaurants, beaches and vistas like Purgatory Chasm. The hosts are responsive and were very nice to work with from booking to checkout. Highly recommend and would book again if we return with a large group.

We had the best time! The house was exactly what we needed for our weekend away and had plenty of space for a large group. The house had two sides and would be the perfect get away for two families. It was close to everything we needed! Lisa was amazing and communicated everything I needed to know for check in and check out and even went above and beyond to ensure it was a smooth process when I was having issues booking my stay through the website. If I find myself in Newport again I will definitely looking for Lisa’s properties!

We came as a group of 8 women on one of our college reunion girls trips and the property worked perfectly. It is two units separate enough that it would be ideal for two families traveling together, but it was also united enough for us staying as one group to still feel very much together. It was clean, extremely well stocked with everything we could need, comfortable, and inviting. There are yard games, and indoor games, and plenty of dishes and kitchen ware. The beach is a very easy walk on the next block and the wharf area and sites a short 8 minute drive. we were able to walk and bring back pizza one evening and another evening walk to a delicious Mexican restaurant, but there were also plenty of other walking available choices. The outdoor fire pit area was more than large enough to accommodate our group and very comfortable for evening hanging out and games. The host was accessible, but honestly, we didn’t need to contact her because we did not want for anything during our stay.

Wonderful Property

Our family stayed here for a week and is already looking forward to going back! Very clean property and just as described! The owner was easy to get ahold of and communicated with us before we got there about any questions we had. Walk to beach and 5 minutes from Newport. Loved it!

Our stay was AMAZING! Lisa was so responsive and kind, she even helped me plan my trip prior to check in and gave me so many wonderful recommendations and advice on our itinerary. she was quick to answer any questions and went above and beyond to get things answered for us.The place was spotless and smelled great! it was stocked with everything we could’ve needed and more for our weekend trip. it’s extremely spacious and there are plenty of beds. the living rooms were super comfortable and perfect for lounging during rainy days. The kitchens allowed for dinners and breakfasts at home which was a huge plus for us!We didn’t rent a car but it was nice that there was parking for one of we did. We didn’t not feel like we needed a car at all for our trip. we were a quick walk to the beach and only a 6-8 minute uber from downtown newport. So it’s very conveniently located!i would absolutely recommend this stay and would be delighted to stay here again!

The place was spotless and well-appointed. We had plenty of room for the 9 of us, with comfortable beds and more than enough room for all of our stuff.Both kitchens worked well and we made use of microwaves and ovens and all performed perfectly.We used the firepit for a few hours and it was nice to sit by it on a chilly afternoon.There was more than enough room on the sectionals and being able to walk in and out of both 'apartments' was fun and really easy.Location is great with the beach and cliff walk easy to get to. Newport is a short drive away and any kind of store/restaurant is readily available.We had such a wonderful time and felt at home at this wonderful property. We would not hesitate to come back again. Truly perfect for a girls' weekend or any family/friends getaway!

Lisa's property is great and exactly as advertised. It's 2 completely separate identical units connected by a shared porch which makes it great for 2 families. Well appointed kitchen and comfortable beds. The outdoor shower is amazing! Lisa's communication was prompt and helpful and she went out of her way to provide thoughtful recommendations for nearby beaches. House is a 4 minute walk to First beach and a 4 minute drive to second beach. About a 7 minute drive to downtown Newport. Would definitely stay again.

Awesome vacation

The check-in process was clearly stated in the welcoming email. The house was bright, sunny, and nicely decorated. There was ample seating for the number of beds. The amenities were accurately represented. Plenty of pillows and towels. We enjoyed the outdoor seating.We chose this location because of its proximity to a family member's house. The house provided a terrific location for an awesome extended family vacation. Thank you for the great memories.

Marathon weekend

We couldnt”t have asked for a better place to spend our trip to Middletown for the Newport Marathon. Such a convenient location to the start and finish. Also so close to the Cliff Walk. Lisa is a great host. Very accommodating and communicative. There is so much entertaining space @ this property. It was clean, well furnished, nicely decorated. My family did not want to leave. Highly recommend this property and Lisa as host

Wonderful Beach House

Lisa was a terrific host, she introduced herself and was available to answer all my tons of questions that I had before arriving to the house. The whole family was happy with the house and the way it was setup. It was described correctly with being two houses in one, which my 17 yo and 11 yo loved, they felt like they had their own house. I stayed on the other side w my 6 and 9 yo. It was walking distance to the beach and restaurants in Middletown and a very short drive over to the cliff walk and Newport. The decor of the house was like walking into a lovely hotel by the beach, everything blue and white, which I loved, attention to details was evident. Beds were super comfortable, AC worked great, towels and toiletries were provided and even a few other things, which was lovely and unexpected. The house was clean and well maintained. Lisa provided instructions for wifi and digital keys, even after we check-out, the next day she let me know we left a sweatshirt there and mailed it back to us! Super kind and thoughtful. I will definitely try to stay there again!!

As we left, I thanked the house for being such a wonderful and important part of our daughter's wedding weekend. How often can one say that?? With two 80 year olds, a baby and assortment of other family, having the duplex style home was perfect. We could keep those who wanted more quiet on one side and the hustle and bustle of the bride's preparation activities on the other side. That and the outdoor spaces allowed for everyone to spread out and participate in gatherings - or not - as they wished. Lisa was gracious and responsive and I unreservedly recommend her as a host.

The property was exactly as described and consistent with the pictures. It was perfect for two families (we were two families with one teenager each). Lisa was very easy to communicate with, answered all of our questions, and helped us deal with errors made by VRBO. The location of the house was great for us, as we could easily get into the heart of Newport by Uber or car (bike would work to, but it is a bit long to walk much beyond going to the Cliff Walk) but had space and were out of the congestion in central Newport. We will definitely try to stay here if/when we return to the Newport area.
